Zillow has launched their long awaited "Mortgage Marketplace." This not-so-great idea is being billed as a place that consumers can get quotes from multiple lenders without having to provide any personal information.  Spencer Rascoff, Zillow's chief financial officer and vice-president for marketing claims, "This is a huge step forward in terms of putting borrowers in control and giving them access to information."

Q&A: Income Loss and Mortgage Options

Recently I added a "Ask the Lender" section to my website. I wanted to have an avenue to provide answers to real questions people have. I can blog and post all I want about things I THINK people want to know about, but I really want to provide information people need. So this is my humble attempt to do so.

Here is the first question asked:

I am in sales and things are tight. I have been in my home now for 3 years and have a good mortgage right now. However, due to the lower income this year, the monthly payment is getting tougher to deal with. I have never been late on my mortgage and my credit is still good. But I am concerned that I may start to get behind. What should I do?

Poor Man's Loan? I don't think so!

I don't know about everywhere else in the country, but in my area it seems that the FHA mortgage is seen as a "poor man's loan." However, this is not the case.

FHA mortgage loans in Charlotte North Carolina now have limits up to $303,750. That is pretty substancial. But to think of the FHA mortgage as something specifially for the "poor" is misleading.

Some of the reasons for this misconception may have to do with the industry itself. So many lenders have touted the FHA mortgage as the perfect loan for first time home buyers. And while this is true, the FHA mortgage in Charlotte goes well beyond just that need.

Another thing that could contribute to this thinking is the focus on avoiding PMI. Until recently mortgage insurance was not tax deductible, so most buyers would look to avoid it with combo loans. Now that MI is deductible and combo loans have pretty much died off, an FHA mortgage in Charlotte offers very low monthly mortgage insurance premiums!
