Patuxent Point townhomes are located in Solomons off of Route 4 across from the Foodlion. I like these townhomes because they are an affordable option when comparing to the Condo's in the area. They are also resonably priced around 270,000 is the average sales price.

You can walk to the Patuxent River which has a beach and a pier. The community also offers a swimming pool. Stores, shops and restaurants are located close by too. If you have a boat there are plenty of marinas in the area.

Currently there is only one listing available and it is priced at 269,900 with fees of $587/ Quarter. I have found many people who want to put their home on the market aren't considering marketing it as a vacation home. They don't think people would consider it a vacation home. Last year I sold several vacation homes representing buyers and listed below are some homes I sold:

  • Large southern colonial with a water view and deeded beach access built in the 50's on a large lot priced around $400,000.

As you can see there is a wide range of prices and types of homes vacation buyers look for. Each person has their own interests and desires so your home may appeal to a potential vacation buyer even if it just has beach access without a view.

Solomons Fishing Fair March 28 & 29

The Southern Maryland Chapter of MSSA is sponsoring their annual Solomons Fishing Fair at the Solomons Firehouse. This event will be held on March 28 & 29, 2009, from 8:00 am to 3:00 pm each day. There will be vendors offering fishing tackle and supplies, boats for sale, and lots more! I went a few years ago and had a great time.

North Beach and Chesapeake Beach Home Sales Data in February

There are currently 137 active listings. 33 are new construction. 5 of the listings are pre-foreclosures, 3 are bank owned.

Eleven homes went under contract. Eight homes sold in February, 2 were foreclosures and 1 was a pre-foreclosure. Home prices range from 129,900 for a 1 bedroom home built in 1930 to 975,000 for a large waterfront home. There are currently 85 active listings. 13 are new construction. 3 of the listings are pre-foreclosures, 1 is a foreclosure.
