Do you preview homes regularly? or do you preview only when you get a new buyer or seller? My partner and I preview once a week for 2 hours (we usually fit approx. 5 - 7 homes) - We collect the MLS printout of homes we want to see during the week and make arrangements the night before. It could be a property in a new neighborhood, it could be one I've seen years earlier and now it has been remodeled, any new listing in a neighborhood where we have a listing, even if I know a neighborhood well, we still preview. We all know its not just a matter of bedrooms & baths, every home is different.
There is tremendous benefits in regularly previewing - and we can't possibly call ourselves experts if we don't.
For new seller clients: I can't imagine preparing a CMA and including properties I have not viewed. Your first-hand knowledge of your market is better than any CMA, and as impressive as a CMA is to present to our new seller, it does not compare to the detailed information we personaly provide about their competition. If I ever complain about anything, it's usually that our clients don't read half what we give them in a listing presentation or otherwise - which is more reason for us to establish ourselves through our knowledge. And on the off chance that they are interviewing some other agents, we most probably will stand out.
For new buyer clients: I can't imagine how our initial conversation would go, without mentioning in details the properties that we think might fit their needs. Remember this is the initial conversation where we are supposed to establish ourselves as the experts in our area. On numerous times we have previewed a home and immediately thought it might interest a past client (as an investment or a 2nd home), and we have been successful in creating deals that where not there.
The Property: I feel so many sales have been lost because an agent takes the role of just opening the door to the buyer - previewing creates questions and brings information from the listing agent that was not in the MLS. Sometimes it is the perfect piece of information that will cause that particular buyer to make an offer on a certain home.
Of course it is not possible to view all homes on the market, but what is our excuse in today's market? Properties are on the market long enough for us to arrange a viewing when our schedule allows.
When I first graduated from college, my dad recommended I take a typing course just in case I get a job as a secretary. My response was "If I get a secretarial job, I will take a class". The following week a secretarial job opened for the VP of a Luxury hotel. I feel the same way in real estate, if I am not prepared I might loose a perfect opportunity.

Another fun event for the whole family! The 23rd annual boat parade at The Village on Venetian Bay (Park Shore), Naples, FL... December 9th, 2010 - Starting at 6:30PM with live entertainment throughout the evening. An event that brings the community together every year.
Last year the Lutgert family (owner and developer of The Village on Venetian Bay) awarded the grand prize of $1,000 to the Mental Health Association of Southwest Florida, and other smaller prizes to other participants.

** The Village on Venetian Bay is located off Park Shore Dr (off Crayton Rd), both are one lane streets, so I suggest to be there early and avoid traffic and to locate parking.
The Village on Venetian Bay - will be celebrating its 21st anniversary in April 2011. The Village is one of Naples premier waterfront shopping and dining destination for both visitors and locals. Park Shore is an absolutely beautiful, upscale, beach-and-bay community in Naples, Florida. Located west of US 41 in north Naples.
