Selling Your Home Twice

We are in the age of "Give it to me now!" Instant gratification and instant information. Over 80% of home buyers are between the ages of 18 -25. So you guess what they spend the majority of the time doing. You guessed it, they are surfing the internet, blogging, texting, emailing, etc. As a realtor, it is in our clients' best interest to maintain a heavy internet presence and get our listings seen and shown. The more pictures we attach to our listings, whether through our MLS or our other internet media means more exposure. The public has become very savvy home buyers and sellers. The more information available when searching for homes on the internet; the better your chances, as an agent of selling a home and possibly attracting new clients. When I'm searching for properties for my clients I usually skip the listings with no pictures. So, if I skip them it's highly likely the online buyers will also.

The name of the game is real estate. We must step our game and give our clients all the assistance we can. Please put as many photos of your listings as possible it makes all of our jobs much easier. Remember, we sell our listings online to be shown and then again in person to sell.

Why are some homes still on the market?

There are many reasons why some homes are still on the market. In today's economic client we don't have to explain as much about pricing the home to sell or about chasing the market. Our clients have been educated through the media and by trial and error. I went through the MLS system in my area and there are many homes listed for almost a year with 1 picture and a 6 word comment to the public about the home. I think that is totally irresponsible of the agent. When I'm looking for homes to show my clients the pictures are a major determination in whether or not I set the appointment. I'm not sure if the agent just doesn't know better or what! But that is no excuse. Homeowners selling their property should make sure that the following happen: 1. Ask the agent to see the MLS listing that the other agents see once your home in active. 2. Demand the maximum number of photographs be put on your listing. 3. Your home should be marketed online, the majority of home searching begins online. 4. Make sure that each room in your home is defined. You want potential buyers to know you have a dining room/living room, eventhough it looks like a play room. 5. Keep your home clean and organized. You never know when your house will be shown. Sometimes we forget about the simple things we can do to sell our listings. Bottom line is the seller and the agent must work together to get the maximum number of showing and the possibility of putting the "SOLD" sign in your yard.

Falling Prices.....

Hearing those words "falling prices" to describe the Hampton Roads Real Estate market sounds surreal. Wasn't it just 4 or 5 years ago when you couldn't buy a home quick enough either before the price increased or it was sold in minutes of being listed on the MLS. Today's home prices are falling;opening up the market to first time homebuyers, would be renters and families looking to move up to a larger home.

Don't wait....timing the market can be very tricky. Homeownership is still a great opportunity, so don't let others determine your future.

Selling Your Home in 2009

Home Sellers must be ready to make a change in 2009 to get their homes sold. 84% of home buyers make their decisions on a home online before they even speak with a realtor. If you want to increase your chances of selling your home don't forget to do the following:
1. Find an realtor that will be truthful with you.
2. Find a realtor that will market your home online with the major websites.
3. Listen to the experts, they want to sell your home as much as you do.

Pittsburgh Steelers vs Dallas Cowboys

Watching a football game on Sunday is a past time for many people. It has been years since I've taken the time to watch a game. And I have to admit, I enjoyed every minute of it. I had become a sports snob. "Why would I want to look at grown men running down the field with a leather ball?" My answer to that today is because it was fun!!! I apologize to all the people I ignored when they would recount the game on Monday morning.

I may not have engaged in the physical activity of the game, but it really caused me to relax and take my mind off of everyday matters. The moral to this story is to take a chance and make a change. It doesn't have to be a big change just do something different. And if you are wondering, the Pittsburgh Steelers won and I'm a closet Dallas Cowboy fan.
