Lights Out Martha's Vineyard

The island is part of Earth Hour, a huge global movement to turn off all non-essential lights for one hour from 8-9 PM on Saturday, March 29th. The Sears Tower, in Chicago, and Golden Gate Bridge, in San Francisco, will both have all their lights off during this up coming hour. Here on the Vineyard we are particularly interested in getting people to also turn off power strips, computers, electronics, and TVs during that one hour. This movement hopes to raise awareness about energy conservation and Climate Change.

I wanted to talk about one of the most spectacular setting on Martha's Vineyard, Squibnocket in Chilmark. Squibnocket is a private Island in Chilmark, totaling 535 acres. Over 360 acres consist of professionally managed conservation land, several miles of private beach and Squibnocket Pond itself which is over 600 acres in size. Homes in the area enjoy sweeping waterviews.

1031 Exchange

Over the years I have had several clients participate in a 1031 exchange when purchasing a home on the Vineyard. A client sells an investment property in one location and exchanges it for an investment property on the Vineyard while deferring taxes from the first sale via a 1031 exchange. There are strict guidelines for participating in an exchange and the exchange has to be handled by an approved 1031 exchange company. The fees for this service are usually nominal.

" A 1031 exchange, otherwise known as a tax deferred exchange is a simple strategy and method for selling one property, that's qualified, and then proceeding with an acquisition of another property (also qualified) within a specific time frame. "
