IN THE EQUIFUND PROGRAM?

Bancofino is the exclusive commercial mortgage company originating all loan requests for EquiFund Investors. Its primary responsibility is to process loan applications in a fashion that achieves the highest LTV loan approvals possible from participating EquiFund Lenders. This in conjunction with the right amount of equity funding needed should result in 100% financing.
Sellers participation with the EquiFund Program consists of the execution of EquiFund documents, purchasing an EquiFund bank account and if necessary, assisting the buyer with a SDE in order to complete the sale for a successful transaction. A SDE allows the buyer to receive full equity funding by expanding the amount of equity needed to cover the required downpayment. The seller defers a portion of their initial proceeds to be paid out at a later date with terms and conditions pre-negotiated with the buyer prior to closing.
Consequently, if there is sufficient equity in the property, then a SDE is not needed. The EquiFund Calculator is used to verify the amount of SDE and equity needed. SDE transactions are closed and recorded separately after the primary transaction has funded. Sellers will not experience a loss of anticipated proceeds by participating in the Program.
What does all of the above mean to the seller? The seller sells their property quickly without any fanfare and buyers get to purchase real estate with little to nothing down using the acquired property's equity as their downpayment. EQUITY FINANCING: A VIABLE OPTION

EQUITY FUNDINGS ON THE RISE
Commercial and residential equity funding is stronger than ever. Buyers are beginning to realize the benefits of using equity to purchase real estate. The most recent statistics reflect six out of ten buyers do not have sufficient funds to qualify for a mortgage. As credit standards become more stringent with higher FICO scores and lower LTV's the norm, maximum financing is now reserved for only the elite borrower with superior credit.
The EquiFund Program provides buyers with qualifying properties the necessary funds needed to secure a mortgage.
