The media and many other people are bad mouthing this market. What I want to know is "WHY IS IT SUCH A BAD MARKET?" I am so convinced that this market is the best that it could ever get. With rates so low and homes also sooo low!!! So many people get caught up with what's going on around the world that they don't see what's right in front of them. I want to make it very clear to all the consumers, that while they're "WAITING UNTIL THINGS GET BETTER" other investors are taking advantage of this situation. Every consumer has the right and SHOULD know that if they don't buy in this market, by the time they buy, it will be too late and all the REAL deals will be gone and they would not have taken advantage of what's in their face. Money to be made in Paterson

The more I look in the MLS the more GREAT INVESTMENTS I find. I just saw a 2 family house in a decent section of Paterson for $235k, with a garage, finished attic and finished basement. Total income going to the investor would be around $4,000. With a 10% down payment, the new owner could be making $2,000 for their pocket each month. I don't know about anyone else, but an extra $24,000 a year could be very helpful to a household. I also saw a great one family in the Eastside of Paterson for $235K with a Jacuzzi and finished basement. It needed minor work, but definitely worth the money. If I would not have made other investments, I would've bought those 2 houses. What I can't understand is how there can be such great houses like those when we are in a market with extremely low interest rates and with people that have money and great credit.

Paterson is a very very diverse city in NJ. Paterson has 4 sections on the outskirts of the city that are great locations, and some parts in the inner city that are livable and great for investment. Dealing with an agent that is not from Paterson will only end up wasting the buyers' time. The reason why Paterson requires alot more expertise is because in some sections a house could be $100k, but that same house in another part of the city could be worth $300k. Just to give our buyers a little idea of the historic city, Paterson is divided into 10 wards. The most elite part of the great town is Eastside. Eastside is where all the old mansions of the historic times were located. Each ward has a rich source of culture. So in conclusion, I want everyone to know that Paterson is not as bad as most people think it is, you just have to know where you are located.

During the Peak of Real Estate (2006) and when all of the homes were "Over Priced", there were many predatory agents as well as predatory loan officers. It was like if they just kept wounding a market that was on it's way to "pop". I'm grateful to know that the agents and loan officers that did all the predatory actions are more than likely out of business, with the slowing of the market. I'm also grateful to know that since 2007 to 2008 our market only went down 12%, but with the slowdown or "withdrawal" of the market, the predatory agents and loan officers left the business and only the honest and hardworking agents were left to service our most valuable asset in real estate, our clients. I'm very excited about this year, since so far the phones are starting to ring and most of our buyers are now serious buyers with money and good credit. I just hope that our buyers know that "Right Now" is the best time to buy for the lowest interest, best prices and the most honest and successful agents available to assist you.
