The owners of this house spent around two years looking for the perfect location for waterfront in Southern Mayland that offered the combination of boating, fishing, and wildlife. They enjoy the entertainment just sitting in the screened in porch or upper deck viewing fishing boats, eagles, fox, deer, all kinds of ducks and water fowl. At night it is so dark they even got to see a meteor shower from the upper deck. When I was standing on the deck I could imagine viewing the stars and seeing the moon reflect on the water at night. I enjoyed viewing some ducks during my visit there.
The owner purchased the original house in 2000 just for the land. They wanted to build a new house but had to stick to the original footprint due to zoning restrictions. They designed the house with efficient use of space but they did want a spacious master bedroom as their retreat.
The master bedroom located on the 2nd floor has gorgeous water views and a French door leading out to the deck. The master bath has a soaking tub and separate shower. There is also a walk-in closet and laundry area. In the corner of the master bedroom there is a room attached they use for an office. The office has windows on two sides, both with great views. It's a great place to relax while you are working and sparking some creativity.
The living area is on the main floor and is very open and bright. You can view the water while washing the dished in the kitchen. The kitchen is galley style and was designed to be efficient with plenty of storage. There is a breakfast bar opening to the living area so you can interact with guests while preparing dinners.
The owners favorite part of the house is the screened in porch overlooking the creek. They have enjoyed many crab feasts there. It makes a perfect spot to enjoy a glass of wine in the evening or cup of coffee in the morning.
If you like boating this may be the perfect house for you. Weather you like to fish or cruise you can't beat the location on the water. It even comes with a boatlift! Last year some of the largest fish in Southern Maryland were being caught off the Potomac just a mile away by boat. Crabbing of the pier is great too. The owners catch plenty of crabs off the end of the pier. If you like cruising to restaurants by boat you are in luck here, there are several to choose from just a short boat ride away.
If you like biking it is a great location. You can ride your bike to Cobb Island and local restaurants. Some roads even have bike paths.
This home is located in a rural area so there are no HOA fees or restrictions. Many people visiting the owners ask "how did you find this place?" Even though it is in a rural area you can still get cable and internet through satellite dish.

St. Leonard Volunteer Fire, Rescue and EMS presents their 2010 Concert Series. It started out with Foreigner palying over the weekend. It was a great concert. Tonights concert will probably have a larger turnout than Foreigner. Pictured below cars are parked along the street and vendors are getting set up. Before we went to the concert we visited the local restaurant S&P Pizzas and Subs and The Tavern next door. St Leonard has antiques, auctions and a thrift store. Western Shore Realty is across from the antique store where the old post office was. There is a new place to stop in for a soda, icecream and candy now too. Located across from the grocery store.

The first quarter of vacation home sales showed a large amount of dsitressed properties selling. Below is a chart showing the vacation home sales in Calvert County:
The second quarter of 2010 had more than double the sales of the first quarter but very few of the sales were distressed.
Foreclosures are expected to rise this year so it will be interesting to see if this trend changes. Many banks I am working with are beginning to fix up the homes before they are put on the market.
