The fantastic 5% interest rates provided to buyers with good credit for the past months; will only be a memory once this occurs!
When interest rates rise, the affordability for a buyer decreases; which means that a home selling for $175,000 will not longer be affordable for a buyer! Once a *Buyer's New Dream Home* will become a crestfallen buyer who even IF they do move forward; they will feel they "settled for less home"!

We have all heard how important *Staging* is to the selling your home! But I am a firm believer that some basic efforts go a long way to GRAB a buyer's attention without extensive costs!
First - Grab the bucket, mop & cleaner and give your home a thorough cleaning!
Second - DECLUTTER!! You aren't going to be using all the linens in your closet anyway! The intent is to show SPACE! Take down the family photos too!
Third - PACK, DONATE OR THROW AWAY! If you haven't used it in the past 6 months, in all probability you won't be using it in the next 6 months! Just remember if you DONATE, get a receipt for your tax return!
Fourth - After the winter we had, most of us have a yard filled with dead tree limbs and other debris. Clean it up! Throw away the broken outside ornaments and sweep your patio, deck and/or sidewalks!
