While showing homes this past week, my clients and I arrived at a very nice home. Priced well, and from everything we had been able to ascertain prior to going in the home, this could have been a winner.
The outside needed a little TLC, but nothing a little paint & landscaping couldn’t cure.As we walk into the kitchen with the beautiful ceramic tiled floors, new cabinets, and many of them. Things were looking good. Right number of bedrooms, as well as great sizes. It was a bright sun shiny day, and the home had many windows, so we didn’t attempt to turn lights on, because they weren’t needed.
As I walked around the island in the kitchen, I noticed a pair of chest waders on the floor. I commented that there may have been a water issue, which would explain the waders. And the buyers and myself thought it may have been in the kitchen, as the dishwasher was pulled out.
Boy, were we ever wrong. The buyer decides to go down and check out the basement. He opened the door and as he stepped onto the 4th step leading to the approx. 800 square foot basement he steps into water. We pull out flashlights, after determining there was no power and find that the basement is FULL of water. No kidding.
Now I have been shown homes that the power had been shut off and the sump pump wasn’t working and have seen up to 3 feet of standing water in a basement. I have never seen anything like this.
So you never know what you may find when viewing homes, but in the words of my buyer, “If you see waders, turn on lights or flashlights before attempting to go into the basement.”

Are you or anyone you know looking to purchase a home? Now is a great time to buy! While the media speaks of gloom and doom, things truly aren't as bad as they say. Real Estate is local, so while there are areas that are not doing so well, there are others that are doing well.
Just look at this recent article in the New York Times

Whether you are contemplating moving, or you just want to update your home, you want to make sure that you invest your money wisely. You want to make sure that your project doesn't over value your home for the neighborhood, in case you would want to sell in the future.
There are many projects that can add value to your home, but where to begin? Do you still have the 1970 cabinets in your kitchen? Do you sit near a window, and feel the breeze from the outdoors coming in & your windows are shut? Do you have that fabulous shag carpet in a bedroom or two? What about your siding? What does it look like? Aluminum, or vinyl, and what color is it?
This summer we did have our siding replaced. My house was built in 1973, and the siding was original. It was painted this fabulous red color. I am sure it was because it went with the brick! Don't know, but I know I didn't really care for it, and after living here since 1994, it was time for a change.

So after much research the decision was made to have new siding, gutters, gutter helmets, and downspouts installed. We don't plan on moving anytime soon, but I know that eventually we will sell. One thing I have found since becoming a Realtor, is that most people prefer low to no exterior maintenance. Easy enough with this house, being 75% brick, and now we have vinyl siding which is guaranteed to not fade, chip, crack etc. Will not need painted, and you no longer have to clean out the gutters.

If you are interested in obtaining Cost Vs. Value information for siding replacement as well as many other Home Improvement Projects you can view some Remodeling Cost Vs. Value.
If you or anyone you know are looking to buy, build or sell in the Central Indiana area, I would love to assist you.

As the turkey bakes, I sit here thinking about all things that I am thankful for. Not just today but every day.
•Ø My children- Even though life hasn't been the easiest with them, I am blessed and thankful that I have them. There are so many people who want children and are unable, I was fortunate to have a girl and a boy. They have brought much joy to me, and although at this point in their lives, I am not high up on their lists, they will always be on mine!
•Ø My husband- What can I say? He is totally committed to me and our marriage, loves me unconditionally, even though I am not perfect. (That's right people, I know you are shocked, but I am not perfect) He is my biggest cheerleader, my shoulder to cry on, and my best friend. And, he cooks and cleans!
•Ø My family- I am very lucky to have a large family, with 5 siblings, many nieces and nephews, cousins, aunts and uncles and some friends who are so close, they might as well be family. What a blessing to have such a large family, when there are those who have no one.
•Ø My friends- Some I have known since 1st grade (many, many years ago) and some I have met in the last year or so. I am blessed to have such wonderful friends. While we don't always get to see one another as often as we would like, there is nothing better than sitting down with a friend you haven't seen in a while, but being able to talk as if no time has passed since the last time we saw one another.
•Ø My freedom- Thanks to the many men and women who have sacrificed time away from their families, and the ultimate sacrifice or their lives, I am free to live my life the way I choose. For this I am extremely grateful.
•Ø My clients- Without the many people who have put their trust in me to provide them a service, I would not be able to live the life I have. What a humbling experience to have clients tell me that I am now like family to them, or to have them refer me to their friends and family because they felt I put their best interests in front of my own.
There are many other things I am thankful for, my health, my home, the endless opportunities I have in my career and the fact that the Turkey is done!
I hope everyone has a fabulous holiday, Happy Thanksgiving!
