Watching the snowflakes fall gently on the dogwood blossoms in northeast Georgia reminds me of all the things I love about Helen. The chance of snow in April. Knowing it will only be a few days and then it will be gone and the nicer spring like weather will return. Never snowed in for days. Just a few days of the delightful white stuff and then back to normal! No snow tires. Plenty of days in the 60s and 70s, nights in the 40s and 50s, just cool enough to light that fireplace, or gather around the fire pit and have drinks with the neighbors. Yes, northeast Georgia and Helen are places you really want to consider for your home and lifestyle. Is it for you? It is for me!
Free Government money. Just buy a home. True? Not quite. But stay tuned, you may qualify. Do you need to be a first time home buyer? Do you need to buy in a certain time frame? Do you have to pay this money back?
Some think this is a great idea, some think it should be wider reaching. Whatever you think, if you are in the market to buy a home you need answers. If you are not ready to move, you will not be swayed by this offer of "free" money. This is what I am hearing most now. "I can't price my home at what YOU are suggesting". Back up here, it is NOT what I am suggesting it is what the MARKET is suggesting". Big difference. Facts are not pleasant to see now, but necessary to be realistic.
It is hard to turn down a listing, but it is harder to keep an unrealistic seller happy! For the life of me I don't know why a Seller thinks THEIR house will sell for 30,000 more than the other houses on the street?
Who do the Sellers get upset with when the house does not sell? The same agent who told them it would not sell at that price. Yes it is hard to turn down a listing! I did it today and it still makes me cringe!

So many times I get the phone call with the plea "I NEED to sell my house", and in this market many do indeed need to sell their home. When I tell them that the way to sell their house/home is to reduce the price, they all suddenly become defensive. They have so many reasons NOT to reduce the price on their home. So many say they will lose money if they sell at a lower price. Are they not losing money by keeping the home?
If you can wait for a better market, then my advice is to wait. If however, you do NEED to sell your home, a price reduction does not guarantee you will sell, but if you are BELOW the market price in your area, you will get people in to look. Looking comes first, then an offer! Flynn

Helen, Ga and the northeast portion of the Blue Ridge Mountains has weather which always surprises! This year 2009 promises to be no different. Heavy rains abound, and the Chattahoochee is rich with red clay and running quickly by, on its way to Lake Lanier and Atlanta. The Chattahoochee does sometimes come up over the banks, but quickly lowers. The river as it goes by makes one think that Lake Lanier will shortly be back up and beautiful. Not so. Lake Lanier is still sadly wanting for rain. North of Gainesville, Ga we are fortunate to have beautiful undisturbed headwaters, our river homes still have beautiful shoals, white water and the wonderful sounds which make the Chattahoochee SING. While most people love to live on the river, most rivers are silent and deep. We are indeed fortunate to have the sounds of the river, much like the waves of the ocean. Only when the river gets over the banks does the sound get a little frightening, just rushing water. If that sound disappears we are indeed worried, still waters run deep and deep waters run still, if that makes sense? The streams running into the river are rising and the dry streams are not!
The rainy nights in Georgia are beautiful, but care has to be taken that you do not ride across some of the streams as usual. Over 3 feet of water can actually sweep an autombile off the road, the weather wizards say, so be careful. Enjoy your visits in Helen and northeast Georgia.
