Pickens Georgia Lake Homes: Neighborhoods Offering Lake Frontage and Views

With Jasper GA (and North Georgia in general) increasingly a destination for retirees, vacationers, and those in search of a more "laid-back" lifestyle, I'm occasionally contacted by buyers regarding possible lakefront (or lakeview) homes and land, or at least houses that offer a "water feature" of some type. With that in mind, I thought I would create a rough list of Pickens County neighborhoods offering lake front or lake view properties of some sort, to make it easier to zero in on particular areas that might work for someone who specifically wants a lake house.

The most obvious locations are the gated communities of Big Canoe and Bent Tree, each of which has a fairly large lake (110-acres or so) to offer potential residents. Bent Tree offers Lake Tamarack, while Big Canoe has not only large Lake Petit, but also offers smaller Lake Sconti and Lake Disharoon as added bonuses.

Other subdivisions or neighborhoods which offer a "lake" of some sort are:

  • Cove Lake
  • Grandview (72-acre lake)
  • Meadowlands
  • Mount Sequoyah
  • Salacoa Highlands
  • Twin Mountain Lakes
  • Watson Lake Farms

And there are some that have what I would perhaps describe as "very small lakes" or more appropriately . . . "large ponds":

  • Country Woods
  • Hickory Cove
  • Hunter's Ridge
  • Mountain Lake Estates

There are also some homes and land which have private lakes or ponds, and homes on shared bodies of water not necessarily in an established "subdivision" as such, that are available from time to time.

Generally speaking, Big Canoe and Bent Tree dominate in the area of homes with lake frontage or lake views, and only infrequently does a home that actually fronts on the lake come on the market in the other neighborhoods listed above, but for anyone interested in waterfront properties there is usually something available in and around Jasper . . .

Vision Atlanta - Camp Grace: A Worthy Cause With Big Goals . . . and a Few Hoops!

Vision Atlanta . . . What is it?

Vision Atlanta aspires to bring positive experiences to at-risk youth in Atlanta, with fun and enriching experiences outside of the inner-city environment. Through their "Camp Grace" project, hundreds of Atlanta youths have been given the opportunity to enjoy aspects of life they might not otherwise have gotten to see . . . camping, swimming, boating, and other outdoor recreational activities in a stress-free, pastoral setting and socially beneficial environment.

The concept has grown to include plans to build a more permanent home for Camp Grace on 186-acres, to include FrontierTown (a Western fort, with wagons and tepees), HoopTown (basketball camp), and GraceTown (lakeside cabins). Of course, such efforts require support from the community, both in dollars and hours, and every little bit helps (again, their website offers more details on what and how).

As part of the ongoing support of this program by KW Cares and Keller Williams Realty offices throughout the Atlanta area, our office in Canton GA will be participating in a golf tournament fundraiser, which will take place Friday, October 24, 2008, at Bradshaw Farms Golf Course in Cherokee County, GA. Players and sponsors at all levels are very much in need to make this event a success . . . so anyone who enjoys golf, supporting a worthy cause, networking, getting out of the office for a while, or promoting their business among like-minded individuals, has an opportunity to do so through this event.

Jasper GA Real Estate Listing Activity: Week in Review 04/26/08 - 05/02/08

The most promising Pickens County GA real estate news out of the week ending May 2, 2008, is that inventory dropped somewhat from last week's numbers. Unfortunately, this wasn't the result of a huge jump in pending sales. It was due to expired and withdrawn listings . . . good news for those still on market facing less competition, but not so good for those homeowners whose homes didn't sell. Pending sales did go up slightly and there is the faintest stirring in actvity to suggest that perhaps buyers are getting restless?

New Listing and Pending Sales Activity for 04/26/08 - 05/02/08

  • There were 26 new home listings added, at an average ask price of $315,500. Low price was $62,500 and high price was $1,008,500;
  • Four homes were placed under contract, for which the average list price was only $134,900. Low price was $92,900 and high price was $189,900;
  • Average time on market for homes placed under contract was 51 days;
  • Three new foreclosure listings were added, and one Pickens County foreclosure home was placed under contract.

End of Week Totals - 05/02/08

  • At week's end, there were a total of 605 active homes for sale in Pickens County, GA, with an average list price of $331,922. Low price was $44,900 and high price was $2,750,000;
  • There were a total of 39 homes under contract, at an average list price of $178,621. Low list price was $39,900 and high list price was $2,295,000;
  • Average number of days on market for all pending sales was 94 days;
  • Twelve active Jasper GA foreclosure listings, nine under contract.

Pickens GA Homes For Sale: Week in Review 04/19/08 - 04/25/08

Not much change in the trend we've seen over the past few weeks. Overall, April as a whole has not been a great month for home sales in Jasper GA. With only 15 homes being placed under contract for the month, inventory has continued to climb, and we can only hope the traditional summer bump will kick in during months to come. Some slightly promising news on a national level suggests a leveling of price declines, which might have positive ramifications on a local level as well.

New Listing and Pending Sales Activity for 04/19/08 - 04/25/08

  • There were 28 new home listings added, at an average ask price of $304,571. Low price was $62,500 and high price was $1,175,000;
  • Two homes were placed under contract, for which the average list price was $177,400. Low price was $144,900 and high price was $209,900;
  • Average time on market for homes placed under contract was 142 days;
  • One new foreclosure listings was added, and zero Pickens County foreclosure homes were placed under contract.

End of Week Totals - 04/25/08

  • At week's end, there were a total of 624 active homes for sale in Pickens County, GA, with an average list price of $333,360. Low price was $49,900 and high price was $2,750,000;
  • There were a total of 39 homes under contract, at an average list price of $183,460. Low list price was $39,900 and high list price was $2,295,000;
  • Average number of days on market for all pending sales was 108 days;
  • Thirteen active Jasper GA foreclosure listings, twelve under contract.

Jasper GA Homes for Sale: Week in Review 04/12/08 - 04/18/08

More new listings than sales. New pending sales weak. Inventory up. That's the truth, no way to sugar coat it.

As I will cover in my quarterly report, lower-priced housing is faring much better than higher-priced housing, with the average and median home sale price for Pickens County GA declining year-on-year. With more and more sellers dropping prices, particularly in the area of new homes for sale, buyers will hopefully start to take advantage of some of the better deals and lead the way to an improved sales environment.

  • There were 30 new home listings added, at an average ask price of $283,889. Low price was $49,900 and high price was $699,000;
  • Four homes were placed under contract, for which the average list price was $115,600. Low price was $82,500 and high price was $149,500;
  • Average time on market for homes placed under contract was 93 days;
  • Zero new foreclosure listings were added, and two Pickens County foreclosure homes were placed under contract.
