In the heart of the city just a stones throw from downtown I have found a awesome new lunch spot. Azteca Mexican Restaurant has an extensive menu consisting of fajitas, burritos, tostadoas and enchiladas. Prices are very reasonable and portions are generous. So far my favorite dish is the Beef or Chicken Flautas. Served with refired beans, rice, and coleslaw it makes for a tasty lunch. Everything tried to date has been really good and all entrees are also served with chips and salsa. Take out is available as well.

One of my other favorite things here is the fried ice cream. With a large portion this is a good item to share with a friend.

Azteca Mexican Restaurant also has domestic and import beer and mixed drinks. Azteca Mexican Restaurant opened in July of 2009 and is locally owned by Marcelino Flores and Javier Soltero.

1. Leave your oversized furniture in small rooms.

2. Leave that gaudy wallpaper.

3. Leave the dog during showings.

4. Leave a tenant.

5. Leave in that green shag carpet.

6. Smoke like a chimney.

7. Leave a smell....cat, dog, urine, etc.

8. Leave that room painted black.

9. Add the commission of top of the price you have to have.

10. Add a 24hr showing notice.

11. Leave deferred maintenance for the next guy.

12. Leave dog doo all over the yard.

13. Leave a bunch of clutter.

14. Add the price of all the improvements you have done to the home on top of the price paid when you paid for it.

15. Refuse to have a sign in the yard.

16. Refuse to have open houses.

17. Refuse to keep your home clean.

18. Refuse to fix small things found in homeowners inspection.

19. Turn off utilities and have no heat.

20. A foot and a half of snow on the sidewalk is okay.

21. Get a REALTOR who knows nothing about the internet.

    

If you do five or more of these steps I can almost guarantee that you either will NOT sell your home or you will do it at a steep discount! So the moral of the story is your home must be clean and maintained inside and out, updated, and with appropriate furnishings to get top dollar. Leaving other annoying things like tenants and dogs are also not going to hasten your way to the closing table either. If you do not allow your listing agent to do their job through signs, open houses and internet exposure you are slowing yourself even more. Your home must be accessible to be looked at asap and with a clean walk path or it may just get passed by. And last and most importantly please understand people are looking at price more then ever now. They will look at every last house in their price range and pick the best of the bunch. If you are overpriced you are just helping sell the houses that are not! There are a lot of fish in the sea and it is not only your REALTOR's job to sell your home it is yours to help in as well.

I have a penchant for vintage things. Old clothes, old music, old furniture, old books all will catch my eye. So the other day on Facebook when I noticed a friend had liked a new vintage store I got all excited. So I took the afternoon off and discovered Aviena. Aviena is a curious little shop with a mix of old and new pieces. With a good section of vintage clothes and shoes, vintage jewelry and repurposed furniture it was a very interesting shop. It also had along with the vintage a selection of newer stuff to keep it interesting. Aviena is a consignment store so you can bring in your treasures to resell if you so choose as well. On top of consignments there is also South Dakota local artisans that bring in some really great products. I snapped some pictures to give you a better idea of what might be waiting for you at Aviena but just a forewarning the inventory is constantly changing.
