Jasper GA Real Estate: Week in Review 04/05/08 - 04/11/08

I hate to follow up last week's slight positive news by heading the other way this week . . . but, don't shoot the messenger. Pending sales dipped back down (to one), while the number of new homes for sale on market in Pickens County, GA, held in the high twenties. As a result, we ended the week with notably higher inventory than we began . .

New Listing and Pending Sales Activity for 04/05/08 - 04/11/08

  • There were 27 new home listings added, at an average ask price of 256,061. Low price was $44,900 and high price was $835,000;
  • One home was placed under contract, at a list price of $133,900;
  • Time on market for the home placed under contract was 8 days;
  • Three new foreclosure listings were added, while one Jasper foreclosure home was placed under contract.

End of Week Totals - 04/11/08

  • At week's end, there were a total of 612 active homes for sale in Pickens County, GA, with an average list price of $333,573. Low price was 44,900 and high price was $2,750,000;
  • There were a total of 36 homes under contract, at an average list price of $260,160. Low list price was $39,900 and high list price was $2,295,000;
  • Average number of days on market for all pending sales was 112 days;
  • Fourteen active Jasper GA foreclosure listings, twelve under contract.

Pickens GA Real Estate: Week in Review 03/29/08 - 04/04/08

Well, it's good to have some slightly improved numbers to report on this week! Despite a jump in new listings, we still managed to end the week with lower inventory than we began (if only by one), due in part to a higher number of homes in Jasper being placed under contract than we have been accustomed to seeing in prior weeks.

New Listing and Pending Sales Activity for 03/29/08 - 04/04/08

  • There were 32 new home listings added, at an average ask price of $304,093. Low price was $61,900 and high price was $1,250,000;
  • Seven homes were placed under contract (5 pending sales / 2 contingency contracts), for which the average list price was $600,940. Low price was $69,900 and high price was $2,295,000 (which high priced sale skews the overall average upward);
  • Average time on market for homes placed under contract was 143 days;
  • Two new foreclosure listings were added, and two Pickens County foreclosure homes were placed under contract.

End of Week Totals - 04/04/08

  • At week's end, there were a total of 600 active homes for sale in Pickens County, GA, with an average list price of $335,683. Low price was 59,900 and high price was $2,750,000;
  • There were a total of 42 homes under contract, at an average list price of $261,064. Low list price was $59,900 and high list price was $2,295,000;
  • Average number of days on market for all pending sales was 115 days;
  • Fourteen active Jasper GA foreclosure listings, eleven under contract.

Jasper Georgia Real Estate: Week in Review 03/22/08 - 03/28/08

And the beat goes on . . .

Pickens County, GA, inventory of homes for sale was up over the 600 mark for the week ending 3/28/08. On the positive side, pending sales were up as well. (Guess I could really put a spin on the stats and say home sales were up 50% over the previous week, which would be true . . . unfortunately that 50% equates to only one additional home -- a climb from two homes placed under contract last week, to three this week.)

New Listing and Pending Sales Activity for 03/22/08 - 03/28/08

  • There were 22 new home listings added, at an average ask price of $308,690. Low price was $139,900 and high price was $699,900;
  • Three homes were placed under contract (pending sales), for which the average list price was $189,900. Low price was $89,900 and high price was $289,900;
  • Average time on market for homes placed under contract was 39 days;
  • Two new foreclosure listings added, and two of the three homes placed under contract were foreclosures.

End of Week Totals - 03/28/08

  • At week's end, there were a total of 601 active homes for sale in Pickens County, GA, with an average list price of $338,981. Low price was 59,900 and high price was $2,750,000;
  • There were a total of 37 homes under contract, at an average list price of $196,441. Low list price was $39,900 and high list price was $624,900;
  • Average number of days on market for all pending sales was 106 days;
  • Fourteen active foreclosure listings, ten under contract.

Pickens County Georgia: Things to Do In and Around Jasper . . .

Just to go ahead and say it straight out . . . there ain't a whole heck of a lot to do in Pickens County, GA!

Of course, there are those social activities that exist in most communities -- rec and school sports, clubs, organizations, friends and family, but in terms of organized activities or "touristy" attractions, there just isn't a whole lot. As the county grows this is starting to change to some degree, however, we're not likely to see a major museum, theater, or other cultural highilght open anytime soon.

This isn't to say anything against the county or its populace. It's a great place to live, work and play. It's just sometimes we have to go play in the neighbor's yard, because they have a bigger sandbox!

So, what is there to do? . . .

Our nod to the performing arts comes in the form of a talented group of theatrical performers that make up the "Tater Patch Players" . . . but they for now must use the world as their stage, for they have none of their own. For now, their performances are held in the Pickens High School auditorium.

The Sharptop Arts Association does a great job promoting / supporting the arts, and to that end hosts classes, workshops and exhibitions to stimulate local interest. Hopefully this organization will continue to grow and provide a positive impact on the community.

A number of repeating scheduled events may also hold interest for some . . . a monthly vintage car show on Main Street, the annual fourth of July and Marble Festival celebrations, the weekly Jasper Farmer's Market. Basically, a variety of low-key activities that hold a certain small town charm, and make the community what it is.

There are also a few minor "historical" points of interest (Tate House, Woodbridge Inn, Quinton-Kirby Cabin, the old Pickens County Jail) for anyone with a few minutes to kill, but again, nothing to plan a day around.

Fortunately, Jasper is ideally-positioned between Atlanta and the rolling hills of the Blue Ridge Mountains to offer ready access to a whole array of festivals and activities in the surrounding area (without having to live with the added traffic flow these features create). From Pickens County, less than an hour's drive will lead to a variety of things to do, from national forests, hiking trails, lakes and rivers, to shopping, dining, museums, and more. Atlanta is approximately an hour away, providing a wealth of opportunities for dining, arts, entertainment, recreation, professional sports . . . something for everyone.

Since I have blogged elsewhere about just some of the acitivities, attractions and things to do in and around Pickens County, GA, I will let that post speak for itself, rather than going into detail here. Please keep in mind that the list is a partial and very incomplete one. When viewed for each city and county, there is a vast selection of possibilities for every taste in the North Georgia area, more than can be covered in one post.

Another slow week in the world of Pickens County real estate, and one ending with another net gain in total housing inventory. With only 1 new pending sale to offset 23 new listings, we ended the week up at 598 houses for sale in Jasper, GA. Need some aggressive buyer activity . . .

New Listing and Pending Sales Activity for 03/15/08 - 03/21/08

  • There were 23 new home listings added, at an average ask price of $268,382. Low price was $99,000 and high price was $599,000;
  • Only one home was placed under contract, for which the list price was $134,900.
  • Time on market for the home placed under contract was 203 days;
  • Zero new foreclosure listings added, and zero placed under contract.

End of Week Totals - 03/21/08

  • At week's end, there were a total of 598 active homes for sale in Pickens County, GA, with an average list price of $340,385. Low price was 59,900 and high price was $2,750,000;
  • There were a total of 39 homes under contract, at an average list price of $187,594. Low list price was $39,900 and high list price was $624,900;
  • Average number of days on market for all pending sales was 107 days;
