With 547 homes available and 51 sold last month, we have 10.42 months' inventory on the market today in Easley. That's not terribly high compared to many areas of the country. Prices are generally holding steady, as well, but NOT increasing yet. It is an incredible time to be selling a home between $100,000 and $150,000, and a good time to sell any home up to $300,000. The higher end market has not returned yet, but indications are that $300,000 to $500,000 will return within the next six months.

Open Houses in Easley, SC have never been done like they will be the weekend of April 11, 2010. This weekend has been designated "Open House Weekend" by the National Association of Realtors. In a normal market in upstate SC, the best time to sell is spring. I tell clients to plan to list their home in January and expect to sell by June. Even new agents and part-time agents have good numbers in the spring. The grass is green and everyone's thinking about change, executives that have been transferred are looking to move their families closer by when school gets out, and houses are just prettier with flowers blooming and birds chirping.

2010 will be different, however. In 2010, I think spring will be the ONLY time to sell. The tax incentives that reduce what buyers are paying for your home (and inflate your price) will expire April 30th. The fed is already talking about raising the rates banks can borrow at, which effectively reduces the amount of money any buyer can spend for the same house. (http://online.wsj.com/article/SB125995995923777183.html?mg=com-wsj) And the Fed Reserve Program that has been buying mortgage backed securities and keeping rates low will expire on March 31st, 2010. So you can imagine that on May 1st, 2010 the market will drastically change - first time home buyer houses get $8,000 more expensive, all other homes get $6500 more expensive, and rates rise from below 5% to around 7% (by industry estimates). An $800 payment that buys $157,000 house on April 30th (5% interest and $8,000 down) only purchases $120,000 house on May 1st (7% and $0 down). Does that mean your house is worth less overnight? Maybe not immediately by appraisal, but you can bet that purchases will slow down drastically until the "shock" of that changed market settles with buyers.

Middlecreek is a quaint neighborhood in Easley, SC that boasts about 200 homes. It has one of the most active HOA's in the area, with constant activities for families. Each summer, the pool is lifeguarded by a qualified teenage resident, and there are neighborhood events for each season - an easter egg hunt, a parade of children trick or treating that's unmatched, and many other gatherings.

The public schools for Middlecreek (as of 9/15/08) are Forest Acres Elementary, RH Gettys Middle School, and Easley High School. All are well thought of in Easley (my children are at Forest Acres now), with active PTA's and Booster Clubs.

It's hosted at Rock Springs at 7pm each evening. Pre-service music starts 30 minutes early. Dr. Sam Cathey will be the speaker Monday and Tuesday evenings, and Junior Hill will preach Wednesday.
