Despite the fact that foreclosures are at their highest in 20 years in San Antonio, it's still relatively lower than the rest of the United States. San Antonio is still also considered one of the most stable markets as well. Short sales have risen, staving off some of the foreclosures, as people are taking the steps to get their homes sold, even though they maybe upside down on their mortgage. Despite all this, the home values are still seen as stable, and San Antonio has been ranked as one of the most stable markets. Job loss isn't as bad here, and the recession isn't as hard hitting down here. So, with that being said, San Antonio is your place to go for a great home for a great price!

2009 San Antonio, Texas housing update

We had the privilege of having the NAR president in San Antonio telling us about the housing forecast for 2009. Good news is on the horizon! Housing is now more affordable than ever! Interest rates continue to break records with all time low recordings and housing with a median price range of 150k is in a 7 month supply. Now is definitely a time to be a first time home owner, or moving up to that dream home you always wanted.

On that note, buyers are coming on board fast; so if you have a home to sell, this may be the time as well. There are only 2 reasons a house won't sell in any market; pricing and condition. Don't fall into the category of expired! Your duty is phone duty

I'm sure all our office afford the luxuary and time to sign up for phone duty and I'm sure a lot of us are not really fond of it. The calls saying "we're in front of this house and want you to show us the inside right now" really puts you off. You have to develop a relationship with our customers, which is really hard on phone duty, and it deters a lot of agents.

You have to take a different approach and view it as an opportunity to "showcase" your business as a Realtor, period. Not everyone is looking to buy at that very moment however we shouldn't rule out our duties to our clients. Ask the questions, interpet and study the conversation and use your judgment. Verify they are not currently working with one of our fellow Realtors, and if they aren't, be their professional The person "just looking" may one day be your most loyal client and your best referral source if you treat them and use professionalism.

In short, take the time as Realtors to support your brokerage and do the phone duty, it's a inexpensive way to market yourself to the community and be the market expert.

2009, a focus on you and your business

A fresh start, a new year; Now is the time to refocus on your profession. You are your business and you need to treat it like that. The past is the past, but it should not be forgotten, it should be part of your learning curve and your stepping stone to reevaluate what works and what doesn't. One can never be comfortable with achieving satisfaction, one must concentrate on being the best you can be, and knowing you put all you can in your business. Can you look at the person in the mirror and say you achieved this, but you better be sure you're happy with the answer, if you're honest with yourself. If you can, continue what you're doing and weed our the negativity and step your game up, and work on your weakness. For those of us who are not satisfied with the average, let's make 2009 the year we take the "big step."

Whether you are a REALTOR, real estate agent, loan officer, or a title company, let's step up and help, and do what we signed up to do; be the best we can and help our fellow man to achieve the "American dream" and be a homeowner. This industry has the most satisfying accomplishment and the most hard trying way; let's concentrate on what we do, and focus on how we make our clients feel as the pinnacle of our business. I'm sure at the end of 2009, if we focus on the client and not ourselves, we'll find fulfillment and accomplishment beyond a paycheck.

I know I could have picked numerous fields to go to after serving my country for over 20 years, and had plenty of offers, (really) but my heart is in real estate, my blood is in real estate and I'm here to stay, not because I have to, but because I want to. i want all my professionals to ensure that they are still here for the right reason. Many are falling by the waste-side, why? I'm sure we all know why; let's not be a statistic, let's be the industry leaders to guide our clients to finding or selling their homes.
