WOULD YOU TRADE HOMES?

That is right, trade homes??? Most Realtors don't want to talk about it, but I do! I think any Realtor who is trying to give excellent service to the Seller will entertain the possibility of trading. Commissions? Yes, those are still part of the transaction. However the purpose is to bring together a willing seller and a willing buyer who for any reason will entertain the possibility of a trade. For instance, I have a home in northeast Georgia, excellent purchase price right now. I have two buyers who want to purchase this house, but they can't sell their house. What comes to mind? Trading. Now in my instance, this is NOT possible because of locations. Right, my Seller wants to be in Panama City Florida on the water. So I am contacting Realtors in that area asking about the possibility of a trade. So far, only one is thinking about it. But our little rural northeast Georgia area is a great destination if you are ready for a slower pace and want cooler weather (since FL is hot) Suggestions? This is out of the box thinking and out of the box marketing. I hope I get some good comments and suggestions, since it is my first attempt!

FORECLOSURES YOUR BEST BUY?????

That is right! You are a buyer and you want to buy a F O R E C L O S U R E...only a foreclosure! Why? Because you have seen on TV all the coverage and the great buys you get now IF you buy a foreclosure. So you spend your time surfing the net, looking, looking, looking for foreclosures. Once you find that foreclosure you think you might get for 10cents on the dollar, you call your Realtor. OR, if you are a do it yourselfer, you decide to follow through yourself. How does this end? Who knows, but, did you get the best value out there? Probably not! You see right now there are so many sellers who have reduced their homes down, down, down that often their home will sell for LESS than the foreclosure. Right! Some very motivated sellers right now are doing $100,000 PRICE REDUCTIONS! Some of these sellers are actually bringing money to the closing table. Too good to be true? NOT. It is happening even in a small rural area like Helen Ga. Many of these reduced priced and correctly priced from the start homes are in great condition, they have land with them and many bonuses such as storage buildings, docks, hot tubs, improvements the owner made to enjoy a life time. Often times the foreclosure has been stripped down to the bare bones!!

HOW TO FIND the VINEYARDS?

Just look for the georgia Wine Highway sign and visit the vineyards from Dahlonega, Brselton, Young Harris, Helen, Clayton, Jasper and Tiger. Stay tuned, we will visit them! Aren't you glad you live close by?
