  4. A qualified purchaser must maintain their employment as a County Police Officer, Deputy Sheriff, or Municipal Police Officer for three years following the purchase or they will be required to repay the tax.

Prince Georges County First Time Homebuyers to Qualify for: "GOVERNMENT SPONSORED DOWN PAYMENT AND CLOSING COST ASSISTANCE"

If you are a homebuyer looking to purchace a home in Gorgious Prince Georges County, you've just run out of excuses not to purchase in 2009.

Take advantage of these womderful incentives: According to Prince Georges County, http://www.pgcar.com/pghome_pres_message/default.htm here are some of what you need to qualify for the neighborhood Neighborhood Stabilization Plan.

  • Applications for down payment assistance are NOW being accepted. You can start your home search, loan qualification and other steps in the process now.

  • Down Payment and Closing Cost Assistance loans in amounts up to the lesser of 3.5% - 7% of the purchase price or $15,000 - $20,000, is now available to qualified buyers of foreclosed properties. A wide range of income levels qualify. You may earn from 30% to 120% of the area median income.

  • Purchaser's total household income must not exceed 120% of the area median income (e.g. At 120% a family of three may earn up to $106,250 in annual income).

  • Applicants must be able to qualify for a first mortgage through a Participating Lender, to purchase the home.

  • The prospective property must be a vacant foreclosure located within certain Prince George's County zip codes.

  • Applicant must be a first time home buyer, defined as "not owning a home within the last three years."

  • Applicant must have a minimum cash contribution of $1,000 to $2,000.

  • Applicants must attend 8 hours of HUD approved Home Buyer Education classes.

Assessing Your Credit Situation

I find that many home buyers wait until they sit with a lender to really assess their credit situation. As with any health situations, you wnat to take action before things gets worse. Credit is no different

Your credit is your financial health, so take control ahead of time and save your self the headache of dealing with erronious credit information.

If like to advise my buyers to challenge every/any negative information on their credit report. Don't leave anything to chance.

Here are a few tips to consider and get you moving forward to cleaning your credit for that home purchase.

Your Debt Assessment

  • List all your creditors separately
  • list the total amount owed to each creditor
  • list the monthly payment amount to each creditor

Your Assests Assessment

  • List your accounts separately
  • list the total value of each item
  • for your salaries, list the monthly amount and yearly amount to figure out how much of your salary you are really spending.
  • Include all money coming in

Compare your assets to debt, use this format to clear up debt by paying the account with the highest interest rate first and work your way down the list. Make higher minimum payments on all accounts when possible.

If you take on more debt right before buying a home it is going to have an impact on the amount of the loan that the lender will finance.
  4. FIND your perfect Home and sign up for Property Watch. In order to make an educated decision on your next move, you need to know what is available and how much homes are going for. You can search all the active listings from my website. Once you have found some homes, you may want to save those searches and sign up for property watch so that new listings will be emailed to you as soon as they are entered on the MLS. The best homes move fast, so you need to make sure that you are on top of the available inventory at all times so you don't miss out on a great OPPORTUNITY!
  5. Home Shopping:We will use every available method to locate a property that matches your search parameters. This will include properties listed with our office, offered through other real estate companies, as well as unlisted properties. We will disclose all known facts about the property that are likely to affect your decision.
