Tarzana & Woodland Hills Homes - More House for Your Money

You've spent months researching online. You've read countless articles and viewed hundreds of homes. (Hopefully not on Zillow or Trulia). You know you want to live in a great area of the San Fernando Valley but find that homes priced in Studio City, Sherman Oaks, and Encino are out of reach.

You're in luck! If you want to live south of Ventura Blvd but can't afford the higher priced areas, then Tarzana and Woodland Hills is your best bet. You'll get more house for your money. Since I've been in real estate (6 years now) I've referred to these two areas as the "New Money" areas.

If I recall correctly, Woodland Hills constantly topped the charts with the most foreclosure homes on the market in the San Fernando Valley. You might think otherwise but a lot of new money buyers purchased homes there hoping that Woodland Hills would be the new Encino. It didn't!

Don't get me wrong, I really like these two areas. You get a lot more house for your money in Tarzana and Woodland Hills. Woodland Hills borders Calabasas and Malibuis a 10 minute drive from Calabasas. The most expensive home on the market is Malibu is $65,000,000. That's 65 Million dollars.

Online Information Overload for Home-Buyers and Sellers

Lately, I've noticed most home-buyers who call me think they have their hands around the real estate market here in the San Fernando Valley. They've armed themselves with zillow, trulia, redfin, google, yahoo, bing, and craigslist and much more only to get surprised when they talk to a professional real estate agent.

Unfortunately, a lot of the information these home-buyers are relying on can be grossly inaccurate. Take for example a recent client I had who frequented the local crime database. It seemed nowhere was good enough for his family. Not even the safest cities in the San Fernando Valley / Los Angeles County. Crime happens everywhere. My neighbor got robbed twice a few years ago and I live in Sherman Oaks.

I've had other clients rely on inaccurate real estate sites like zillow.com and trulia.com only to send me sold properties they found as active. Confused, I send them to my Los Angeles real estate site and tell them either use my web site or Realtor.com for the most up-to-date and accurate property listings. Thank God they listen.

Regardless of all the information online, when it came time for the home-buyer to actually contact me, reality hit the fan (wake-up call for others) and they realized that what they read and hear is not the same as what they see and experience in the real world.

Note to Home-Buyer: Hearing about the war is not the same as actually being in it.

So what we have are home-buyers who think they know everything when in reality they know nothing. If a home-buyer is really thinking of buying a home within the next 6 months, the most important step they can take is to schedule a time to meet with a local real estate agent.

Home-buyers can get most all of their questions answered by a local real estate agent, and start the process of getting pre-approved - at least they'll know where to start. The benefit is that they will be prepared to fight the war rather than walking blind through it.
