Here are some really good thoughts, especially for those selling when nobody is buying.
Get real about price. Don’t obsess over what you could have gotten had you sold earlier. Consider inventory in your price range. If there are a lot of properties like yours, you might want to undercut the competition.
Vet your agent. Selling amidst a major market downturn is tough work. When you hire a realtor, make sure they have a track record. Ideally, you want someone who knows how to weather a down market.
Pimp your house — consider hiring a home stager. Staging a home is all the rage these days. If you don’t know how to property stage your home, it might be worth bringing in a pro who will help rearrange furniture, move extraneous items to storage, etc. Remember, regardless of the time of year, you want your curb appeal to be as high as possible.
Cash will make your home look even better. Instead of offering some sort of gimmick such as a car or cruise to the lucky buyer of your home, consider throwing in some cash. Offer to pay part of the buyer’s closing costs.
Underwater? Learn to swim. If you bought recently, your mortgage may be larger than what you can get for your home. If you have no choice but to move (say for a new job) you still have some options. For one, you might be able to get your employer to cover the difference. Alternatively, if the rental market is holding up, you could rent out your house while you wait out the slump. Finally, you can always sell for as much as you can and then make up the difference out of your savings.

All successful real estate investors have one thing in common – they all know where to find the money. They understand that money is the life blood of the real estate investment industry, and they’ve all invested their time and resources to find reliable sources of finance for their deals.
I agree with a lot of industry experts – the opportunity always lies in the obstacle.
In real estate investing, lack of money is a huge obstacle that most investors cannot overcome. Very few investors ever find a solution to the “money” problem. This means that those savvy investors who do find a solution to the money problem face considerably less competition for deals and can cherry pick the best deals.
Think about it a little differently – why is it that we’re taught to make “cash” offers and “close in one week” when trying to buy a property at a discount? It’s because sellers know that cash buyers have the means to actually buy and close on their property. Most sellers would rather accept a sure thing cash deal than a higher offer with financing contingencies.
The great thing about buying real estate is that although you need money it doesn’t need to be your money. It’s called OPM – Other People’s Money. It’s a trillion dollar industry and its goal is to assist people to buy real estate. Companies like banks and lenders want to lend you money. All you need to do to get their money is understand their rules. Probably the most undervalued part of investing in real estate in finding the right financing for your real estate investment deals.
There are many ways to finance a deal. You can get money from a conventional lender, a private lender, the seller, any third party, the property itself and even gift or grant programs. Come out Sunday, February 5 from 12-4:30pm for the National Capital Trolley Museum Celebrates Black History Month festivities. The special exhibit, "Jim Crow on Streetcars,"
tells the stories of both 19th and 20th century efforts to establish racially segregated transit and to resist its establishment. The cost is museum admission: $7 adults, $5 youth. The National Capital Trolley Museum is located at 1313 Bonifant Road in Colesville.

Walter Johnson High School is accepting donations of gently used books on Tuesday, February 7 for the All School Booster Club Used Book Sale fundraiser. Deliver boxed items to the school main office from 7am to 7pm at 6400 Rock Spring Drive in Bethesda. Music CDs, audio books, and movies in DVD/VHS formats are also accepted. No magazines, software, games, textbooks or encyclopedias. Sale will be Saturday and Sunday, March 3-4, from 9am - 2pm at WJHS. Proceeds support all extracurricular activities. Donations are tax deductible.
Celebrate Black History Month on Wednesday, February 8 from 10:30-11:30am with KIDS DAY OUT: The Greatest Stories Never Told: How Old is a Hero? Young People of the Civil Rights Movement. This inspiring play, created for the nation's Museum on the Mall, features African American heroes of the twentieth century. Explore the power of youth and meet three courageous heroes who helped shape history during the civil rights movement. Hear the compelling experiences of Ernest Green, the first black student to graduate from an integrated high school; Claudette Colvin who, months before Rosa Parks, refused to give up her seat on the bus; and six-year old Ruby Bridges, who won equal rights before she could read. On Friday, February 10, spring begins in February in the Conservatory when plants that flower in cool temperatures and short day length bring color and fragrance to the dark days of winter.
