Thursday's Blog post was financing issues for first time homebuyers. Tomorrow is Cinco de Mayo and we will present our visit to Old Mesilla for the celebration of that holliday. But, before we present "The Pros and Cons of homeownership" for our first time homebuyers, I want to present what I consider to be extremely important information for current homeowners.
Mortgage Interest Rates are their lowest levels
since they began being recorded in 1971

Though the yellow notes are difficult to read the pictures speaks loud and clearly about the interest rate for 30 Year Fixed Rate Mortgages.
As of this writing April 30,2009, interest rate for 30 Year Fixed Rate Mortgages reported by Freddie Mac 4.78% with 0.7 points. This is the absolute lowest rate ever.
Everyone who has a mortgage on real property owes it to themselves to at least look into refinancing that mortgage.
I have provided a Mortgage Refinance Calculator. It is the best one that I could find. It is very comprehensive in its calculations and reports. Use the calculator. Do as many scenarios as you want. See whether you think refinancing your current mortgage may be beneficial. Then, and I can't stress this too much, you should check with your accountant, financial advisor, Mortgage Company, and banker to determine what is best in your specific situation.
NOTES- Approximate values to use: You should figure on 1% of the Mortgage amount for Origination fee and 0-points, and additional closing costs are about 2% of the amount of the new Mortgage. After entering all the figures into the calculator press CALCULATE then press VIEW REPORT. Read the report below the graph completely.
You will get 4 break even points. It is best for you to use #2 or #3. #2 represents the number of months it will take for your interest and PMI savings at the new lower interest rate to exceed your closing costs. #3 Represents the number of months it will take for your interest and PMI savings to exceed your closing costs taking into consideration that you your actual closing costs are greater than stated because they were funds you aquired after having paid taxes. The result for #3 accounts for your tax liabilities.

Homeownership is a great achievement and a terrific investment. But, you must be sure you can afford it. Once you determine you can
truly afford to be a homeowner it is highly unlikely you will ever regret

This was the largest attendance ever for The Wine, Blues, and Jazz Festival this past weekend. The La Vina Winery has been doing wine harvest festivals for over 25 years. The spring Jazz and Blues festival has been an annual event for the past 15 years.
I haven't been to the festival for the past few years. The last time I went, it was a much smaller event and the grounds were not groomed. There was great wine, but certainly not the FESTIVAL that I experienced this weekend. It was simply amazing what has been done to this event to make it a wonderful event for the entire family. It is now located in a walled in complex with a huge central area of grass where you can spend the day listening to the Jazz and Blues performers. The entire area was surrounded by 60-local craft and food booths. There is a concrete patio for dancing and many tented areas with chairs to sit, relax, enjoy the music, wine, and our wonderful Las Cruces spring weather.
For the modest entry fee, you get a souvenir glass, and 6 wine tastings. There were 20 different selections of white, red, and sparkling wines to taste.
They had a wide selection of food booths. There was something for every taste.
We tried everything from the Mexican specialties, to barbeque, fresh roasted corn, and much more. We were glad that we saved room for the chocolate covered strawberries which were an excellent accompaniment to the wine. There was a slide and rock climbing wall for the kids, and plenty of room for them to run around safely. There was something for everyone.
We avoided taking the family with the grandchildren because it was a wine festival, but we enjoyed the afternoon so much that I called my son afterward and told him that we need to make it a family event next year.
I hope you enjoy the slide show, and you can appreciate that this was a great way to spend a spring day. There is always some fun thing to do in Las Cruces.
Cinco de Mayo, which means "The 5th of May" in Spanish, is a celebration of Mexican heritage and pride. It is not, however, Mexico's Independence day, a common misconception, which is actually held on the 16th of September (Dieciséis de Septiembre). Cinco de Mayo is a regional holiday in Mexico that is mainly celebrated in the state of Puebla. The holiday, while not federally recognized by the Mexican government, is recognized and celebrated in the United States and other countries.
In 1861, Mexico had ceased making interest payments to its primary creditors and in retaliation France, along with other European countries, attacked Mexico in an attempt to force payment. Instead of merely attempting to collect on a debt, the French also sought to take over and occupy Mexico and was initially successful.
On May 5th, 1862 the Mexican army, under the leadership of General Ignacio Zaragoza Seguín, procured a seemingly impossible victory over the better-equipped French army who had not seen a defeat for nearly 50 years, and who outnumbered them almost two-to-one. This epic clash, which would also mark the last time than an army from another continent invaded the Americas, would be forever known as the Battle of Puebla.
Despite the victory at Puebla, the French Invasion on Mexico City was only delayed. A year later the French had occupied Mexico and placed Maximilian I on the throne of Mexico. Under U.S. pressure, the French would eventually withdraw between 1866 and 1867 and Maximilian I would be executed by President Benito Juarez.

The historic town of Old Mesilla, located a scant few minutes from Las Cruces, will be hosting the annual Cinco de Mayo Fiesta in the town plaza from noon to 10 p.m. May 2nd and from noon to 7 p.m. May 3rd. You can find driving directions on the Old Mesilla website located here. There is no admission charge, however, there will be a wealth of great food, music, and entertainment to enjoy so come on out and join us!
