Houston, Texas was founded in 1836 and named after General Sam Houston. It is often referred to as the Bayou City or Space City. It is reported to be the 4th largest city in the United States with a population close to 2 million. The city has been a dynamic business center since the early 1900's. Being home to NASA and the Johnson Space Center, it is also the leader in space technology. The Port of Houston is thriving and connected to the city by the Houston Ship Channel. Other well known areas of the city are Interstate 10's Energy Corridor, the Houston Galleria and the world class and much recognised Texas Medical Center. Houston's feel is very diverse with both a high rise skyline and waterways such as Buffalo Bayou which wind through the city.
Downtown Houston has recently been transformed into a dynamic area of the city known for both residential living and entertainment. Many new townhomes and lofts have been built in and near downtown in recent years. Many other buildings have been converted from commercial to residential use.
Houston has major baseball, football, basketball (women and men), soccer teams and AHL hockey. It also has separate greyhound and horse racing.
For theater lovers, Houston is one of the few cities that offers people permanent ballet, opera, orchestra and theater companies.
Houston real estate offers you most everything you could imagine or desire.
Note: Due to the large volume of homes sold, we usually need about two months to compile the data. Therefore, in January we will be using November data which has been obtained from the Houston Association of Realtors.
To date, the mortgage company and loan problems you have heard about have affected Houston housing much less than most areas of the country. Total homes sales decreased in November by 10.2%. However the average sales prices increased over the last year. The median price was $150,000 which is a 1.7% increase from November 2006. The average sales price was $205,815. This number reflects a 6.4% increase over last year's value.
Townhome and condo sales were up in price, but lower in number over the last year. 489 units were sold at an average sales price of $162,371 in November, 2007. This fact indicates a 10.8% decrease in number sold . . .but an increase in price over November 2006.
In summary . . .the Houston, Texas real estate market is still stronger in pricing than other areas of the country. However, the foreclosures and sub prime lend problems apparently have affected everyone. In recent years home buyers have been able to purchase a home for less in Houston than in comparison to many other cities . . . and still the value has continued to increase. Houston's current median sales price for a single family home is 27.1% less than the national average according to the National Association of REALTORS. Houston real estate is on pace for the second best year on record. Obviously, this indicates the great value of living in Houston, Texas.

The Houston Heights real estate area is a very historical neighborhood in Houston, Texas. The area has a mixture of bungalow, Victorian homes, new construction and some industrial and commercial properties.In the late 1890's the Houston Heights was originally established as a planned community. The location was partially chosen because it was 23 feet higher in elevation than downtown Houston which is located 4 miles away. In 1918 the Houston Heights residents successfully voted for annexation from Houston, Texas.
Older Victorian era homes, bungalows and new construction single family homes make up much of the market in the Houston Heights. Many of the older homes have been remodeled. More than 100 Houston Heights structures are registered in the National Register of Historical Places. The new construction offers a little of everything from contemporary homes to Victorian style homes.
Approximately 3500 single family homes exist in the Houston Heights. In 2006 the average sales price for homes was $164.00 per square foot. Since 1994 this figure has increased every year. The values per square foot were $150 in 204 and $156 in 2005. These figures were obtained from the Houston Association of REALTORS Multiple Listing Service . . . as are the other figures cited in this article.
The Houston Heights currently has 144 single family homes for sale ranging from a 3 bedroom 1 bath home in need of repair on a 4323 square foot lot listed for $135,000 . . . .to a 1925 property currently configured as an Inn with 5600 square feet and a 2600 square foot carriage house on a 11,250 square foot lot and priced at $1,575,000. The average list price per square foot is $191.99. Many of the homes for sale are new construction homes which have been built on small lots. However, there is still a good selection of older homes. As of 1/17/2008 there are 33 homes under contract waiting to close.
In November 2007 there were 28 single family Houston Heights homes for sale with a price range of $170,000 to $850,000. The overall average price was $187.25 per square foot.
In December 2007 25 single family Houston Heights homes sold. Prices ranged from $166,800 for a fairly nice 2 bedroom 2 bath, 1190 square foot home on a 3275 square foot lot . . . to the high price of $1,075,000 for a historically restored 4249 square foot, 5 bedroom, 3.5 bath home situated on a 12,767 square foot lot. The overall average sales price was $173.70 per square foot.

Originally pronounced as if it were two words . . . "Mont Rose", Montrose real estate in Houston, Texas is bound on the south by Highway 59, on the north by Allen Parkway, on the east by Bagby Street and on the west by Shepherd. This is a neighborhood located close to the downtown area of Houston, Texas. The Museum District is located in the southern area of Montrose. The unique flavor of this part of this area is found in the many bars and restaurants, thrift/vintage/second-hand shops, small galleries and eclectic boutiques.
Montrose real estate comes with the most distinctive character of eccentricity and diversity in Houston. Envisioned initially as a planned community and/or a streetcar suburb in the early 20th century, it is one of the prettiest areas offering bungalows featuring wide porches, renovated mansions and cozy cottages which line shady boulevards where people can bike ride or walk easily. There is a small pocket of homes called Courtland Place where each and every home is listed in the National Historic Registry. In 2007 there were 121 single family homes sold priced from $105,000 to $890,000. The average price per square foot was $171.51.
During the same time period, there were 167 townhomes and condos sold. These prices ranged from $43,000 to $646,000 which calculates to an average of $135.77 per square foot.
Currently 59 single family homes are for sale in Montrose, a real estate market area in Houston, Texas. The list prices range from $249,000 to $1,075,000. There are 13 properties ranging in price from $240,000 to $575,000 that are pending sale.
Montrose presently offers 102 townhomes and condos for sale priced from $87,500 to $749,900. With prices ranging from $80,000 to $369,900, there are 20 properties pending sale.

Bellaire, Texas is a city which is completely surrounded by the city of Houston, Texas and is near a number of well-known subdivisions including West University Place, Southside Place, Meyerland, Willow Meadows and Afton Oaks. It is located on both sides of Interstate Loop 610 West. Bellaire, Texas is a very short distance to the Galleria, Reliant Stadium, downtown Houston, the Theater District and the Texas Medical Center.
Unlike Houston, Texas, Bellaire is zoned for residential, commercial and light industrial sections. The city is referred to as a "city of homes". It is well-known for its police and fire protection, parks and recreation facilities, library, public works department and recycling center.
According to information obtained from the Houston Association of REALTORS Multiple Listing Service, there are currently 131 single family residential homes on the market in Bellaire , Texas priced from $239,900 for a 967 square foot, 2 bedroom, 1 bath home on a 6125 square foot lot which is located near the railroad tracks . . . to the high price of $2,649,000 for a 7500 square foot, 5 bedroom home with 4 full baths and 2 half bath new construction home which is situated on an 18,900 square foot lot. The average list price is $240.70. Fifty four (54) homes are for sale priced over $1,000,000. There are 25 homes priced at and below $400,000. As of 01/17/2008 there are an additional 17 homes pending under contract which are priced from $256,900 to $1,999,500.
During the month of November, 2007 . . . 12 single family homes closed with final sales prices ranging from $272,000 to $1,100,000.
Bellaire, Texas real estate offered twelve single family sales which closed in December 2007 with an average price of $207.69 per square foot. The lowest reported price was $232,000 for a 3 bedroom, one bath "livable" home on an 8470 square foot lot. On the other hand the highest reported price was $1,680,000 for a 5 bedroom, 5.5 bath, 3 car garage home built in 2006 situated upon a 13,050 square foot lot.
Six townhomes priced from $220,000 to $299,688 are presently active on the market. The average list price per square foot is $142.62. There are three townhomes presently pending. One was sold in December for $260,000.
New construction in Bellaire , Texas is still strong and the prices have been increasing because of the rising lot prices and building costs. Construction in Bellaire for the most part originated in the late 40's and early 50's. Many of the original homes have been and continue to be purchased for lot value. The older homes are being replaced with much larger, custom style new construction homes.
