Another Active Rain member Rita Fong wrote a great story about some Asian (Chinese) buyer's preference. Since I also work with many Asian buyers, I thought this may be a good story for those have Asian buyers to read and perhaps understand the culture difference.
I won't buy anything but facing the East....... (Members Only) It is funny to think about it now, but it was sure frustrated then. It was my 1st year in real estate, actually the 5th month after I became a realtor. I have an Oriental couple relocated from Olive Branch, MS, young couple, they were tansferring their business to Marion, Ar. They were looking for something around $250,000 to $300,000, wasn't I jumping for joy as a new realtor? I worked religiously in a new subdivision called River West Estate, (and still do), and that's where they wanted to buy, beautiful homes.
I had a listing there and she fell in love with that house in first sight, wanted to make an offer on it. Great, right? She wanted her dad to look at it the next day and see what he thought, I was fine with it. Next day came, her dad showed up with her, and said these few words : THIS HOUSE IS FACING NORTH WEST NO, NO, NO. You see, most of the Chinese are very cautious of where the house is facing, where the staircase is located in the house, where is the fireplace, if the stove is facing across the sink in the kitchen. These are the Fung Shui elements in the house, some of us (Chinese) pay a lot of attention to these things. So, from there, we had to start our searches again......there were a few more houses that she liked but after finding out what the direction was, the listing flyer went to the trash. It went on and on, I finally decided to buy a compass and put on my key chain, ( so I wouldn't forget to take it with me when I showed her some houses). Of course, during that period of time, we became friends, BUT, we were still looking for a house facing the EAST. At that point, everytime we went to see a house, I told her I would check the direction with my compass before we went in there, I didn't want her to drool over the house and couldn't buy it because it was not facing the right direction.
Now, Marion is a small town, it is a small market here. Of course, it didn't take long for me to get "famous" in our market. All builders knew what we were looking for, every agent I met at broker's open house asked me about the Fung Shui question. It was hilarious.
After 4-5 months of searching, we finally found a house she could accept, sold it for $300,000. It was a deal I would never forget. I go to see her every Chinese New Year, and bring her my home made Chinese New Year cake. I like them a lot, they are fun to be with, I make fun of her sometimes on how serious she is with the Fung Shui matters, and she will laugh about it herself also.
