St. Petersburg, FL Sheryl Manor Neighborhood: Market Update 10/19/2008

The local MLS reported the sale of 2701 61st Lane N for $216,500 on 10/10/2008. This is a 1553 square foot 2 bedroom, 2 bath, 1 car garage home with a pool. The local MLS also reported the sale of 6097 28th Terrace N for $138,000 on 10/17/2008. This is a 1118 square foot 2 bedroom, 1 bath, 1 car garage home. There are three other homes currently under contract in the neighborhood. There are currently 26 homes listed on the local MLS for sale in Sheryl Manor ranging in price from $119,000 to $225,000.

The St. Petersburg neighborhood of Sheryl Manor consists of approximately 915 single family homes built primarily in the 1960‘s. The homes in this neighborhood are well maintained. The neighborhood is close to Northwest Park and J. W. Cate Recreation Center. Some of the activities available to residents are baseball, soccer, tennis, gymnastics, karate, cheerleading, basketball, volleyball, dance and swimming. The area is close to employment, shopping, medical facilities and other support services.

The square footage of the homes range from 700 square feet to 3832 square feet with the predominant size being in the 1000 to 1800 square foot range. A large majority of the homes are concrete block construction and have attached garages. Approximately a quarter of the homes have pools. A majority of the homes are located on lots that are less than ¼ of an acre.

The Sheryl manor neighborhood is north of 22nd avenue north, south of 38th avenue north, east of 62nd street and west of 58th street.

The local MLS reported 11 sales in the neighborhood within the past four months ranging in price from $69,900 to $250,00.

Dishonest Mortgage Company - Precision Plus Financial Services

I have met and worked with many good, honest, knowledgeable and professional mortgage brokers. I appreciate the service they provide to the public as well as other professionals in the real estate industry. Of course every profession has it's share of bad apples. Most mortgage brokers, Realtors, appraisers, loan officers, doctors, lawyers, plumbers, electricians, painters, carpenters, pharmacists, writers, etc. are good ethical people, but there are always a few in each group that are not so good.

This post is about a mortgage company that I consider to be one of the bad ones.

I am a Real Estate appraiser in St. Petersburg, Florida and was contacted by Precision Plus Financial Services, which is located at 3801 Germantown Pike in Collegeville PA, to do an appraisal of a home in St. Petersburg, Florida. I performed the appraisal and delivered the completed report in July 2008. It is now October 2008 and I have not received payment. I have called many times and left many messages requesting payment. I have also e-mailed them requesting payment. They have not responded. The owner of the home that I appraised even paid them to have an appraisal performed. Lee Austin of Precision Plus guaranteed me payment verbally and in writing. I have left many messages for Lee and also for Jim Bissel the founder and president of the company. Of course they never answer the phone - all calls go straight to voice mail. This company is part of the problem in this country. The home owner paid them hard earned money. What they have done is stealing. I consider Precision Plus Financial Services thieves!! If you live or work in the Collegeville, PA area I urge you to be wary of this company.

La Puerta Del Sol Condominiums

La Puerta Del Sol condominiums are located on Isla Del Sol, which is an island in Boca Ciega Bay in southern St. Petersburg, Florida. Many of the condominium units have a beautiful view of Boca Ciega Bay. Some of the units have a view of the Isla Del Sol golf course. There is an in-ground pool which provides a view of the bay. The Gulf of Mexico and it's sandy beaches are located a short drive away, including Fort De Sota Park which was named the nation's best beach in 2005. It also is just minutes from downtown St. Petersburg, which is home to the Tampa Bay Rays.

La Puerta Del Sol condominiums consists of 278 units built in 1978. The units range in size from 960 square feet to 1588 square feet (There is one unit that is 2362 square feet which may be two units combined as one).

There are currently (as of 10/11/2008) 19 units in La Puerta Del Sol listed on the local multiple listing service for sale ranging is price from $189,900 tp $400,000. In 2008 there have been four units reported as sold on the local multiple listing service ranging in sales price from $200,000 to $305,000.
