Basic Bidding Information For Mortgage Forclosure Properties

The properties are owned by debtors until they are sold on the day of sale. They are not open for public viewing - You will be bidding against the bank. - The bank has a predetermined amount that they will bid to. This is called the “upset price”. Only the bank, on the day of the sale, knows what this amount will be. It may be more or less than the judgment amount. - The Sheriff does not guarantee clear title to any property sold at sale. For example, you may buy a property with numerous liens requiring you to pay a lot more money than what you bid for the property and you must, under the law, pay these lien holders to clear what is now your title. This is solely YOUR responsibility. All liens registered on properties can be obtained at the Prothonotary Office in the Courthouse. A title search is recommended. -

CONDITIONS OF SHERIFF’S SALE 1. The Highest Bidder shall be deemed the purchaser. 2. The purchaser will pay ten percent (10%) of bid price at the end of the sale. A condition of sales form and an acknowledgment of purchase provided by the Sheriff must be signed by the purchaser immediately after the sale. The balance of the purchase money must be paid to the Sheriff within ten (10) days of the sale. 3. The purchaser is responsible for all unpaid real estate taxes and municipal liens. The Sheriff is not responsible for any unpaid taxes or liens except those included in the Schedule of Distribution. 4. Upon the failure to comply with these conditions of sale, any money paid on account shall be forfeited by the purchaser and shall be applied to pay the costs of the sale and the costs of any subsequent sale and nothing herein shall relieve the purchaser from liability for all costs and damages arising out of such noncompliance. If the executing creditor registers its highest bid and the purchaser defaults, then the executing creditor shall be deemed to be the purchaser. 5. The Sheriff shall not be liable for loss or damage to the premises sold resulting from any cause whatsoever, and makes no representation or warranty regarding the condition of the premises. 6. The Realty Transfer Tax Statement of Value forms shall be prepared by the purchaser and returned to the Sheriff’s Office within ten (10) days from the date of sale. (NOTE: Effective July 1, 2005 the common level ratio will be 2.42) 7. The Sheriff reserves the right to postpone or stay the sale of any property in which the attorney on the writ has not appeared and is not present at the sale.

The Story of the Danville - Pottsville Railroad"

7 pm, Historical Society of Schuylkill County, 305 North Centre St., Pottsville. Historian Tom Dempsey will speak on the Danville Pottsville Railroad which was the first railroad in our area. The railroad ran from St. Clair to Girardville between the years of 1828 to 1838 era. A very interesting story of local county history and how the railroad scaled the mountains of the area. Schuylkill County Memorial Day Parades / Celebrations 2009

We have over a dozen local parades and celebrations this weekend in Schuylkill County. Here's a roundup of some of them, gathered from the local newspaper and other sources:

SOUTHERN SCHUYLKILL

AUBURN — Memorial Day parade, 9:30 a.m. Monday, forms at VFW. Program follows at Memorial with guest speaker, Honorable James R. Ferrier. In event of rain, parade canceled and service held at 10 a.m., Auburn Church of God.

SCHUYLKILL HAVEN — Veterans of the Vietnam War Post 29 Schuylkill County will hold their Memorial Day service at 1 p.m. Monday at the Schuylkill County Vietnam Memorial on Route 61 in Schuylkill Haven (in front of Penn State Schuylkill). Gary Hess, mayor of Schuylkill Haven, will be the keynote speaker.

CENTRAL SCHUYLKILL

BRANCH TOWNSHIP — Memorial Day parade, 8 a.m. Monday. Outdoor ceremony at Llewelyn Elementary School following parade, main speaker Sgt. 1st Class Joseph Jordan. In event of rain, parade will be canceled, celebration held at school’s auditorium. Second ceremony, 10 a.m., Friedens Lutheran Church. Following service, ceremony at Phoenix Park.

MINERSVILLE — Memorial Day parade, 9 a.m. Monday, followed by ceremonies at Veterans Memorial, South Fourth Street. Memorial Day remembrance, 6 p.m. May 30, Union Cemetery, South Fifth Street. Wreath will be laid at grave of Capt. Robert Lawrence of the Civil War. Please bring lawn chairs. PALO ALTO — Memorial Day services, 1 p.m. Sunday, at monument.

PORT CARBON — Memorial Day church service, 6 p.m., Sunday, St. Stephen Catholic Church, Valley Street. Annual parade starts 9 a.m. Monday. Service following parade at Port Carbon Library/Veterans Memorial Park, Pike Street.

POTTSVILLE — Pottsville Joint Veterans Council 114th annual Memorial Day parade, 10 a.m. Monday, forms on West Market, between 12th and 14th streets. Program will follow in Garfield Square with keynote speaker, Col. Kurt Ryan.

SCHOENTOWN — Memorial Day services, 2 p.m. Monday, Vietnam Veterans Joseph C. Cappella Memorial Home. George Acaley will receive award from U.S. Rep. Tim Holden, D-17.

NORTHERN SCHUYLKILL

FRACKVILLE — Memorial Day parade, 9:30 a.m. Monday, M&T Bank, South Lehigh Avenue and Arch streets. Program at Veterans’ Monument, Spring Street at Frackville Memorial Park. Guest speaker Attorney Christine Holman.

GIRARDVILLE — Memorial Day parade, 9 a.m. Monday, services at Veterans Memorial, Third and Ogden streets. Keynote address by Cmdr. Bill Gower, special guest Maj. James R. Bittner. In event of rain, services at American Legion, 122 W. Main St.

MAHANOY CITY — Memorial Day church service, 10 a.m. Sunday, First Congregational Church, 701 E. Centre St. Memorial Day program, 2 p.m. Sunday, Veterans Memorial and M60-A3 tank, located at Centre and Catawissa streets. Keynote speaker is state Sen. David Argall, R-29. Annual Memorial Day Parade will begin at 11 a.m. Monday, forming at the Mahanoy Area School Complex at 10:30 a.m.

RINGTOWN — Memorial Day service, 10 a.m. to noon Monday, Old White Church. Guest speaker Gen. Dean Ertwine, U.S. Army, retired. SAINT CLAIR — Memorial Day service, 1 p.m. Sunday, cafetorium of Saint Clair Elementary/Middle School. Main speaker is Mark Atkinson, Navy 1st Class Petty Officer, a veteran of Iraqi Freedom.

SHENANDOAH — Memorial services, 9 a.m. Sunday, First Baptist Church, Oak and West streets. Memorial Day parade begins 9 a.m. Monday in front of Phoenix Fire Company. Keynote address presented by Schuylkill County Commissioner Francis McAndrew.

WESTERN SCHUYLKILL

TREMONT — Memorial Day program, 1 p.m. Sunday, Robert P. Wiscount Veterans’ Memorial Park, Main Street. Sponsored by Tremont Community Organization. Call 695-2199 or 695-3792. Parade begins 10:45 a.m. Monday at West Laurel and South Pine streets. Program 11:15 a.m. at Reformed/Lutheran Cemetery with speaker Thomas Symons. In event of rain, program will be held in Tremont Borough Building at 10 a.m.

PA Enacts Solar Energy Rebate Program

This is big news! Gov Rendell announced this today:

"Thousands of Pennsylvania homeowners and small business owners eager to slash or even eliminate their electricity bills will be able to install new solar technologies at a discount of up to 45%, thanks to a new program Governor Edward G. Rendell opened today.

The PA Sunshine Solar Program will provide $100 million in rebates to help fund solar electric and hot water projects, reimbursing eligible consumers up to 35 percent of the purchase and installation costs of solar energy technology.

In combination with federal tax credits, consumers could reduce system costs by 45%."

To take advantage of this program, homeowners and small businesses wishing to apply for rebates must first select an installer that has been approved by the Department of Environmental Protection.

The installer will submit all application materials on the consumer’s behalf.

Project approval will be granted on a first-come, first-served basis until funds are depleted.

Rebates will be dispersed to the home or small business owner upon completion of the project.
