Short sales and foreclosure - two phrases that were minutely heard of a short five years ago. Now, however, these are common descriptions for a great amount of property listings. It's unfortunate but it is a sign of the economic crisis our country is stumbling through.
Sellers going through short sales and buyers contemplating the purchase of a foreclosed home require resources, information and care more so than a traditional buyer or seller. While the education needed to be a great real estate agent in the traditional sense is exceptional, providing assistance for distressed properties requires additional education and skills that can only be ascertained via a few select educational sources and practical experience.
Upon noticing the changing trend in the real estate market and witnessing several people in Beavercreek experiencing these changes by way of short sales and foreclosures, I knew I had to be prepared to take appropriate action. I didn't want my clients going through these stressful events alone with no idea of where to turn or what to do. Additionally, I wanted to be sure my knowledge and skills to assist buyers and sellers were timely and applicable when it came time for these folks to consider short sale and distressed property options in my Beavercreek area. I did my homework and found exceptional resources with the SFR (Short Sales and Foreclosure Resource Designation) and knew that achieving this designation would empower me to be an asset in this changing market.
By being SFR certified, I can provide the homeowner experiencing the short sale process with resources, information and expert negotiating skills while navigating them through this often stressful ordeal. Additionally, my SFR certification coupled with my extensive distressed property experience has armed me with the knowledge and abilities to protect both buyers and sellers and potentially limit their risks when purchasing or selling a foreclosed property. The SFR certification has empowered me to be an asset to my Beavercreek market and I look forward to the opportunity of helping more families facing this complicated situation.
If you are looking at the short sale option or are considering the possibilities of purchasing a foreclosed property, give me a call and let my SFR designation work for you!
As an experienced real estate agent, I can tell you that the most successful agent/client relationships are the ones with great communication. I'm not just talking about phone calls or emails to keep in touch - I'm talking about the true exchange of information.
When you begin your new home journey, there are many decisions to be made. What type of home is best for you? What location will suit your commute and lifestyle? Do you want a yard? How many bedrooms and bathrooms do you need? How much home can you afford? Decisions, Decisions, Decisions!
As important as this information is to you, it is vital for your REALTOR*. Communicating your wants and needs to your real estate agent will not only enhance his or her ability to assist you, it will also save you time and effort in searching for your perfect home. Armed with as much information as possible, an agent can then rule out properties that are far from your considerations and present you with the properties that best meet your needs.
On the other side of the coin, a great agent has lots of information to provide to you as well. Current market trends, school and neighborhood information and beneficial options are just a few topics you'll need and want to know.
Improve your home buying experience by communicating with your real estate agent - you'll both be glad you did!

The Boonshoft Museum of Discovery - Just one more thing that makes living in Beavercreek GREAT!
You've probably heard it your whole life: April Showers Bring May Flowers. Unfortunately, in Beavercreek and across the nation, April showers didn't end in April. In the past five days, the national news has been consumed with the recent tragic flash floods in Arkansas and Oklahoma, bringing to light an important topic - flood insurance.
Many people mistakenly believe their homeowners insurance policy covers any act of nature that may affect their property. Regrettably, these same people often find out too late that their policy does not include flood insurance.
The National Flood Insurance Program (NFIP) was created in 1968 by Congress to assist in providing property owners financial protection. The NFIP is managed by the Federal Emergency Management Agency (FEMA) and, along with several private insurance companies, provides flood insurance for both property owners and renters which can be obtained through property and casualty insurance agents. No shopping around for the best rate is necessary because the government sets the premiums, thus making sure there is no difference between provider companies or insurance agents.
Under most circumstances, flood insurance can only be purchased if your community participates in the NFIP. However, if your property is in a high flood risk area, flood insurance is a requirement.
Visit http://www.floodsmart.gov/, the official NFIP website, to ascertain your flood risk by completing an online Risk Profile. Once there, you can also check to see if your community is a participant in the program or locate an agent that specializes in flood insurance.
The time to prepare is now - before Mother Nature forces you to deal with it.
