Declutter Your Home!
You are now in "Selling Mode". Go around your home and pack up knick knacks, collections and those stacks of magazines! Your going to be moving, so get a headstart on that. Donate, have a yard sale, whatever your choice! Go thru the closets and clean them out. We want the potential buyers to see what great ROOM you have and not get hit on the head when they open an overstuffed closet. If you have excess furniture, consider getting a POD, or storage unit. We want the rooms to look as spacious and open as possible! Be sure and clean off those kitchen counters and take the collection of magnets off the refrigerator door. Expand these tips to every room in your home.
De-Personalize Your Home!
Yes I know, I have family portraits but I am NOT SELLING MY HOUSE. The concept is to allow the buyer to picture themselves living in their new home, not your home with your family, no matter how nice you are! When a home has personal photos and portraits, it just doesn't feel like it could be their home to the buyers and that is not going to get your home sold. Same concept with specialized collections. I have shown many homes where the buyers are looking at the owner's pictures and possessions more than they are the house. Then that house just never makes the "A" List as it has not made the most favorable impression on them. I see it all the time and wonder why the owner's agent didn't tell them to go ahead and pack them up, you're moving anyway! Believe me it does matter.
De-Colorize (or Let's Get Neutral)
I love color, but I love the colors I love, not the ones someone else loves! Does that make sense to you? Just because Purple is your choice, it might not be a potential buyer's choice. I know, they could paint, BUT.... why not take that out of the equation for them. If you have a strong color palette, a coat of neutral paint could get you a better offer and alot quicker. Same with extreme decor in any room. Neutral is far better! This is definitely an easy and cheap fix.So you see these are quick and easy, but can make a HUGE difference in the way your home is perceived by a potential buyer. First on your list should be Get Your Home In Shape To Sell!
You want your home to be in tip top shape! Been putting off some little repairs? A leaky faucet? Door sticking? Believe me, a potential buyer will notice and will discount your home's value way more than what it takes to repair! A $15 faucet repair becomes a $1000 deduction in their eyes! So get out that tool box or better yet call your handyman for those small items! ( If you have a major repair and have a problem with that, we will address your options in a later post.) A buyer will have a home inspection and many of these items will need to be addressed anyway, so get them out of the way now! Oh, one little trick, and it is so easy is to make sure the front door lock works smoothly. Nothing like trying to jiggle the lock for a few minutes to get into the home! Simple fix to a big no no!

Shine, Shine, Shine! You want your home to be clean!
Especially the kitchen and baths need to sparkle and shine. If you just don't have the energy or the time, hire the services of a professional service. It is that important! And while we are on the subject, use your nose as well. Buyers just don't look with their eyes, they smell with their noses too. So make sure your home is fresh and clean smelling with no pet, smoking or cooking odors. That can kill a showing quicker than anything. Believe me, I have seen folks RUN out of a house that otherwise would have been their dream home!
Don't Just Be A Drive-by. I am sure you have heard of Curb Appeal, but do you really know how important it is?Believe you me, it is key! First impressions are lasting impressions and set the stage for a great showing. Some little tips here include freshen the mulch and weed and trim, keep the lawn mowed and edged. Trim the palm trees. Plant some seasonal flowers for color as well. Also, pull in those garbage cans and keep the bicycles and toys out of sight. Check out your front door. Does it need a fresh coat of paint? How about cleaning the glass and making sure there are no cobwebs. If you are like our family, we rarely use the front door, but that is where the potential buyers are going to enter your home. So make it welcoming. Check out the sidewalk. Could it use a power washing? If you don't own one, borrow one from a friend or neighbor, or rent one for the weekend. Buy a new doormat. Make sure your home conveys that you have taken pride in your home and it is one that the buyers would want to see inside!

When a hurricane or tropical storm is barreling down on the state of Florida, all underwriting stops for Homeowner's Insurance. The "BOX" as it is lovingly known is a grid or a geographical "box" that stretches south from Wilmington, N.C., to Guatemala and west from the Dominican Republic to Galveston, Texas. That is a really big area and is used by Citizens, our largest insurer in Florida and some others. Some use a county by county as to where the watches and warnings are posted. When a storm is IN THE BOX, insurance underwriting and issuing of policies is suspended! None, NADA, NO, THAT"S A REALLY BIG NO! Back a few years ago, a storm just sat there and churned and no insurance could be written for over a week if my memory serves me correctly!
Without insurance, mortgage companies do not give loans, and without loans, closings do not happen. Heck, even with a cash deal, would you want to be without homeowner's insurance? I sure wouldn't. Not a second! This can delay your closings if your buyers have not gone ahead and gotten a binder for the insurance and made it effective the day of closing.
So don't be caught without insurance (even though there is verbiage in most contracts as to insurance
underwriting). You would not want to be waiting around with a moving van and a motel room. That box is a large area! Those storms can stall and linger for quite a while. So that said, with a Tropical Storm in the box now, I am sure there will be some problems come Monday morning. BE PREPARED, get that insurance ahead of schedule and have a great closing! Your buyers will thank you!

July's Heritage Springs, Trinity Florida Real Estate Market Place Snapshot By Dick and Dixie Sells, Tampa Bay Realtors
In the Heritage Springs, Trinity Florida Real Estate Market, there are currently now 26 properties on the market, as well as 10 Homes & Villas under contract (either contract pending or active with contract). 3 single family homes & villas closed in the month of July, 2009. Of the 26 single family homes & villas for sale, 4 are short sales or pre-foreclosures (15.38%).
And of the 10 homes under contract, 1 is a short sale or pre-foreclosure (10%). In the 3 closings in July, 2009, none were short sales or pre-foreclosures. The sold prices ranged from $297,000 to $150,000.
For Sale Prices Range from $135,000 to $489,900.
