Orange County, North Carolina – October 2008 Residential Real Estate Sales Report -- Your Real Estate Questions Answered

Orange County, North Carolina...which includes Carrboro, Chapel Hill and Hillsborough (as well as many other wonderful towns)...is a GREAT place to live!

Chapel Hill is home to the University of North Carolina (Go Tarheels!). Orange County also boasts of its wonderful public school system. The quality of education that is available...on all levels...is a huge part of what attracts so many to relocate to Orange County, NC.

The following chart shows and compares the total number of listings, through October of 2007 and 2008 for Orange County, NC. As you can see, the total number of listings has been down by over 40% at some points throughout the year. Still, there is a solid supply of wonderful homes available for sale in Orange County, NC.

This next chart represents the total number of homes sold through October of 2007 and 2008. August of 2008 was down by 40% from August of 2007. September 2008 saw a slight improvement...with a decrease of 33% from September 2007 sales. October 2008 sales fell again to almost 40% below the same time period in 2007.

The following Days on Market chart is quite encouraging. For the most part, there has been little change in the total days on market from listing to pending contract. This is good news for home owners wishing to sell their home in Orange County, NC.

This next chart details the average closing price for homes sold through the third quarter of both 2007 and 2008. Interestingly, the average closing price for 2008 was higher than 2007 in February, March and May. The average closed price for October 2008 is moving closer and closer to a two year low. It is a GREAT TIME to buy a home in Orange County!

The following chart indicates the total months of real estate supply that is currently available...given the most up-to-date market trends and patterns. There is currently 17.4 months of supply available in Orange County. There are many beautiful homes from which to choose, and the price is right!

Durham County, North Carolina – 2008 (Jan-Oct) Residential Real Estate Sales Report -- Your Questions Answered

Durham, North Carolina...The City of Medicine...is a great place to live!

BusinessWeek recently named Durham, NC the third best city in the USA to ride out the recession. Durham, which is part of the Research Triangle area, is home to Duke University and Duke University Medical Center. It is also home to North Carolina Central University. The world-famous Research Triangle Park is located on the southern side of Durham County...between Chapel Hill and Raleigh...forming the Triangle area.

While the national real estate market is continuing to suffer, the Durham market is holding strong. The following charts show important statistics regarding the third quarter real estate sales for Durham County.

This first chart indicates the average closed prices for Durham County homes through October of 2008...as compared to the same time period in 2007. For the second consecutive month, the average closed price is significantly higher than 2007. I believe this is a clear indicator that the market is beginning to recover.

The following chart represents the total number of listings in Durham County through October 2008. Please note that the available inventory is still great, but homes are selling! This is a great time to buy a home in Durham County, NC!

This next chart shows the total number of homes sold in Durham County through October 2008. October 2008 sales were just over 42% below October 2007. That is not an encouraging number, but I do believe that things are looking better every day.

The following chart shows the average days on market for Durham County through October of 2008...as compared to 2007. As you can see, there is a slight increase (11%) for average days on market in October 2008 verses October 2007.

The final chart indicates the months of supply (based on the total number of available listings and number of closed sales) for Durham County. As of October 2008, there is a 12.7 month supply of homes available for sale. That is a significant increase (41%) over the same time last year. There has never been a better time to become a home owner than now. There is plenty of homes from which to choose, and the price is RIGHT!

Lucky Strike Tower Lighting in Downtown Durham, NC -- Friday, December 5, 2008 at 7pm

One of Durham’s most recognizable landmarks, the 134 year-old Lucky Strike Tower, will be decorated with thousands of feet of lights and garland. Attendees to this holiday ‘LIGHT’ event will enjoy Christmas music by local churches and schools…including a performance by a special brass ensemble from Durham School of the Arts. The first 500 people on the lawn will receive a FREE light wand, and the evening will end with a spectacular display of fireworks.
