Tramonto - Booming Northern Corridor of Phoenix

Tramonto is a community of homes in northern Phoenix with picturesque views of the Sonoran Foothills. Tramonto is north of the Carefree Highway east of I17. This is a booming area with new communities and commercial development. This wonderful community is nestled in several large hills which dramatically increases its overall charm.

Talk about location: less than 2 hours from Flagstaff, 25 minutes from Lake Pleasant, and 20-30 minutes from downtown Phoenix. With all the planned highway improvements you will shortly be able to get to any part of the valley via highway.

Just a few years ago the reason folks hesitated moving to this area was the lack of shopping, but now stores are jumping up all around with no end in sight. Located just a few miles south of Anthem you will find enough shopping and store choices to apease everyone. Currently, you will find a large strip mall with a Albertsons and also a Home Depot again within the community.

Tramonto is made up of approximately 2000 homes built by Maracay, Trend, Nicholas, Standard Pacific, Amberwood, Morrison, Toll Brothers, William Lyon, Engle, Classic Communities and Courtland builders. Tramonto homes' were built in 2002-present and range in size from 1100 to over 5500 square feet. There are several builders still developing in this community. In addition there are many custom homesites called the Estates of Tramonto that are available. These range in sizes from .5 to 2.5 acres home sites.

Tramonto is filled with amenities. It has two recreation centers, a community pool, tennis, basketball and volleyball courts. Multiple parks and playgrounds and various trails throughout the community. You will also find a K-8 school within the sub-division.

Progress on the Loop 393

The Arizona Department of Transportation has been making great headway on the new 303 extension. This will improve transportation between Surprise and subdivisions such as Trilogy at Vistancia, WestWing Mountain, Sonoran Ranch and northern subdivisions such as Anthem, Tramonto and Sonoran Foothills.

Loop 303 Construction Update

Restrictions planned on Bell Road at Loop 303 for intersection improvements

Current Restrictions
A lane restriction is currently in place on Bell Road at Loop 303 and another restriction is planned next week at this location for intersection improvements to enhance safety and traffic flow, and to prepare the roadway for future construction of the Loop 303 underpass at this location. Please see below for information about restriction dates and times.

Bell Road between 165th and 168th avenues
Thursday, July 23 - Friday, July 31
Westbound Bell Road will be restricted to two lanes daily between 165th and 168th avenues from Thursday, July 23 at 8 a.m. through Friday, July 31 at 5 p.m. for utility work on intersection improvements.

Bell Road between 165th Avenue and Cotton Lane
Sunday, July 26 - Thursday, July 30
9 p.m. - 5 a.m.
Bell Road will be restricted to one lane in each direction nightly between 165th Avenue and Cotton Lane from the night of Sunday, July 26 until the morning of Thursday, July 30 for utility work on intersection improvements.

Douglas Ranch Development in Buckeye

And so, Buckeye continues to amaze in its development. Douglas Ranch, a new master planned community that is bigger than Tempe, will begin building in 2009. The development is planning 100,000 homes and will have a 300 acre central park. This park will house cultural and entertainment events as well as sports fields. This would be the largest park in Arizona.

Throughout the neighborhoods will be natural washes and 2000 acres devoted to smaller communities and parks within the subdivisions. The community is planning 27 elementary schools.

The developers of this community are planning well. Not only are they preparing for a largescale master planned community, they are also trying to get the jobs in Buckeye to support these homes. The developers are already working with the city of Buckeye to increase the amount of commercial, office and retail space available. Additionally, the developers are petitioning the Maricopa Association of Governments to add light rail near the community.
