Get an inspection, you won't regret it

To piggy back on my buddies Dale and Carl, it really is a great ideal to get a home inspection. Whether you're buying a resale home or a new home, the price you pay now is the price you save later. Building codes change all the time, so you must know how your home falls into that. Also, don't be discouraged if your 10+ year homes doesn't fall into the local codes and you feel the home of your dreams you're looking to buy is going to be a headache, your agent should negotiate a one years service contract, paid by the sellers to protect you and your investment.

Dispite what the news is telling you, it is really a good time to be a homeowner.

The best thank you you can give me is a referral

You hired me. I hope I met all your needs and more. My professionalism and love for the industry speaks volumes..... We've laughed, we've worked, we've dined and counter offered. Now, we've closed and found you the home of your dreams.

You've expressed your gratitude and thanks, I reciprocated and really value our relationship. So I know you need the time to move in, get organized and get the furniture in order. I just ask for one thing; can I have you're referrals?

If I've done you the job, offered you advice, or even if you know me from a former lifetime; your referrals are invaluable to me for my existence in this business. Remember the smile on your face at closing? Let's let someone else benefit from me, to get their smile going.

With all the problems in the world today and our "economy" in this "crisis" people you know still need to buy and sell. That's where I come in, I will, you know we've just left closing, take care of them.

Who do you know looking to buy and sell in the San Antonio area? I'm your retired veteran, your full time Realtor. I'm here to stay, because I love this business, it's been a part of my life for the better part of my life, and because I care. I made a difference for you; let me make a difference for those you know.

Do you dress to look like a business person? Or are jeans your thing?

Getting in the real estate business, I decided I should dress the part. I love looking professional, and having my clients working with someone dressed the part. Do you make an effort to wear clothes that reflect you as a professional? If not, you should I even offer this advice to the "well established" brokers and agents. You look like a professional, people treat you as such. Doesn't take a whole lot of time to make the effort, so, make the effort. I like looking like a professional, and being the part. It's all part of the package.

Realtor roll call....Where you at??

Just to relax and enjoy... this is a blog post for you to showcase where you are, where you work and what are your areas of expert! All you have to do is check in with the area you service, your specialty and how you are the "go to" person" in your area and why.

Don't limit it to my fellow agents; I want to hear from all aspects of the real estate community! This should be very interesting and I look forward to the responses.

Kind of like a mini "about me" blog! I'll be the first to respond......

Do your homework... forward planning

You are looking to make that step; buying a home. Great! It's still one of the best investments you can do! Now, I have to give you a bit of advice; as a real estate professional, I can't tell what neighborhood is "crime good" or not for you. Your agent has a code of ethics that we follow, being a real estate professional and a veteran that proudly served for over 20 years, ethics is a core value that I honor and follow without questions.

As a homebuyer, looking and hearing about the new state of affairs and industry advantages, research the area. You will be happy if you do. Do your home work; it'll pay off in the end. Trust me! I had clients I offer this advice to and they still thank me for the suggestion.

I recommend going by an area at different times of the day to get a real feeling of the neighborhood. While I can't, as a Realtor, steer you from one area or another, I do suggest you take the time to become familiar with the neighborhood you find a home you are interested in. You won't regret this advice in the end, trust me.

Real estate involves several diffent aspects and you need to ensure that you do your home work. You agent is your guide, your key, your professional, and the one that ensures that you get the best deal, on the buyers side and seller side. We are trained and study the market, to ensure you we provide the best information/knowledge and advice to aide you in the right choice.

You find your agent doesn't meet this criteria? Guess what? Fire him, find you a Realtor that will match your enthusiasm and make your needs his job. Don't be "put on the spot" thinking you have to work with someone you're not happy with! You are making my industry better by screening your agents, hold them to the highest standards! I do all I can to please my clients, why shouldn't they??? I expect and demand that my fellow agents handle your needs right! Point blank! Trust me; there are other agents that agree with my beliefs. The real agents are here for you, and take our "code of ethics" as a way we do business. I look forward to working with you and them.
