Home Buyers: To Buy or Not To Buy

I wear my name badge just about everywhere I go and you know the question people ask all the time. So, how's real estate? I always say its a great time for buyers and sellers in this market. They smile and say, "Oh that's great". I don't think they really believe it when you tell them that. In all honesty with all the bad news that is thrown at us daily I can't really blame them for being "gun shy". If they give me a chance I always let them know if you have a good credit score, the money and a great lender you can get a fantastic deal in todays market.

It is possible to get great sales during November and December. There are many agents making a great living through the holidays and the economy. We need to reach the buyers who want to buy, but are compelled to wait and many times they aren't sure what they are waiting for. My advice to any buyer or seller is to not sit back and wait for something to happen. You must make it happen. Go find a realtor in your area and sit down and talk to them about where you are in the process. Remember, knowledge is power and in this economy knowledge is also powerful.

Remember the 3 P's; Price, Position and Purchase these things will cause success in any situation.

3 TIPS TO SELL YOUR HOME IN TODAYS MARKET

1. Talk with your Real Estate Agent

What has sold in your neighborhood in the last 60 days? You may need to make an adjustment to your listing price to compete. This market is shifting very quickly and you don't want to chase the market. You miss the opportunity to sell if you are reactive to the market instead of proactive. 2. Buyers Market

When in a buyers market you must do the following:

1. Price the property accurately.

2. De-Clutter your home. Get boxes and begin moving the non-essential things to a storage unit. You want the house to feel roomy, clutter decreases from the usable square footage.

3. Advertise online, the National Association of Realtors report that 84% of buyers use the internet to research and find the property online before contacting a realtor.

3. Multiple offers are still occuring. Many times this happens when the home is priced properly. Often the home sells for more than the listing price due to competition.

Cell phone contracts!!!

I am so disappointed in my cell phone provider. My cell phone just died! I unplugged it from my charger like I do every morning. I turn it on, or try to turn it on and nothing. Being a real estate agent there is no way I can do business without my cell phone. I go to the AT&T store and they can't give me a phone or even a loaner phone. The salesperson gives me an 800 number to call. So I had to leave the store and go find a phone to call about my cell phone. By now, I am really very irritated.

Long story short, I spoke with an individual that tells me that since my phone was not under a warranty and I'm not currently available for an upgrade he will see what he can do. They allow me to upgrade my phone but that means I have to agree to a new 2 year contract and a free phone with resembles my daughters play cell phone. As a consumer, I'm outraged that to get a new phone you get roped into another long contract. If you want to buy a phone you will end up paying up to $200 or more for a phone. Maybe it's just me but I had to get that off my chest.

Sellers 101: Why hasn't my house sold?

It's funny home sellers want to blame the market, the realtor, the neighbors everyone but themselves. I know I've said it over and over. Having your home priced competively is the biggest complaint home sellers have. As realtors, our job is to give you the facts and hopefully give you enough information to make a sound, common sense decision. I have heard home sellers say, "I'm not going to give my house away." By know means do we want you to do that. But if you price your home the highest in your neighborhood, and you won't take our advise as realtors our hands are tied. The longer your home stays on the market that is just one more house payment that you may or may not be able to make.

I have spoken with many sellers that can't sell because they owe more than they can actually sell it for in this market. There are many choices they can make, contact the mortgage company and see if they can assist, rent your home for a while or stay put. But listing your home for $10,000 - $15,000 more than the comparable properties will support may be a waste of your time.

My advise to home sellers is don't give up if you are in a situation that seems bleek. Talk to a real estate professional that is going to tell you the truth and give you the best information for you to make the best decisions.
