ONE NATION…UNDER GOD…INDIVISIBLE – (An URGENT Call to EVERY American: PLEASE pray for YOUR country!)

As I awoke this morning...I immediately became aware of the heaviness in my heart...my mind racing with thoughts and questions. My country...YOUR country...is in a state of emergency. Every newspaper, radio station, TV station and internet media source is reporting the same thing...the U.S.A. economy is on the brink of a recession...if not worse.

The demise of Washington Mutual, Inc...one of the largest banks in our nation...is a wake-up call that we, the American public, cannot afford to ignore. It was not the first giant to fall under the unbearable weight of its enormous debt, and it will certainly not be the last. Even as we dodge the falling debris of the walls crashing around us, we remain hopeful that our government will ‘fix' the problem...just as it has always done.

What else can we (THE PEOPLE) do?

2 Chronicles 7:14 If my people, who are called by my name, will humble themselves and pray and seek my face and turn from their wicked ways, then will I hear from heaven and will forgive their sin and will heal their land.

On April 6, 1789...George Washington was elected as the first president of the United States of America. In just a few months...we will elect our 44th president. Whether you are Republican, Democrat or Independent...you are an AMERICAN. Will you take a moment to pray for the healing of AMERICA...one nation under God? Will you pray for ALL of OUR leaders to seek the wisdom of God for OUR COUNTRY?

These are the words that some of our past presidents prayed for our country.

20 Lessons I’ve Learned from My Clients - - (LESSON ONE: MY perspective is NOT the one that matters!)

By the Spring of 2004...just six months after earning my real estate license...I was the top-producing agent in my office. However, my success was neither accidental nor the result of dumb luck. I was reaping the benefit of hard work, determination and a well-designed business approach. I was the first person in my office every morning, and I was the last one to leave at night. I also concentrated all of my efforts on a segment of the market that I considered to be overlooked by the real estate and mortgage industry...the Hispanic Community.

Before launching my outreach to the Hispanic Community, I researched and learned everything I could about Hispanic culture. I wanted to fully understand my Hispanic clients' reference point so that I could fully serve their needs. I recognized that speaking Spanish was only the first step...that I needed to speak the ‘cultural language' as well. Still...there was much that I could only learn through direct interaction and observation...through real-life, hands-on experience.

LESSON ONE:

MY perspective is NOT the one that matters!

One Saturday afternoon...Maria stopped by my office. She was referred to me by a young, Hispanic client of mine. Upon meeting Maria, I knew that she was skeptical (suspicious even) of the whole real estate industry. However, I did not know why.

After spending hours talking with Maria, I was able to convince her to take the first step toward fulfilling her dream of owning a home...applying for a loan. Within a few days, Maria was qualified for a $93,000 FHA mortgage...using a Down Payment Assistance Program for the 3% down payment. We were both thrilled.

Immediately, I located every home that was for sale within her price range and desired area. There were only nine homes available. We scheduled an appointment for her to see all nine homes the following day. I arranged the showing order based on my evaluation of the worst to the best...hopeful that by the end of the tour...she would feel confident that she could make an informed decision.

The first few homes were absolutely horrible, and we all agreed that they should be removed from the list. By the third home, Maria was already feeling discouraged. I encouraged her that there were still better things ahead...to keep the faith. By the seventh home, I was beginning to wonder if it would be possible for her to find a home that would meet her needs, within her limited price range. Of course, I did not share my concerns with her.

The eighth home on our list was a foreclosed home that had been abandoned for a long time. It was one of the newer and larger homes on our list, but it had been severely neglected and vandalized. It smelled like a horse that had been ridden hard and put up wet. It was truly nasty, with wall-to-wall carpeting that was filled with food and human waste stains...walls covered in graffiti...bathrooms beyond disgusting...and the evidence of a recent animal infestation. Standing in the middle of the living room...all I could see (and smell) was UTTER FILTH.

Expressing my emotions aloud...I said, "I need to go home and take a shower!" From across the room, I heard in a muffled voice "Esta casa es mucho mejor que la casa que rentamos!" Translation: "This house is much better than the one we are renting!" My heart sank.

You see...I was comparing that home to MY HOME. My clients were comparing that home to THEIR HOME. I later learned that they were renting a house from a ‘slumlord'. The roof was falling in, and when it rained...they had to place buckets everywhere to capture the gushing water. There was mold growing all over their belongings. They feared for their childrens' health and safety. They had begged the ‘slumlord' to repair the roof, but he refused to do anything.

When they looked at house number eight, they saw the huge, fenced backyard...the almost NEW roof...the vaulted ceilings...the good school district...and the POTENTIAL. I just saw the filth!

That day, I learned a valuable lesson from Maria and her family:

MY perspective matters when I'm buying MY own home; however, when I'm assisting my clients in the purchase of THEIR home...the ONLY perspective that matters is THEIRS.

How to have a HEALTHY HOME in a TOXIC WORLD -- (( Mr. Clean's DIRTY SECRET! ))

Thanks to a very effective ad campaign, there are few Americans who would not immediately recognize this gentleman...Mr. Clean. Personally, I think he looks more like a bouncer than a cleaning guy...but that is just my opinion.

Dressed in all white, his broad shoulders and confident smile say..."TRUST ME. I'll make sure your home is fresh and clean!" However, behind the smile...Mr. Clean is hiding a dirty, little secret.

How safe are the products you use to clean your home?

Do you know?

1. Many common household cleaning products are ACTUALLY classified as hazardous waste!

2. Household cleaners, pesticides (including flea powder), paints, detergents and stain removers can be hazardous to our health and the environment. Bug spray can remain active and airborne in your home for up to 30 years.

3. When ingested, inhaled or absorbed through the skin, these hazardous, household products can cause illness that may take years to appear.

4. Many common cleaning products are so dangerous that they can cause death. Every year thousands of household poisonings are reported. Many are fatal. Approximately 70% of all poisoning accidents occur in children between the ages of one and five. Most childhood poisonings are caused by the unsafe handling of household cleaning products and medicines. According to Poison Control, dishwashing detergent is responsible for more poisonings than any other household product. Dandruff shampoo, if swallowed, causes vital organs to degenerate. Household ammonia, when mixed with bleach is a deadly substance.

How can you have a HEALTHY, CLEAN HOME without using synthetic chemical cleansers?

The following list of NON-TOXIC or LESS-TOXIC CLEANING ALTERNATIVES will replace most of the hazardous cleaning products you currently use. While some of these products may require a bit more time and effort than their chemical counterpart, the result is a healthy, clean home and a safer environment.

For this:Try this:
Air freshener Simmer cinnamon and cloves; leave opened box of baking soda in room; or set out a dish of vinegar.
Aluminum spot remover 2 tablespoons cream of tartar + 1 quart hot water
Ants Red chili powder or cream of tartar at point of entry
Bleach Borax
Brass polish Worcestershire sauce
Car battery corrosion Baking soda + water
Chrome polish Apple cider vinegar; then polish with baby oil
Cleaners (general household) Mix 1/2 cup ammonia, 1/3 cup vinegar, 1/4 cup baking soda in one gallon of warm water
Coffee cup stain remover Moist salt
Coffee pot stain Vinegar
Copper cleaner Lemon juice + salt
Decal remover Soak in white vinegar
Dish detergent - grease cutter 1/2 cup baking soda + usual amount of liquid detergent
Drain cleaner Plunger followed by 1/2 cup baking soda + 1/2 cup of vinegar + 2 quarts boiling water
Fertilizer Compost and vermicompost
Fiberglass stain remover Baking soda paste
Flea & tick repellent Scatter pine needles, fennel, rye or rosemary on pet's bed
Fleas (on pets) Feed pet brewer's yeast, vitamin B or garlic tablets
Flies (insects) Well watered pot of basil
Floor cleaner 1 cup vinegar + 2 gallons water
Furniture polish 2 parts vegetable oil and 1 part lemon juice - Apply, rub in, wipe clean
Garbage disposal deodorizers Use citrus rind or ice cubes
Grease fire Douse with baking soda
Grease removal Borax on damp cloth
Hand cleaner for paint/grease Baby oil
Ink spot remover Cold water + 1 tablespoon cream of tartar + 1 tablespoon lemon juice
Insects on plants Soapy water on leaves, then rinse
Laundry detergent Basic soap
Laundry pre-soak Make paste of washing soda & water; apply to spots
Linoleum floor cleaner 1 cup white vinegar + 2 gallons water
Mildew remover Equal parts of vinegar and salt
Mosquito repellent Burn citronella candles
Moth repellent Cedar chips or dried lavender enclosed in cotton sachets
Multi-Purpose Cleaner Mix 1/2 cup ammonia, 1/3 cup vinegar, 1/4 cup baking soda
in 1 gallon of warm water
Nematode (parasitic worm) repellent Plant marigolds
Oil stain remover White chalk rubbed into stain before laundering
Oven cleaner 2 tablespoons liquid soap + 2 teaspoons borax + warm water
Paint; oil based/stain/spray Water-based, non-aerosol paints
Paint brush softener Hot vinegar
Perspiration spot remover Baking soda
Pet odor remover Cider vinegar
Porcelain cleaner Make paste from baking soda & water; let set, rub clean and rinse
Refrigerator deodorizer Open box baking soda
Roach repellent Chopped bay leaves and cucumber skins
Rug/carpet cleaner Club soda
Rust removal (clothing) Lemon juice + salt + sunlight
Rusty bolt/nut removal Carbonated beverage
Scorch mark removal Grated onion
Scouring powder Baking Soda
Shaving cream Brush and shaving soap
Silver polish 1 quart warm water + 1 tablespoon baking soda + piece of aluminum foil + 1 tablespoon salt
Slug and snail repellent Onion and marigold plants
Spot remover Club soda, lemon juice, or salt
Stainless steel polish Mineral oil
Toilet bowl cleaner Paste of borax + lemon juice
Tub and tile cleaner 1/4 cup baking soda + 1/2 cup white vinegar + warm water
Upholstery spot removal Club soda
Water mark removal Toothpaste
Water softener 1/4 cup vinegar
Wine stain removal Salt
Window cleaner Use 1/2 cup of vinegar in 1 gallon of warm water
Wood polish 3 parts olive oil + 1 part white vinegar; almond or olive oil (interior unvarnished wood only)

Rule #5: F.S.B.O. does NOT stand for (material) FACTS SHOULD BE OPTIONAL!

( Rule #5 covers the broad spectrum of 'DOs and DON'Ts' that ALL sellers - including FSBO's - should know before placing their home on the open market. Please note that ALL of the following ‘hints' were inspired by actual listings and events. Although I am often guilty of packaging a serious topic in a less than serious wrapper...my intention is always to educate and inform...and to make you chuckle a time or two in the process. )

When describing your home's unique features...you may want to mention the PSYCHEDELIC MASTER BEDROOM.Psychedelic Master Bedroom NOT Recommended Not ALL surprises are good surprises!

In general, when repainting your home to prepare it for sale...a neutral color scheme is recommended. Nonetheless, a properly measured dose of color can add warmth and make a ‘naked' or ‘cookie-cutter' home more aesthetically pleasing.

However...when I open the door to the master bedroom and see this ------------------------>

...the ONLY warmth I'm likely to feel is the flush of embarrassment that I did not properly warn my buyers.

Moving your CLUTTER from one room to another is NOT the same as ORGANIZING!

De-cluttering a home prior to placing it on the market is one of the best investments of time and energy a seller can make. As a REALTOR®, I educate all of my clients that...in order for a potential buyer to ‘SEE' themselves living in your home...they have to actually be able to SEE the home. A clean and organized home says "Welcome, Mr. or Mrs. Potential Buyer. Have a seat and ENJOY my home." A cluttered home says, "Hey, Mr. or Mrs. Potential Buyer. I wasn't expecting you, but I want you to buy my home anyway...IF you can find it under ALL MY STUFF."

Please keep these three points in mind:

1. IF you are bothered by your own clutter... (YEAH...you know where I'm going with that, huh?)

2. IF you begin each tour of your home with, "Please overlook the mess...we are in the process of packing and organizing"...you may want to delay the packing and finish organizing before the next showing.

3. IF you need 48 hours of notice prior to showing your home to a potential buyer...your home is probably NOT market ready.

IF you choose to NOT disclose...OR...to blatantly misrepresent a material fact, you may want to coordinate your story with your spouse...prior to my arriving with my clients.

This particular ‘hint' may seem a bit obvious...but then again...neither would you think that the makers of Preparation H would need to warn users NOT to brush their teeth with it. You've heard the saying..."can't see the forest for the trees"...right?

IF, upon arriving to your home with my buyers (who have two small children), we hear the neighbor's pack of wild wolves singing howling ‘HUNGRY LIKE A WOLF'...please do not try to convince us that the wolves are ‘sweet and friendly'.

This is a TRUE STORY:

I'm certain that there are at least a few people who are saying..."HUH? NO WAY!" YES WAY!

A few months ago, I arranged to show a FSBO (For Sale By Owner) to a family with small children. As soon as we pulled into the driveway, we were met by the owners of the home AND the deafening sound of nearby wolves howling. I looked at my clients with an expression that asked the question, "IS THIS FOR REAL?"

Seeing our faces, the wife quickly attempted to calm our fears, saying..."Oh...isn't that just a wonderful sound? Those are our neighbor's wolves."

::WOLVES!!!::

"He raises them from pups and tames them. They are a special breed of friendly wolves. After a while, you get used to the noise. We don't even hear it anymore."

At that, the soft-spoken husband speaks up..."NOOOOOO...they aren't a special breed of wolves. They are just regular wolves, but you don't have to worry. They have ONLY gotten out of their pen ONE time since we've owned our home."

The wife interrupts..."Let's go on inside and see the home."

The husband continues..."Yeah...the one that got loose only had three legs, but it took three grown men to wrestle him to the ground."

At that point, I saw my client looking around for her children. Then, she said..."Yes...let's go inside."

Moral of the Story:

IF you need the PSYCHEDELIC MASTER BEDROOM to distract potential buyers from the pack of howling wolves in your neighbor's yard...GOOD LUCK WITH THAT FSBO THINGY!
