Years ago when I was still selling real estate, I never allowed myself to compete on the same level as everyone else. Nor did I allow my competition to dictate the terms of my business.

If you're trying to be the friendliest...the most experienced, the most successful, the lowest commission, the most knowledgable, the one with the nicest car, or the one with the most search results, you've already lost.

SOMEONE will have you beat. Every time.

None of us can be all of those things ALL the time, so it becomes necessary to compete on a different level.

About 15 years ago, I decided to compete on totally different terms.

My marketing won hands down.

High gloss flyers on cardstock, 11x17 brochures for my higher end properties. Sellers would ask whether I'd be doing THAT kind of marketing on their home if they listed with me, and as soon as I said "yes", they were signing on the dotted line.

Oh, I know. There are a lot of naysayers here at AR regarding the effectiveness of flyers, especially versus online marketing.

I'm not suggesting that you stop promoting online, but if you're not doing professional flyers on every listing, you're not only losing a listing or two at the time of presentation...but every seller in the neighborhood is gauging the type of Realtor you are as soon as your sign goes up.

No flyers? Lazy agent.

"Do-it-Yourself" flyers inkjetted at home? Unprofessional.

Give them all a reason to call you...and stop worrying about whether you're the most experienced or knowledgable agent in the area. It won't matter.

You'll have the nicest marketing, and sellers respond to that.

Period.







In my own neighborhood, it's been over two years since I've received ANYTHING from a Realtor in my mailbox! That is unbelievable. Almost shameful.
