Future Home Buyers-Start from the outside in!

Hello Future Home Buyers! Well, you've made up your mind. Its time for a new home! But where? With so many options out there right now, I know that finding the right home can be an overwhelming process. If you begin your hunt by searching for all homes available in your desired investment range, your quest will undoubtedly lead you to an unholy amount of homes. Why struggle with all of that confusion and frustration? Try narrowing your search from the outside in. Start with the city, then the general area, follow with school district, then your favorite subdivisions, etc... An experienced Realtor will be glad to assist you throughout the entire process. The DCAB showing theory really works! Try it!

I have been using the DCAB showing theory and it has cut my showing time way down! There is a psychology behind showing homes in a particular order. Just think about it- no one ever wants to buy the first house they see and if you save the best for last, buyers subconsciously think that the next home will be even better. I'm sure some of you are aware of this system but I thought I would share it just in case it helps someone else. Say your buyer wants to see 4 (or more if you plug them in the middle) homes. I know it is hard to evaluate exactly what someone will like but based on your initial client interview, try to take them to the one they will like least first (D). Then show the home that's a little better (C). At this point they may feel a little discouraged but now show the best (A). They are feeling optimistic, confident and happy. The last step (and most important!!) is to finish by taking them to the second-best house (B). I know that this sounds manipulative but sometimes our buyers need our guidance without us coming off as pushy or impatient. They have a natural reaction and really, you are not telling them which house is better. I won a client just by picking up the phone!

It is unbelievable to me how easy it is to please my clients. I am constantly hearing how much they appreciate the fact that I return their calls. Returning a client's call should be the bare minimum of service we provide! I am currently working with a family who initially reached out to several Realtors on-line. Not only did I happen to respond first, they still haven't heard from the other Realtors!! It is hard for me to understand how someone can get a lead and then not follow up on it. In today's competitive market, you would think more Realtors would be service-oriented. Fortunately for me but unfortunate for the Realtor reputation, I must admit that my competition eliminates themselves most of the time.
