Fairway View Subdivision 2011 Year End Market Report

This Fairway View North Aurora market report covers property sales during all of 2011 as well as a look ahead to 2012. The past year was a mixed year for North Aurora real estate - inventory was high through much of the year and due to this, prices have continued to decline. This is still a foreclosure and short sale driven market and Fairway View is no exception. We did see some improvement in market activity particularly in the last quarter that we hope will continue through this year. Let's take a look at the numbers:

The average sales price in Fairway View for 2011 was $153,750.

There is good news - 2012 already looks like it will be a busy year based on current buyer activity. Inventory remains high in North Aurora but we hope buyer activity will begin to reduce inventory. There is one property in Fairway View Subdivision that is currently on the market:

Banbury Ridge Subdivision 2011 Year End Market Report

This Banbury Ridge market report covers property sales during all of 2011. Another year is done and it's time to go over the activity we had for the last 12 months. 2011 was a mixed year for North Aurora Real Estate inventory remains high and prices have continued to decline. However, we did see some improvement particularly in the last quarter of 2011. But let's take a look at the numbers: In all of 2011 there was only one sale in Banbury Ridge. This is not unusual for a relatively small subdivision such as this one. The home that did sell was:

2012 already looks like it will be a busy year. Currently, there is one property in Banbury Ridge that is currently on the market:

We expect more activty this year in Banbury ridge and other North Aurora Subdivisions and expect this additional activity to continue to push the market back into balance. Chesterfield North Aurora

Chesterfield North Aurora is one of my favorite North Aurora subdivisions and here's why: it's in a great location - south of Butterfield Road and just minutes from I-88. What I love the most about Chesterfield is the great way the developers have integrated green areas throughout the community. Many of these North Aurora homes back up to natural prairie or wetlands and hiking and biking trails wind throughout the community. The homes are also very spacious and display many modern building trends and techniques.
