Nashville's Green Hills Area Condos: July 2009 Market Report!

The numbers are in! In the month of July 2009, there were 16 closings in the Green Hills Condo real estate market! Just south of downtown Nashville, Green Hills is a desirable place to reside, with easy access to interstates, loads of shopping, eateries and the infamous Hillsboro Pike, which is constantly packed with traffic!

Within this 37215 zip district, there are many selections for condos, ranging in price from just over $100K to in the millions for a top-of-the-line pad!

But anyway... here's the market report!

There ARE some strange things happening in this market report, though. Note the 3rd closing down (it's from Georgetown Condos). It says that this condo has over 2300 square feet and sold for $133K - I looked on the tax record and it says that this condo has only 832 square feet. So I'm not sure what's up there... I can't imagine that a 2300 square foot condo in Georgetown would sell for $133K!!!

Also, check out the last two closings above the AVERAGES line... What a deal these two people got in the Green Hills Bedford Commons Condos!! And, on paper, they look like the EXACT SAME CONDO - same square footage, bedrooms/baths, etc. And yet one went for $50K less than the other one???? I have a feeling that the difference lies in the details on this one - I believe that finishes on the interior were different to have such a difference in price (did I use the word different enough?)

So... what have we learned here?

  1. You can't always trust the stats - typos happen.
  2. You may be able to get a real deal over at Bedford Commons right now! I noticed on their marketing that they are even doing owner financing! Wanna go look? Give me a shout!

Nashville Area Oak Hill Home Sales: July 2009 Market Report!

I feel like I am always on the late side with these market reports, but this time I do have some legitimate excuses...

I was out of town (trying to escape the heat) and also my little wiener dog of 13 years just passed away. I didn't realize how difficult that would be, but after having that sweet dog around for so long, it has been pretty tough. But I digress...

The REAL Guitar Hero - RIP Les Paul!

As a Nashville (Music City) native and a musician myself (albeit the black and white key type), how could I possibly not at least give a HUGE shout out to the legend himself, Les Paul, on the day of his death at age 94.

Thank you for your ENORMOUS contribution to the music world, Les Paul!!! Rest in peace.

Green Hills Condo Sales: June 2009 Market Report is Healthy!

The Green Hills Condo Market was very healthy in June 2009! This is such good news! It appears as though people are out and about shopping for a new condo dwelling in this part of Nashville.

The most popular places in June to buy a new condo in Green Hills were Hobbs House, Hillsboro Station and Jefferson Square, but also represented were Arden Place, Four Seasons, Fairsted Park Condos, Park Green, Burton Hills Village, The Hillsborough, and Westover Plantation.

There were so many closings that I had to put two tables together!

Well, seeing this many closings in the month of June tells me definitely one thing: The First Time Home Buyer Tax Credit Incentive IS WORKING!!!

The other thing to notice about this Downtown Nashville Condo Market Report is that MOST of the condos are priced at $200K or under. This price range is DEFINITELY moving the quickest all over the Middle Tennessee region.

It would be a great thing if the tax credit were expanded to everyone and not just to the first time buyers! This report makes me think that if the tax credit were expanded, our housing market would not be doing so poorly!
