Newest Report from the Greater Nashville Association of Realtors is Out! April Stats!

Here is what the Greater Nashville Association of Realtors had to say about April 2009 Home Sales:

GREATER NASHVILLE HOME SALES DECLINE; PENDING SALES CONTINUE TO INCREASE

There were 1,604 home closings reported in April, which represents a decline of 24.9 percent from the 2,135 closing reported in April of last year. Year to date closings are off 28 percent.

The median price for a single-family home was $164,500 in April and for a condo it was $149,900. This compares with median residential and condo prices of $180,000 and $162,000 respectively during April of 2008.

Pending sales are increasing each month, with 1,865 pending at the end of April.

Inventory is almost exactly where it was at this time last year. However, each category other than farm, land and lots, is actually down. That category is likely to remain where it is until homebuilding activity increases.

WOW, what a huge difference in sales from last month's market report on Downtown Nashville Condos to this month!!!

New on the board this month is Terrazzo - and then we had the regulars like the Viridian, Bristol on Broadway, the Rutledge House, 3rd and Harrison (Harrison Square), and 807 18th.

Downtown Nashville continues to become a hipper place to live - it seems that almost every day I talk to someone who has an interest in living downtown. There are several cool loft places to pick from, a renovated 1800's building, and then there are the newer "highrise" types of places that offer loads of amenities and easy access to all things fun and groovy, like the Titans Stadium, 2nd Avenue, and lots of clubs and restaurants!

After signing off on the Buyer Inspection Contingency Removal/Notification Form, then it's time to select an insurance company to ensure your new home. Shop around several different companies and find out which one would best suit your needs.

This is a fairly brief step online, but can be quite time intensive, so after finishing the home inspection, go ahead and get started on your calls to insurance companies!!

Funny little extra story about that 970 Overton Lea Road house. A long time ago they were selling off some art pieces and my mother bought a beautiful stone "pot" that weighed oh, about 700 pounds! This pot is still with her and is affectionately termed the "damn pot" because of how awful it is every time that pot has to be moved!!! I am happy to report that the "damn pot" is happily resting in its new garden now and hopefully won't have to be moved for quite some time!

There are 31 properties still for sale in Oak Hill, ranging in price from $349K to just over $1 million, so hopefully we will see some of these close in the very near future!
