Picture it . . . the elders of the real estate community placed on ice flows to drift away from civilization!

How many of you opened this post hoping to read that this was now the official plan to rid your market of these seasoned salespeople? NO, that is not my wish nor the intent of this post even tho I've read many comments that come close to this concept recently :0)

This morning as I was enjoying a glass of ice water, and I was again reminded, looking at the glass, that we only see 10% of the ice above the water's surface whether it be in a glass in the form of a cube or in the Arctic Ocean, just a wee bit larger.

80 - 90% of the ice is below the surface and mainly unseen to the majority of us. We don't really know what goes on below the surface of the ocean just as we don't actually see what goes on with our seasoned Realtors.

A modern day Realtor is out there in the social networks, taking advantage of every technological tool available. We see what is working for these Realtors. We hear them proudly declaring their inclusion of these new forms of conducting business. A few will share their actual results but I find too many acting like lemmings racing to the edge of the cliff. Better yet, monkey see, monkey do. They jump on the band wagon without having a full understanding of what, why, when etc. There are so many businesses that are there simply to make money off of Realtors. They come and they go.

What we don't pay attention to with these seasoned experts is what they do that looks to come naturally to them. Maybe it does come naturally or maybe they've been doing it for so long, it has simply become second nature?

These Realtors seem to be known everywhere they go. Always a wave out the car window at people waving back. Known in all the small cafes and diners. They do business with the same shops and businesses year after year. They have often sold the first home to a client that has been loyal to them for 30 or 40 years now. They moved up the ladder with them as job promotions and larger families required a bigger home in a nicer area. They were invited to the children's weddings and then helped them with that all important first purchase. Seasoned agents are called on to help the new Grandparents to downsize perhaps to a nice pricey condo?

They're always thinking ahead, staying one step ahead of the pack. They automatically look for changing trends in real estate purchases. They take in a situation and immediatly try to think of which client could benefit from the change. They look to connect with their age group. The same people who are not computer literate and feel progressive because they have voicemail instead of an old tape answer machine. They don't try to flaunt technology in the face of someone who has no personal need of it. They know that most of their friends and acquaintances do not own cell phones
[on an aside, did you hear that Antonio Bandaras purchased his first cell phone just a few weeks ago? The clerk (about 16 years old) was astonished]

They're working all the time, thinking all the time, connecting all the time. What we see on the surface is just that 10% of their total activity.

In a nutshell, they connect with people of all age groups because they've assisted all age groups with their real estate needs and build relationships with each and everyone of them. That's because, in a seasoned Realtor's mind, that is our job!

That's what I want to be when I grow up - a super star, well seasoned!

SALSA RECIPES WANTED

It is tomato season again here in Canada and I would like to make some tasty salsa to save for the winter months when tomatoes have all the flavour of wood!

Do you have a tasty recipe you could share? Or possibly you have a chili sauce or spaghetti sauce recipe you would be kind enough to pass on?

3 YEARS THESE BUYERS WAITED FOR THIS HOME

There once was a lovely property that would not sell. On the market it sat for more years then I care to say. It was NOT listed with me but I did show it on occassion.
Iconic Houses It seems I was the only one who showed it because when the listing expired (finally) I was called to list it for sale. Now this story took place 3 years ago. Within 1 month I had a Buyer with an offer to purchase. The Buyers, who made the first offer to us, lost out because their agent couldn't get their existing home sold in time. A second offer had come in and bumped the first.

After years on the market with no interest, we now have 2 offers!! Disappointment was an understatement for the first Buyer! Neither of which were my clients though and my Sellers sure were happy!! They moved on and built their dream house after so many years of watching the possibility slip away.

But, life is stranger than fiction because the new owners of the home found themselves needing to sell it again after less than 2 years. They listed the property for sale with the agent they purchased through. Again, these same Buyers make an offer to the new owner but conditional upon selling that same home from years earlier! You guessed it - no Buyer presented themselves, again it was not selling. Both listings expired and both home owners felt their home would not sell - it was this #%*^market they said!!!

Along comes Susan "whose touch turns it to $old" with a client interested in the first house that would not sell. This client had been waiting 3 years for a legal situation to resolve itself to allow them to purchase their first home. Yes, I said 3 years - hmmmm coincidence? I think not!!

I ask the Seller for the listing and they say Yes, but only for 24 hours!

Within 3 hours, I present them with an offer to purchase at a price they're thrilled with. So they sign it back, conditional upon them being able to buy the house they wanted 3 years earlier!! Susan "whose touch turns it to $old" writes up an offer on that house, which unfortunately was just listed with another agent [darn, drats etc] but YIPPEE, it is accepted.

This is a story for all of us who just get sick of hearing ourselves repeat over and over that "EVERYTHING HAPPENS FOR A REASON" :0)

I'M IN "BACK TO SCHOOL MODE" & I DON'T EVEN HAVE KIDS!

Are you like me and the 'New Year' begins the first Tuesday after Labour Day?

It's a brand new school year and the fever hits me every time unlike when I was a child, and I dreaded having to say goodbye to my fun-filled summer. I get so excited and invigorated just thinking about it now. The adrenaline is flowing and I'm actually excited about going to buy new pens, markers, folders, etc. How sad is that? And don't get me started about getting that new fall wardrobe!!!! Whoo Hooo!

I did mention that I do not have children? I guess that eliminates the stress a parent must feel when getting them back into routines and I don't get the moaning and groaning that we gave to my parents - tee hee. My Mother was wrong when she said 'wait til you have children'!!

I have found that I do much more business in September and October than I do in July and August. Don't get me wrong, I've been busy the past couple of months but there is just something about the autumn that gets to me and many many others.

It is almost like an electricity in the air that jump starts everyone after a long, hot, hazy and humid summer that slowed everyone down to slug speed. If it could be put off til tomorrow, it was. And this year was worse than most, weather-wise.

I am heading out to the shops this afternoon and I am getting all new 'school supplies' . . . paper, coloured markers, hi-liters, white out, folders, files, notepad, poster board and maybe even a new briefcase/computercase/portfolio/carrier bag.

I am even cleaning out up my two offices - I've been quite lazy in putting things away and instead of become the master of piling! I want to start Tuesday with a clean desk, fresh new calender, new goal poster (most important) I am even going to write a "What I did during the Summer" essay!!!! [Stay tuned for that post my friends!]

I'm looking forward to a nice long weekend but I'm more excited about starting the final quarter our year on Tuesday even tho Sept 1st was this week! Are you like me?
