This market report covers pre-owned residential condo properties within the core area of Victoria, including Victoria, Oak Bay, Esquimalt, View Royal, and Saanich.

Chart 1 collects 12 month cumulative listings and sales for the past two years: one year ago annual listings totaled 2,112, and to the end of January 2009 were up by a small margin to about 2,304. Annual sales on the other hand continued to travel in the opposite direction: the recent total was 1,157, while the figure for one year earlier was 1,623.

Chart 2 compares the most recent three month totals with the corresponding figures for the previous two years. Only minor changes are noted from these totals compared with those reported in December.

If you follow reports in the Victoria Times Colonist you may have noticed a few days ago that some real estate agents were reporting activity seems to be increasing. It will be interesting to see whether that anecdotal evidence has actually resulted in any measurable marketplace changes yet.
Today's report covers two years, ending January 31, 2009, and as usual, covers used homes located in the core area of Victoria (Victoria, Oak Bay, Esquimalt, View Royal, and Saanich).
The year-to-year trend continues - yearly listings for 12 months ending January 2009 are up by a small amount from the year ending January 2008 (up to 3,606 from 3,401). Single month listings for January 2008 were down from January 2008 by a count of by about 60, a drop of about 23%. But if you remember, single month sales in January 2008 were UP over the previous year's figure of 228, so this year seems to be off to a moderate start on the listings side of the equation.
As to sales, annual sales are down, dropping to 1,814 from 2,424 for the earlier 12 months (ending January 2008). The rate of change doesn't seem to be accelerating, or deccelerating for that matter. A couple of days ago I did a year-end report on single family market activity. This is a corresponding report for condominiums in the core area of Victoria (defined as (Victoria, Oak Bay, Esquimalt, View Royal, and Saanich).This report follows essentially the same format as my report on Victoria condo properties for end-November.
Chart 1 shows cumulative listings and sales for the past two years: there are no big surprises here compared with last month: both the 12-month figure for listings and sales drifted slightly lower (sales, to 1,173 from 1,196; and listings to 1,636 to 1,653) from a month earlier).
Chart 2 compares the most recent three month totals with the corresponding figures for the previous two years. Again, nothing significantly new here.

The very first thing to talk about in 2009 is 2008. It was quite a year, and this post is an end-of-the-year report of pre-owned single family home sales activity. The report covers two years, ending December 31, 2008, and covers used homes located in the core area of Victoria (Victoria, Oak Bay, Esquimalt, View Royal, and Saanich).
The year-to-year trend continues - yearly listings are up somewhat (up to 3,666 from 3,387), and yearly sales are markedly down (dropping to 1,851 from 2,413). These changes are summarized in the Year Over Year Comparison (Chart 1) and the Three Month Comparison Charts (Chart 2), below.

After kicking it around for about a year, Victoria Council has done it.
Victoria has voted to add 10 buildings to its ’heritage registry’. There were already nearly 900 properties on that list, and so one might wonder - what makes this recent addition noteworthy?
It’s noteworthy because it marks the first time buildings erected after 1930 have made the list. All 10 buildings are of fairly recent vintage, built between 1945 and 1975. They were chosen as samples of ’post war modernism’ and worthy of protection.
In case you don’t know what distinguishes post war modernistic architecture, check these photos. As you go through them, see if you can identify the features or characteristics that bring them into the category of ‘post war modernism’.










OK - just in case you couldn’t tell from the photos (which were taken in the very early morning when traffic conditions were good but lighting conditions were not), here’s the scoop on post war modernism. It’s described on Victoria’s website as ‘…easily recognized by its simple lines, large surface areas of glass or “curtain wall”, extensive use of reinforced concrete and functional geometric forms, creating an open and fluid feeling in structures’.
