Front View 115 Blue Water DriveGreat news for my sellers, this beautiful home in Somerset is under contract! God willing, it will close in mid-September and the buyers will have found a really beautiful home to build their life in.

This home has been on the market for 55 days.

Currently, there are 9 homes for sale in the neighborhood and they have been on the market for an average of 88 days. In the past 6 months, homes in this neighborhood that sold were on the market for an average of 112 days.

It's no small thing that this home is under contract. I posted a wonderful story about this home and how it sold. You can read about it here; it really is an inspiring story.

So, now everybody will do the hard work to get this house to closing--inspections, repairs, loan docs, title work, etc.

But right now, my heart is singing, because this house sold one day, and God hears when His people pray, especially the prayers of children.

Sometimes God Lets Me Be Nearby When He Does Awesome Things

How often do we ask God for something, not really expecting it? Don't we so often encourage people to pray, or tell someone "I'll pray for you," but we really only mean it as a form of comfort, a way to show we care?

I have a story to share with you. 

praying handsI have clients who are selling their home, and hope to buy a new one in a nearby neighborhood where they will be joining the staff of a local church. I have their home listed for sale, and they are anxious to get it sold because they are excited to begin their new life.

Yesterday morning, my client called me and said, "Julissa, you're going to sell our house today."

"I am?" I asked. "What's going on?"

She shared with me what happened that morning at their table. Her pastor had been teaching lately that one should be very specific when praying. Don't just offer a general prayer of hope, ask God for what you want or need and be specific about it. She was teaching that to her children, and they asked her, "So, Mommy, can we ask God to sell our house today?"

She told them that would be a great prayer, and so she and her children prayed together and asked God to sell their house that day.

Two and a half hours later, she received a call from the showing service notifying her of a showing on her house. That's when she called me bubbling over with excitement, and telling me we were going to sell the house.

So, we laughed about it and got pretty excited about it, and my husband and I added our prayers to hers and her children's and asked God to sell the house.

The showing went as scheduled, and last night when my husband and I were sitting in the living room, I got this showing feedback from the scheduling agent:

I read it to my husband and this is what he said. "Baby, you know, I am just always so grateful that God lets me be nearby when He does awesome things.

I am, too. And, God willing, I'll post tomorrow about a house I have under contract!

The buyer of this beautiful home is getting a great deal on a lovely home! It is located in Country Club Hills, an established community near Fort Bragg, the mall area, and the exciting new growth that is on the north of town on Ramsey Street. It is a 3 bedroom/3 bath home that has a bonus room that would make an excellent 4th bedroom.

I sold this home in 6 days! The average days on market this year for homes in Fayetteville in this price range is 113 days.

How were we able to sell this home in Fayetteville so quickly?

As I have pointed out in my recent posts about the real estate market in Fayetteville NC, new construction homes are selling better and faster than existing homes. Existing homes in Fayetteville are struggling to compete with new construction for buyers of homes in Fayetteville.

Still, if a seller prices and maintains his home at the front of the market, and an agent markets the home to capitalize on its location, price, condition, and upgrades then the existing home in Fayetteville can still sell in a reasonable time frame.
