There were 77 homes sold in November 2010 vs 85 sold in November 2011

Average sold price was $113,994 in 2010 and $122,031 in 2011

Highest sold in 2010 was $335,000 vs $330,795 in 2011

Lowest sold was $14,100 in 2010 and $17,500 in 2011

Average days on market in 2010 was 93. In 2011 it was 85.

As you can see, the average price per sale is higher and the days on market are just a little bit lower in 2011 than they were in 2010.

I believe that the market has stabilized a bit and that the prices should slowly and somewhat steadily rise. It's not a full blown "rebound," but it's looking better than it has for a long time!

There are many reasons to want to Live in Livonia, MI.

  • The Livonia Police are outstanding. Fall in Coventry Gardens
  • The schools system is one of the best in the state. I've never really heard anyone complain about the schools.
  • A great mix of well established and newer construction subdivisions. Coventry Gardens, Burton Hollow, Francavilla and Quakertown are some of the most popular.
  • Proximity to freeways makes traffic much better than a lot of other cities. Ever drive on Ford Rd in Canton during rush hour?
  • Bates.

Well, Reason #37 to Live in Livonia, MI is right up there with all of those:

You can rake your leaves into piles on the side of the street and the city will come and pick them up for you! It's Awesome!

Bigg Burger hamburger shop in Livonia, MI

There's a new(er) hamburger shop in town. It's called Bigg Burger, and I stopped there today to see what all the talk is about!

They're located at 19055 Farmington Rd, Livonia, MI 48152. Just south of 7 Mile Rd.

I ordered a regular single burger and small fries.

The burger was great! They have a ton of FREE items that you can put on your burgers. On mine, I got dijon mustard, sprouts, grilled onions and mushrooms, tomatoes, green olives and fresh jalapeno's. How that sound? I can't wait to try the bleu cheese mayo on it next time.

Small fries. Anything but small. The tasty, thin, skin-still-on them fries came in a tray and were spilling out everywhere. Didn't need to add salt or ketchup or anything to them. They were great just like they were.

About a week ago, I scheduled an appointment to show a rental property of another company. I usually have my leasing specialist take care of these but it wasn't too far and it got me out of the office a little early that day.

Anyway, I show up at the house to meet the prospective renter. She was with her sister and her younger son. They were all pretty nice people.

Then, we went into the house.

The first thing to greet us was the odor. I couldn't tell right away what it was, but turned out to be an incredible combination of animal feces and urine, wet dog, dirty clothes piled in multiple places and dirty dishes, beer cans and food all piled on the counter and in the sink.

I'm only happy that we went in for one reason. So I could get these pictures! Check them out below.

As a real estate agent, I'm disturbed that someone, anyone, would put this house on the market before it's completely cleaned out. I understand if you're still moving furniture and some other things out, but this place was disgusting.

I called the listing agent afterward and asked why they didn't wait to clean it before letting people in to see it? His response: "Your people should be able to look beyond the condition of the house. Are they still interested?"

How many people do you think that client told about their experience and that house?

I'm sure you'll agree with me when I say...

C'mon agents. We can do better than this!
