Jay & Kristi Ross met in Steamboat Springs, CO in 1989 and lived there until they were married in 1995. They recently moved back to Colorado from Palm Coast, FL. Jay brings with him 30 years of experience in residential construction and remodeling. His first job was at the age of 13 helping his father build a passive solar, earth sheltered home. After attended 3 years of Aerospace Engineering College at Iowa State University, Jay left college and continued to work in construction.
He opened his own company in 1992, Rosewoods Custom Woodworking, which eventual became Rosewoods Custom Kitchens, which he owned and operated until moving to Florida in 2000. It was at this time that Jay became full-time REALTORS helping others find their own dream homes and investment properties.
Jay has personally owned and managed dozens of investment properties. He got his start as an investor buying and selling HUD and Fannie Mae owned properties. Adriel Hills, and Adriel Village (aka Chesapeake) - is made up of 39 Single Family Residences (Patio Homes and Larger SF homes) and 178 Townhomes (Condos), construction started on the Condos in 1972 and 138 were completed in the first phase. 40 more Condos were built between 1994 and 1995. SF home construction started in 1976 and the last new home was built in 1996. Sizes range from 1,008 sq ft Condo to a 3,400 sq ft home. HOA fees are $250/month and include a private, 6-hole, Par-3, Golf Course, Clubhouse, Indoor and Outdoor Swimming Pools, Tennis Courts, Yard Care, Snow Removal and Trash. Location: IRES Section 9/11, N Lemay to Lindenmeier Road - just West of Lindenmeier Lake.
Alta Vista – is approximately 40 SF homes, half of which were built in 1889-1938 and half in 1972-1986. All but one are 1 Story homes. Most are 3 BR, 1 Bath ranging from 900 sq ft to 1,100 sq ft. There are a few vacant lots remaining. No known HOA. Location: IRES Section 9/11, NW Corner of E Vine and N Lemay.
Alvin L Miller (Alvin L Miller Foothills) – see Miller Brothers.
Anderson Place (aka Andersonville) – Just North and West of Old Town, a neighborhood of 32 homes built over a span of 80 years (1920-2001) on lots that are an average size of 0.15 acres. Most are 2 or 3 BR homes with only 1 Bath. The older homes are around 1,000 sq ft. The newer homes are slightly larger with most being 1,100 to 1,400 sq ft. No known HOA. Location: IRES Section 9/11, SE Corner of E Vine and S Lemay (9th Street)
Anderson Roscoe – 11 homes built in 1956-1959 on Cook Street in South Sheldon Lake area, below City Park. All 1 Story homes with 3 BR and 1 or 2 Baths, between 1,000 and 1,600 sq ft. No known HOA. Location: IRES Section 9/8, S of City Park in South Sheldon Lake.
Appleridge (PUD and Townhomes) – 56 Townhomes in the West Gate Subdivision built in 1983-84. All are 2BR, 2 Bath around 900 sq ft in size. Location: IRES Section 9/4, SW Corner of W Prospect and S Overland Trail.
Applewood Estates – Horses allowed! Large 1 to 2.75 acre home site in the heart of Fort Collins. Barns are allowed and most lots appear to accommodaten 1966 and 1993 with few that are less than 2,000 sq ft. Most homes are 4 or 5 BR homes with 3 or 4 Baths, with the average size around 3,000 sq ft. Location: IRES Section 9/19, S Shields (S of Harmony), E on Fossil Creek Drive. 2 Horses. Annual HOA fees vary and are for shared bridle paths, arena, pond and irrigation water. $400/year was the highest found. Homes were built betwee
Arborgate –900 Arbor Ave - 2 BR, 2 Bath, 1 Story Patio homes built in the late 1990’s. HOA fees $90/month includes: snow removal, lawn care, Ext. Maintenance. Also see “Four Seasons”. Location: IRES Section 9/17, SE Corner of W Harmony and S Shields.

Aspen Knolls – 62 homes built in 1979 and the early 1980’s. Most homes built in 1979 were on Stuart Ave consisting of 1,520 sq ft with 3BR/1Bath. Most of the others are 3 BR’s with 1 or 2 Baths also between 1,000 and 2,000 sq ft. There are only a few homes over 2,400 sq ft. No known HOA. Location: IRES Section 9/9, in the Foothills Green subdivision, E side of S Taft Hill Rd, S of Prospect Rd.
Aspen Grove Condos – 40 Condos on Ross Court built in 1978. All are 992 sq ft with 2BR/2Bath. Location: IRES Section 9/4, S Overland Trail, S of W Prospect, in Stadium Heights subdivision.
Aspen Village Condos – 28 Condos on W Swallow Rd (directly across from RMHS) built in 1985. 22 are 2 BR/1Bath under 1,000 sq ft, 6 are 3BR/1Bath, 1,034 sq ft.
Aurora Hills – 32 Single Family homes built 1999-2001. Almost all are between 1,200 and 1,800 sq ft. Many are 1 ½ or 2 Story. No known HOA. Location IRES Section 9/19, S College Ave, West on W Skyway Drive, (before Trilby Rd)
Babbitt Addition (in City Park) – Ages and sizes of homes here vary. There was 1 home built here in 1900 and a few homes in the 1920’s that were rather large for the time (2,200 sq ft). The majority of the homes here were built in the 1940’s and 50’s. They were typically 2 or 3BR’s under 1,200 sq ft with only 1 Bathroom. Many homes in this desirable neighborhood have been remodeled or added on to, and a few have been replaced with new construction. No known HOA. Location: IRES Section 9/7, “City Park” between City Park and LaPorte Ave.
Bellwether Farm – see West Vine Bungalows.
Bennett Road Bungalows – “The technology of today with the charm of yesterday”, Spanjer Construction. 16 Bungalows on Bennett Rd built in 2003 and 2004. Most are 2,200 sq ft to 2,400 sq ft with 3BR’s and 3 or 4 Baths. Four are over 3,000 sq ft with additional BR’s and Baths. Annual HOA fee is $100. Location: IRES Section 9/8, NW Corner of W Prospect and Shields, by Bennett Elementary.
Blake (near Eastdale, which is just N on Stover) – 23 homes, most built in the late 1960’s. Many are around 1,500 sq ft with 3BR and 2 Baths. No known HOA. Location: IRES Section 9/13, just SE of Old Town, NE Corner of Stover and Elizabeth.
Blehm – Six homes on 6 ½ acres each, built in 1978 and 79. Zoned FA1, most have barns and lofting sheds and irrigation rights, 4 or 5 Horses allowed? All but one are 3BR’s with 2 or 3 Baths , the last is a 4BR, 3,800 sq ft home that may have been converted into a 6BR home? No known HOA fees. Location: IRES Section 9/20, NE Corner of Kechter Road (County Road 36) and S Timberline Rd. (Subdivision might not be in city limits.)
Bonnaview (Bonna View) – 23 homes built between 1974 and 1977 on Marion Ave and Theo Ave. Most are 1 Story ranch style homes with 3 BR’s, 2 Baths between 1,500 and 1,900 sq ft. No known HOA fees. Location: IRES Section 9/1, NE Corner of W Vine Drive and N Overland Trail.
Bradley's – is a Mixed Use area with Commercial Zoning, Medium Density Zoning (Multi-family) and some Single Family Homes. It is close to CSU and many of the homes are used for student housing. No known HOA fees. Location: IRES Section 9/13, SE Corner of Remington St (S College) and E Prospect Rd.
Braidwood Subdivision – see Cimarron Lake.
Brittany Knolls – 165 modern homes built from 1989 to 1996. The most common floor plans are just over 2,000 sq ft. All are between 1,500 and 4,000 sq ft. Annual HOA fees are $256. Location: IRES 9/20, NW corner of Trilby Rd and S Lemay Ave.

Brookside at Willow Springs Condos – 138 Condos built in 1998-1999 at 5225 White Willow Dr. HOA fee are $165/month and include Trash, Snow Removal, Lawn Care, Management, and Exterior Maintenance. Willow Springs memberships is available for $520/year and includes Clubhouse, Tennis, Pool, Common Play/Park Area. Location: IRES 9/20, NW corner of Kechter Rd and S Timberline Rd.
Brown Farm – is one of the largest subdivisions in Fort Collins. Over 1,000 Single Family homes were built here in the 1970’s and early 1980’s. It encompasses most of the area between W Prospect Rd and W Drake Rd, and between S Overland Trail and S Taft Hill Rd. Most are typical 80’s ranch style and split-level homes from 1,200 to 1,800 sq ft with 3 or 4 BR’s and usually 2 Baths. There are larger 5 and 6 BR homes here, but few larger than 2,400 sq ft. No known HOA fees. Location: IRES Section 9/4. See above.
Buckingham Place – was not built all-at-once. Construction of 85 Single Family homes was scattered over 100 years, from 1889 to 1989, and most of them are small. Even the newer homes are rarely larger than 1,200 sq ft here, and usually have only 1 Bathroom. No known HOA fees. Location: IRES Section 9/12, on the North side of E Lincoln Ave (E Mountain Ave).
Burns Ranch (at Quails Ridge) – large, Custom homes in the foothills, S of W Drake Rd.
Capitol Hill (Cap Hill) – also known as Hanna Park, has approximately 180 Single Family homes, 7 Duplexes and 2 Multi-family properties. Almost all of the homes were built between 1898 and 1960. 4 of the Duplexes were built in 2007. Many of these older homes are only 2BR and 1 Bath, but a surprising number of the smaller 3 BR homes have a second Bath. The average size is only about 1,000 sq ft. The smallest is 680 sq ft, and only a few are more than 1,500 sq ft. There are a few exceptions that are larger and several that have been added on to. No known HOA fees. Location: IRES Section 9/7, SE Corner of W Vine and N Shields, “Hanna Park”.

Casa Grande Condos – an age restricted, 55+ and older, community, of 66 Attached Townhomes. Location: IRES 9/10, NW corner of W Horsetooth Rd and S Shields St.
Cedar Village – (IRES also includes “West Swallow” subdivision) Just East of RMHS, 159 homes were built here between 1977 and 1984. Most are 3 or 4 BR homes with 2 or 3 Baths, with an average size between 1,500 and 2,000. They typically have a 2 Car Garage. No known HOA fees. Location: IRES Section 9/10, W Swallow Rd past Rocky Mtn High School.
Cedarwood – 90 Split-level ranches built in 1976 and 1977. Most have a 2 Car Garage, 3 BR’s, 2 Baths and about 1,800 sq ft. No known HOA fees. Location: IRES Section 9/3, South side of W Prospect Rd, in P.O.E.T. Subdivision.
Chaperral – 55 contemporary homes built from 1989 to 1993. Most are 1,800 sq ft or larger, have 2 Car Garages, 2 to 4 BR’s and at least 2 Baths. Annual HOA fee are $150. Location: IRES Section 9/10, S Shields St, West on Casa Grande.

Chesapeake – see Adriel Village.
Cimarron Lake – or “Braidwood Subdivision” has 35 large, custom homes on 2 (+/-) Acre Lots, (+3 vacant lots). There was one 1,600 sq ft house built here in 1963, the rest are 2,200 sq ft or larger and were built between 1994 and 2001. Some are advertised “Lake Access” and/or “Lot allows for Horses”. Please check restrictions for each property. HOA fees vary; the highest found was $650/yr. Location: IRES Section 9/6, a.k.a. “Braidwood Subdivision” (Not on my Fort Collins Subdivisions Map), N Shields St (N County Rd 17) past Terry Lake and Douglas Rd, East on Mesa Drive.
Circle Drive – 71 homes, most were built in 1946, all were completed by 1952. There are a number of small 2 BR / 1 Bath Bungalows here with less than 1,000 sq ft. The Average Size is between 1,200 and 1,800 sq ft, and only a few over 2,000 sq ft. Many of them have been remodeled, and some have the original Oak Floors. No known HOA fees. Location: IRES Section 9/13, E Prospect Dr, North on Circle Drive, (in “Historic Fort Collins High School” neighborhood.)
City Park - see, Hensel, VanSlyke, Sweets, Scott Sherwood and Babbitt Additions.
City Park Heights –There was one home built here in 1889 and a handful more built by 1924, but most of the 45 total homes here were built in the 1940’s and 50’s. There’s a wide range in size from 400 sq ft to 2,500 sq ft. There is also some Mixed Use Zoning (Office) and Medium Density Zoning (Multi-Family used mostly as Student Housing). No known HOA fees. Location: IRES Section 9/8, SW Corner of W Mulberry and S Shields St. Directly across S Shields from the CSU Main Campus.
Clarendon Hills – 280 Large Single Family homes were built in the late 1980’s and early 90’s. None are less than 2,100 sq ft, a few are larger than 5,000 sq ft, while most are 4 or 5 BR homes with 3 or 4 Baths just under 4,000 sq ft. HOA fees are $525/year. Location: IRES Section 9/19, East side of S Shields St past W Harmony Rd and the Front Range Community College.
Club View Estates – 35 Large Single Family homes South of Long Pond, built between 1963 and 1978. Most are on ½ acre or larger lots and are between 2,000 and 3,000 sq ft, a few are 5,000 sq ft or larger. Near Long Pond and the Fort Collins Country Club Golf Course. HOA unknown. Location: IRES Section 9/11, N Lemay Ave turns into Gregory Rd (or access from Terry Lake Rd (1) from the West, East on Country Club Road).
Club Estates – Most of these 52 homes were built in 1977, all were completed by 1998. Most are typical Ranch Style, Split-Level, homes with 3 BR’s, 2 Baths, 2 Car Garages. The average size is 1,800 sq ft, while almost all are between 1,300 and 2,300 sq ft. Near Long Pond and the Fort Collins Country Club Golf Course. HOA unknown. Location: IRES Section 9/11, N Lemay Ave to Long Pond, East on County Club Rd (or access from Terry Lake Rd (1) from the West, East on Country Club Road).
Clydesdale Estates (Clydesdale Park PUD) - Of these 217 home sites about half would be considered Patio Homes because of the small lot sizes. Construction started here in 2002. There were only 35 vacant lots remaining as of 2009. The smallest of the Patio Homes is 1,100 sq ft with 2 BR’s and 2 baths. There are a number of 3 BR / 3 Bath Patio Homes and one 4 BR that is 2,480 sq ft. The Homes on the larger sites range from 1,300 sq ft to over 4,800 sq ft. HOA fees are $550/yr. Location: IRES Section 9/22, South side of E Mulberry (14), less than 1 mile East of I-25.
Colland Center – Fort Collins addresses but located in Larimer County and Loveland Schools? About 175 Single Family Homes, 9 Duplexes and several Office Buildings built between 1977 and 1995. Most SF homes are 3 or 4 BR’s / 2 Baths around 2,000 sq ft. Only a few are smaller than 1,500 or larger than 2,500. No known HOA fees. Location: IRES Section 8/13 (Loveland), SE Corner of S College Ave (287) and Carpenter Rd (392).
Collindale – Condos and 22 homes built in 1988-1990 on the North side of E Horsetooth Rd, across from the Collindale Golf Course. Most Homes are 3 BR/3 Bath or 4 BR/4 Bath, between 2,000 and 3,000 sq ft. HOA fees vary, approx $170/ MONTH for Condos and $180/YEAR for homes, includes common areas and community pool. Location: IRES Section 9/15, North side of E Horsetooth Rd, East of S Lemay Ave.
Columbine Court (Tennyson Heights) - Of the 53 ranch-style homes here, most are smaller, around 1,000 sq ft with 3 BR’s / 1 or 2 Baths. There are larger homes; which are between 1,700 and 2,200 sq ft, but there are few “medium” sized homes, and no LARGE homes. No known HOA Fees. Location: IRES Section 9/7, NW Corner of LaPorte and N Shields Ave.
Continental North – 76 Custom homes located on 83 lots, between Horsetooth Mountain Park and Horsetooth Reservoir. Most homes here were built in the late 1970’s and 1980’s. Annual HOA fees $300. Location: IRES Section 9/21, West of Horsetooth Reservoir, North on Minute Man Drive.
Continental West – 35 Homes (2 remaining lots) on Deer Trail Ct, Eastridge Drive and Valley Vista Lane, at the Southernmost tip of Horsetooth Reservoir. Most were built between 1971 and 1980, and average about 2,000 sq ft, or more. Annual HOA fees are $350. Location: IRES Section 9/21, South of Horsetooth Reservoir, off County Road 38E.
Cook (South Sheldon Lake) - 9 homes South of City Park, on Cook Drive and Dale Court, built in the 1950’s. Most are 1,100 to 1,500 sq ft. No known HOA fees. Location: IRES Section 9/8.
Cottons (Martinez Park) - Cottons Resubdivision on Loomis Ave, Cherry St, Maple St, and N Whitcomb St. 27 homes built at the turn-of-the-Century, between 1900 and 1915. Most were 2 BR, 1 Bath. No known HOA fees. Location: IRES Section 9/7, North of LaPorte Ave.
Cottonwood – 165 homes on the North side of E Drake Rd, between Stover and S Lemay. Most are 3 BR, 2 Bath, Split-Level Ranches built in the late 1970’s and early 80’s. There are a number with 4 BR’s, but few with 5 BR’s or more than 3 Baths. No known HOA fees. Location: IRES Section 9/14, North side of E Drake Rd, between Stover and S Lemay.
Cottonwood Point – 43 homes nestled between Long Pond and the Fort Collins Country Club Golf Course. Each has a lake or golf course view. Some lake homes have boat docks. Most homes were built in the late 1980 and early 90’s and are Large Custom Homes between 4,000 and 6,000 sq ft. Annual HOA fees $985. Location: IRES Section 9/11, Fort Collins Country Club.
Cottonwood Ridge (La Gardin, Le Jardin) – Construction started here in 2003 on 57 home sites, most were 2,000 to 3,000 sq ft homes, but there are a many newer homes over 5,000 sq ft. Few lots remain, though there appears to be 12 vacant lots on Corsica held by a corporation. HOA fees $300 per year. Location: IRES Section 9/19, S Shields St past Harmony, West on Pyreness Drive.
Country Club Estates - Near Long Pond and the Fort Collins Country Club Golf Course. Location: IRES Section 9/11, N Lemay Ave to Long Pond, East on County Club Rd (or use Terry Lake Rd (1) from the West).
Country Meadows – 97 homes built between 1994 and 1998 on nearly ½ acres lots, most of which have mature landscaping and private settings. The average size is only 3,000 sq ft, but these are nice custom homes, many with great mountain views, and 3 or 4 Car Garages. Annual HOA fees $575. Community Covenants and Restrictions apply. Location: IRES Section 9/22, East of I-25, SW Corner of Carpenter Rd (392) and County Road 5. (Not located on my Fort Collins Subdivisions Map)
Countryside Park – consists of 254, 1 and 2 Story, Ranch- Style, Single Family Homes. Construction started in 1976, over 100 homes were built in 1977, and all were finished by 1984. The smallest floor plan is 792 sq ft and the largest is 1,580 sq ft. These are very typical, builder grade, homes for the time, many with only 1 Bath, and most with 1 Car Garages. HOA fees are $30/mo. includes a Pool and Common Rec./Park Area. Location: IRES Section 9/13, Southside of E Mulberry St (14), East of the Poudre River.
Coventry – 100 homes built by US Homes from 1995 to 2000. Standard floor plans started at 2,000 sq ft, but few are larger than 3,800. Many have 4 or 5 BR’s and 3 Car Garages. Crafts – Crafts Resubdivision is a Mixed Use area just North of the Historic Fort Collins High School, containing some Commercial Properties, 34 Duplexes, a few Multi-Family and about 150 Single Family Bungalows. This is a “Medium Density District” used as a buffer zone, as many of the homes here are rented as student housing for CSU. The earliest homes here were built in 1898, most were completed by 1928. The rest filled-in over the years. A detached 1 Car Garage is common here. Some have been converted into apartments. Zoning here changes from street to street, it is wise to make sure the property is zoned for its present use. (Basement Apartments!) No known HOA fees. Craw's – Craws Resubdivision, 6 homes on Hyline Drive. All ages. No HOA. Location: IRES Section 9/10, Eastside of S Taft Hill Rd, just S of W Drake Rd.
Crawford Acres – 23 Ranch-Style homes on Sunrise Lane built in the late 1970’s. Almost all are 3 BR with 1 Bath, a few have 2 Baths. Many have only a 1 Car Garage. No HOA. Location: IRES Section 9/2, W Vine Drive, South on Sunset Lane.
Creekside at Landings (plus Creekside Estates) – 38 large custom homes built in 1989 -2002, on the west side of Warren Lake and Harmony Reservoir. Also see Landings. Location: IRES Section 9/18, west side of Warren Lake.

Dakota Pines – 37 SFR – (Might be listed as ATD or RES) - Patio Homes 1,000 and 1,800 sq ft built in 1993 and ’94. HOA fees of $80/month (2008) included, snow shoveling, front lawn and trash service. Location: IRES Section 9/15, North side of E Horsetooth Rd, next to FCHS.
Dakota Ridge - contains 312 newer homes built between 1993 and 1997. Most are 2 Story homes with 3 or 4 BR’s and 3 or 4 Baths, between 2,000 and 3,000 sq ft. Some are larger than 3,000 sq ft, but few are smaller than 2,000 sq ft. Many (but not all) of these homes have better-than-average Standard Features, such as wood flooring, vaulted ceilings, walk-in closets, kitchen islands, upstairs laundry, and finished basements. Dean Acres – There were 2 houses built here in 1957 and 1959, each are now on about 1 acre lots. The rest of the 52 homes were built in the 60’s and 70’s (and two in the 80’s) on mostly ¼ acres lots. Average size is about 1,800 sq ft. Most are typical 1 Story Ranches and Split-Level Ranches for the time. No Known HOA fees. Location: IRES Section 9/1, East side of N Overland Trail, North of W Vine St.
Deines (Deines M L) –13, 1 Story Ranch Homes built in the 1960’s in the “Old Prospect” area. All but one have 2 Baths, and range in size from 2 BR’s to 6 BR’s. No known HOA fees. Location: IRES Section 9/14, South side of E Prospect Rd, E of College Ave (287) – on “Smith Place” and “Deines Court”.
Dellwood Heights – 127 homes between Terry Lake and Long Pond (N Lemay), built from 1977 to 1992. Most are between 1,800 and 2,500 sq ft, a few are larger than 3,200 sq ft. Many are typical Split-Level Ranch homes for the time, but there are also some larger, Custom Homes. Highest HOA fee found was $150/yr in 2008. Location: IRES Section 9/11, North on N Lemay Ave (Lindenmeir Rd) until it ends, or use Terry Lake Rd (1) from the West. Between Terry Lake and Long Pond, North of “Crestview”.
Eagle Lake – (83 Homes – 4 Lots) These are large custom homes, built between 1992 and 2007, on large lots, many with Lake Views, and some with Lake Frontage and Water Surface Rights. While the average lot size is 2 acres, there are a few lots that are 3 and 4 acres. With some homes that are over 6,000 sq ft (and one at 8,215 sq ft!), the median home size here is about 4,000 sq ft, with the smallest home just less than 2,000 sq ft. HOA fees vary $750/year? Include lake privileges and security gate. Location: IRES Section 9/23, Terry Lake Rd (1), North and West of Terry Lake.
Eagle Ranch Estates – is a pocket of 119 Custom Homes and 4 remaining Lots with an average lot size of 2/3 of an acre, surrounded by open fields and wetlands. There are large 3,000+ sq ft homes here, with the average size of over 5,000 sq ft! HOA fees are $1,900/year and MAY include: Tennis, Common Rec. Area/ Play Area/ Park, Management, Trash and Snow Removal. IRES Section 9/20, E Carpenter Rd (CR 32), South side ½ mile East of I-25.

Eastborough (East of Lake Sherwood) – 125 built between 1978 and 1986. Most of these are typical ranch homes from 1,500 sq ft to 2,400 sq ft, but there are some Tri-Levels and Four-Level homes in this area that are slightly larger and nicer than most homes built at this time. Ekblad – 19 homes built from 1957 to 1961, N of W LaPorte Ave. Most are 3 BR homes between 1,000 and 2,000 sq ft, all but 1 has 2 Bathrooms. No known HOA fees. IRES Section 9/7, West LaPorte Ave, North on Fishback Ave.
Eldorado Springs – (North of Lake Sherwood) – 99 homes built from 1972 to 1977 (and 2 newer homes). Most are the classic 1,800 to 2,200 sq ft, Spilt-Level Ranch, with a 2 Car Garage. There are some larger homes, and a few smaller 1 Story Ranches as well. HOA fees $450/year. Location: IRES Section 9/15, S of E Drake Rd, East of S Lemay Ave.
Elliott Miller – Just over 100 Ranch-Style homes from the early 1970’s. No known HOA fees. Location: IRES Section 9/3, “P.O.E.T.”, North of W Prospect Rd and West of S Taft Hill Rd. (Cypress Dr and Ash Dr)
Elliott Miller Foothills West – (“Westwood”?) Approximately 60 Duplexes and 35 Multi-Family buildings, built in 1969-71. Location: IRES Section 9/4, SE Corner of W Prospect Rd and S Overland Trail.
English Ranch (and English Ranch South) – Construction started here in 1992 on 558 Single Family Homes and marched steadily along until 2007. This is a large subdivision of Modern 2 Story homes, with a wide range of sizes from 1,500 to 4,000 sq ft. Most are 3 or 4 BR’s with 3 or 4 Baths and a 2 or 3 Car Garage. HOA fee of $50/year was not verified. Location: IRES Section 9/18, SW Corner of E Horsetooth Rd and S Ziegler Rd.
Evans – 48 Homes North of Terry Lake, built in 1950’s, 60’s, and 70’s. – take College Ave (287) North, East on W Douglas Lake Rd. Also Evans Arnold E – Three lots on N County Rd 17 in 2003 and Evans Howard F – Five SFR on Gregory Rd in 1955. IRES Section 9/23.
Evergreen (Park) – Although building started here in the 1970’s, about half of the 170 lots and homes were not completed until the 1990’s. The earlier homes are mostly 1 and 2 Story Ranch homes, with 2 and 3 BR’s and only 1 or 2 Baths. The later ones, from the 1990’s, are typically larger, with more modern floor plans, with 3 or 4 BR’s and 2 or 3 Baths. No known HOA fees. Location: IRES Section 9/11, West side of N Lemay Ave (aka 9th St or Lindenmeir Rd), West on Conifer St. (or N College Ave (287), East on Conifer St).
Fairbrooke (5th, Heights, Pud, Tract) – Most of the 325 homes here were built in the 1980’s and 90’s. They are Contemporary, Ranch Style, homes. Most are between 1,500 and 2,500 sq ft with 3 to 5 BR’s and 2 to 4 Baths, 2 or more Garages. HOA fees vary from $0 to $202/year. Location: IRES Section 9/4, South side of W Prospect Rd, West of S Taft Hill Rd.
Fairview (5th, 6th 7th, West, Estates) – “Avery Park” had one house built in 1890, and almost 400 Ranch-Style Homes and 13 Duplexes were added between 1959 and 1970. Most from the 1960’s are 3 BR, 2 Bath homes, though some have only 1 Bath. There are also quite a few 4 and 5 BR homes, most with 2 or 3 Baths. Sizes vary, but few are less than 1,400 sq ft, and few are larger than 2,500 sq ft. No known HOA fees. Falcon Ridge – 58 homes built in the 5 years before 2001 at the Southern tip of Terry Lake. All are between 1,500 sq ft and 3,000 sq ft with 3 to 5 BR’s and 2 to 4 Baths, of various floor plans and styles. HOA fees appear to be $200/year. Flagstone Patio Homes – 26 Patio Homes built from 1993 to 1995 at 4540 Larkbunting Drive. Highest known HOA fees $140/month includes Clubhouse, Sauna, Exercise Room, Common Park Area, Trash, Snow Removal, Lawn Care, Cable TV, Water/Sewer, Hazard Insurance and Exterior Maintenance. Location: IRES 9/17, N side if W Harmony Rd, W of S College Ave.
Foothills Green – 61 Split-Level, Ranch homes built in the mid 1970’s. Although many of these are the typical 3 BR / 2 Bath Split-Level, Ranch homes, there are a surprising number of 4 BR and 3 Bath homes built here for the time. HOA fees appear to be under $300/year. Foothills Park – having been built in the 1980’s, surprisingly few of the 102 homes built here are the typical 80’s “Split-Level” Ranch. Most are 3 to 5 BR / 2 or 3 Bath homes under 2,000 sq ft. Foothills Village – most of these 44 Ranch-Style homes were built in the early 1970’s and are around 2,000 sq ft. Some are 1 Story, many are Split-Level homes. HOA fees $168/Quarter? Location IRES Section 9/9, NE of Rolland Moore Park (by Foothills Green).
Fossil Creek Condos – 240 – 3 Story Condos built in 2001, approximately 80 - 1 BR/1Bath, 160 - 2 BR/2Bath and a few are 3 BR/ 2 Bath. HOA fees of $130/month include: Clubhouse, Pool, Hot Tub, Exercise Room and Common Area/Park. Location: IRES Section 9/20, S on College Ave (287), East on Fossil Creek Parkway (S of Harmony Rd).
Fossil Creek Meadows – 252 units were built between 1977 and 1992, of which about half are Single Family Homes. The other half is Patio Homes and Townhomes. The Patio Homes and Townhomes mostly range from 1,000 to 2,000 sq ft. The average Single Family Home is about 2,000 sq ft, with few larger than 3,000 sq ft here. HOA fees vary from $72 to $101/Quarter. Location: IRES Section 9/20, S College Ave (287), East on Fossil Creek Pkwy.
Fossil Lake (Ranch) – construction started here on over 400 Custom, Single Family homes in 2000, as of 2009, only 6 lots remained. There are also a few Condos nearing completion. Another 100+ lots were added in 2004 with Swifts Add Fossil Lake Pud, “Swifts Addition”, about 25 lots remain there. The home sizes here vary wildly between 2,000 and 8,000 sq ft. The average size is somewhere between 3,000 and 4,000 sq ft. In Swifts Add, the average size is between 4,000 and 5,000 sq ft. HOA fees are $420/year for homes, Condos fees are unknown. Four Seasons (PUD, Village at 04 Seasons), (aka Troutman Park, see also Patio Homes in “Arborgate”) – consists of about 350 Single Family homes built in the 1980’s and 1990’s, and approximately 30 Condo BUILDINGS (Total number of units is unknown) built in 1999 and 2000. The SF Homes are between 1,000 and 3,000 sq ft, and most have 3 or 4 BR’s, 3 Baths and a 2 Car Garage. HOA fees for the SF homes is $112/year. Fox Creek – (also see Meadows at Fox Creek, 28 Patio Homes) 44 homes built between 1994 and 2000. Most of these homes are 2,800 sq ft or larger. Many have standard features like; Hardwood Floors, Wood Cabinetry, Corian and Tile Countertops. Some back up to Open Space and many have views of the Open Space and Mountains. Close to Spring Creek Trail and the SW Community Park. HOA fess $500/year. Location: IRES Section 9/5, South side of W Drake Rd, West of S Taft Hill Rd (by Quail Hollow).
Fox Hills – 64 homes built between 1994 and 2002. All of these homes are 2,400 sq ft or larger. Most of these are 2 Story homes, about 4,000 sq ft and include nice standard features. HOA fees are $150/year. Location North side of W Harmony Rd.
Fox Meadows (aka Foxstone, see also Sunstone) – about 250 Ranch Style homes from the early 1980’s. (1 Story, Split-Levels, Tri-Levels and a few 2 Stories). These are very typically 2 to 4 BR homes with 1 or 2 Baths, and a 1 or 2 Car attached Garage. There are exceptions, with a rare 5BR or 3 Bath home, but not many. No known HOA fees. Gates at Woodridge (Pud) – Also see Overlook at Woodridge. 199 homes built between 1993 and 2005. The average home size is about 2,500 sq ft. The smallest is 1,900 and the largest is just less than 6,000 sq ft. Many have nice standard features and finished basements. HOA fees are $375/year. Glacier View Meadows – There are almost 1,000 large 2+ acre home sites here. About half have of them have homes built in them. Larimer County, North of Fort Collins, from Livermore take Red Feather Lake Road West. IRES Section 9/24.
Glantz – 12 homes on and near Smith Place, South of E Prospect Rd. Age and size vary. No known HOA. Location IRES Section 9/14, “Old Prospect”.
Glenn Ridge Estates – 10 homes large custom homes, plus 5 lots remaining. Annual HOA fees are $ 950. E Vine St, 1 mile East of I-25.

Greenbrair (Village) – construction started on 198 Single Family, 6 Duplexes and 2 Multi-Family units in 1987, most were completed in 1995 and 1996, all but one were completed by 1998. Harmony Park – Mobile Home Park at 2500 E Harmony Rd.
Harmony Half Acres – despite the name, most of these are NOT half acre lots! Only 5 of the 21 lots are actually ½ acre or more. Most of these homes are between 1,500 and 2,500 sq ft, built in the 1970’s and 80’s, but there are a few newer and larger ones. Last known HOA fees $150 per year. Harmony Ridge – contains about 150 Single Family Lots and Townhomes. It looks like 2 Phases of Townhomes and lots were completed in 2000 – 2004, the latest Phase on Prairie Vista Dr appears to have vacant lots, some are currently (Oct 2009) listed as “Pre-foreclosure”. Harvest Park – one of the largest, recent subdivisions in Fort Collins. Harvest Park consists of 485 Patio Homes, Townhomes and “½ Duplexes”, all were built between 2001 and 2006. The majority are 3 BR, 2 or 3 Baths, between 1,600 and 1,900 sq ft. Many are larger than 2,000, but few are smaller than 1,400 sq ft. HOA for Attached Dwellings is $206/month. SFR HOA’s unknown. Hearthfire – 138 homes and 18 vacant lots, North of Richard’s Lake. Highland Acres – 55 Single Family homes built between 1966 and 1989, most were built in the 1970’s. Highlander Heights – has just over 200 Single Family homes, 36 Duplexes and 18 Multi-Family homes. Most Sf homes were completed in the 1960’s, a few in 1971, and the last in 1979. Horsetooth Lake Estates – about 250 lots vary from ¼ acre to over 5 acres, most are less than ½ acre. There are vacant lots here, but most appear to be owned by neighbors. Some have spectacular views. The age and style of home varies wildly. Annual HOA fees $200. Location: IRES Section 9/21, West of Horsetooth Reservoir, West side of CR 38E.
Horsetooth Heights – about 25 homes at the Southernmost tip of Horsetooth Reservoir. Lots vary from 1/3 acre to almost 2 acres. Home size, style and age vary. The oldest and smallest homes are from the 1950’s, and there are large Custom homes too. No known HOA fees. Huntington Hills (1st, 2nd, Pud) – There are almost 500 homes here. In general, the newer the home here the larger it will be. Construction started in 1982 of modest 3 BR / 2Bath homes started at 1,200 sq ft. Homes around 2,000 sq ft were built in mid 90’s, and even larger 2,000 to 4,000 sq ft homes were completed by 2001. Annual HOA fees $680. Location: IRES Section 9/20, East side of S College Ave (287), West of SouthRidge Golf Course.
Imperial Estates – 135 Single Family Homes and 3 Duplexes, built in the late 1960’s and 1970’s on up to 1 acre lots. Horses are allowed on some properties. Most homes were between 1,500 and 2,500 sq ft, but a few have been added onto. No HOA fees. Location: IRES Section 9/17, SE corner of W Horsetooth Rd and S Taft Hill Rd.
Indian Hills (West, South and Village) – 200 homes were built in the 1960’s through the 1980’s. They vary between 1,500 sq ft and 4,000 sq ft. It also includes 80 Townhomes built in the late 1990’s, (Indian Hills Village and West). HOA fees $204/month for Townhomes which includes: Ext Maintenance, Snow and Trash Removal, Lawn Care and Management. No known HOA fees for the Single Family lots. Kelly Farms – Eight 5 to 10 acres Farms. East on E Mullberry (14), past I-25, North on CR 3.
Kensington (South, Square) – Kensington South was built in the 1970’s, with typically Ranch and Split-Level Ranches for the time. More modern homes were built in Kensington South Square in the late 1990’s. The total number of homes is 146. No known HOA fees. Location: IRES Section 9/10, South side of W Drake Rd, between S Shields St and S Taft Hill Rd.
Kenwood Heights – 70 Bungalows in Old Town West. The 1st home here was built in 1903, all but one were completed by 1957. Being very close to CSU’s Main Campus, eight are now Duplexes. Zoning is a Medium Density buffer and should be checked on each property. No HOA fees. Location: IRES Section 9/7, NE corner of W Mulberry St and N Shields Ave.
Kingston Woods (Pud) – 74 homes built between 1992 and 1994. Bronsert Homes built many of these homes. Most are 3 to 4 BR’s, with 2 or 3 Baths, and a 2 Car Garage, around 2,000 sq ft. There are some larger homes here around 3,000 to 3,600 sq ft, and some with 3 Car Garages. There are only 7 homes less than 1,500 sq ft. Annual HOA fees are $316. Lind Property (Brightwater Landings by Centex Homes) - Only half of the 345 homes were completed here between 2004 and 2007. The fate of the remaining 160 lots is unknown. Linden Park – A Centex subdivision, built 2001 to 2005, of 170 Patio Homes, and 32 Attached Townhomes. The Patio Homes are mostly, typical, 2-Story homes, but they are on small, 0.11 acre lots. These Single Family Homes are charged an annual HOA fee of $385/yr, for the Common Area and Management fees only. Most of the Townhomes are Duplexes, with each side owned separately, and all part of a Master Homeowners Association (HOA). Lindenmeiers (Lindenmeier’s) – a handful of homes in Old Town, on W Mountain Ave and N Sherwood St, built at the turn-of-the-century. Not to be confused with Lindenmeier. No HOA fees.
Lindenwood (also Linden Lake) – subdivision circles Lindenmeiers Lake (N Lemay Ave), an Equestrian area with Riding Trails and Open Space. Many of these homes have Lake Frontage, and most have outstanding views. Construction of the 136 homes started in the late 1960’s, but most were not built until the 1970’s and 1980’s. These are large, custom homes, for the time they were constructed. The average size is 3,000 to 4,000 sq ft, and a few are over 7,000 sq ft. Even the traditional Ranch-Style, floor plans are large. 48 more homes were built between 1985 and 1994, with the “Linden Lake Estates” addition. HOA fees vary, highest known is $350/Quarter. Loomis (Old Town West) – is one of the oldest subdivisions in Fort Collins. Most of the 300 homes here were built around the turn-of-the-century. There are a few newer homes here, and many of the older homes have been remodeled, but only a few are larger than 2,000 sq ft. This area is zoned as a “Buffer” to CSU’s Main Campus to the South, and includes some Medium Density housing zoning as well, but there are only a couple of legally registered Duplexes. Manor Ridge (Estates) – 124 2-Story homes, many built by Classic Custom Homes in the early 1990’s, on 1/3 to 1 acres home sites. These larger lots allowed for larger homes, typically between 3,000 and 4,000 sq ft, many with 3 or 4 Car Attached Garages, and a few with a rare RV Garage. HOA fees are around $335 per year. Miller Brothers (Bros, Layland, Alvin L. Miller) – Era 1950’s and 1960’s. (also see Elliott Miller 1970’s, unrelated?) The largest subdivisions, Miller Brothers and Miller Brothers Foothills, are South of City Park in the area also known as Avery Park and South Sheldon Lake. They vary in size from 900 sq ft, 2 BR -1 Bath to over 3,000 sq ft with 5 BR’s. Most are 3 BR -2 Bath ranches between 1,300 and 2,100 sq ft.

Parkwood – consists of 175 typical, 70’s Style, Single Family homes and Duplexes (and 22 Attached Townhomes on Parkwood Dr, called “Parkwood Meadows”). Construction on Parkwood was started in the late 1960’s, and building continued there until development shifted to Parkwood East in the 1980’s. Pleasant Acres –A few Commercial Buildings, a Mobile Home Park, Manufactured Homes, and Single Family homes make up this neighborhood. A few of these homes are on 1 Acre lots that allow horses. Ponderosa Park (PUD) – about 40 Patio Homes on Ponderosa Dr and Ct. Location IRES Section 9/3, S side of W Mulberry St, W of Skyline MHP.
Ponds at Overland Trail – (see also Overland Trail Farm for homes built in 1970’s and 80’s) - New construction started here in 1998 on these “Foothills” lots. There are over 250 homes now and only a few vacant lots. Annual HOA fees $300.
Poudre Overlook – the first home here was completed here in 2004, now all but 2 of the 87 lots have completed homes. Listed Square Footage can be deceptive; many of these homes have Unfinished Basements and 3 Car Garages. Annual HOA fees $420. Location: IRES Section 9/1, E side of N Overland Trail Rd.
Poudre Plains – 21 Homes built in the mid 1990’s on Plains Ct and N Briarwood Rd. Location IRES Section 9/2, SW corner of W Vine St and N Taft Hill Rd.
Poudre Valley – 25, One Story, 3BR Ranch homes, built in the 1960’s on the 1800 block of Homer Ct. Location: IRES Section 9/8, just S of City Park.
Prospect Estates – Surprisingly, with the exception of a few smaller lots on E Pitkin St, most of the 65 homes in this neighborhood are on ½ acres lots. There’s one original homestead built in 1915 at 1508 Buckeye, then a few homes were added in the 1960’s, and the rest were completed by 1980. No known HOA fees. Location: IRES 9/13, Around E Pitkin, East of Riverside.
Prospect Place – right in the heart of Old Town West, some of the oldest homes in Fort Collins are here on Akin Ave, dating back to 1895. The other homes vary in age, many are 1920’s Bungalows. No home here is newer than 1965 unless it’s been totally remodeled. No HOA fees. Location IRES 9/7, Old Town West.
Provincetowne (PUD) – Since 1995, 308 Single Family Residence’s have been completed here, but this number includes Townhomes and Patio Homes. As of October 2009, there were still 270 vacant lots. There are another 140, 2 and 3 BR Condos in Provincetowne, built between 2002 and 2005. Plus 52, 2 BR/ 1 Bath, “Eagle Tree Condos” privately owned. Condo HOA fees are $162.50/month and includes; Play Area, Common Recreation/Park Area, Trash, Snow Removal, Lawn Care, Management, Exterior Maintenance, and Hazard Insurance. Ptarmigan – There are almost 300 Townhomes, Patio Homes and Single Family Homes in this Jack Nicklaus signature golf course community! Townhomes and Patio Home fees vary from $135 to $260 per month and includes Trash, Snow Removal, Lawn Care, and Exterior Maintenance. There is also a Master HOA fee for all homeowners of approximately $600/year. There are remarkable homes here, and some are currently offered for incredible low prices. Quail Hollow – 350 Modern, Contemporary Homes just north of Fort Collins largest park, SW Community Park. All were built between 1987 and 1994, sizes vary from 1,500 sq ft and up, but only a few are larger than 3,500 sq ft. No known HOA fees. Location: IRES 9/5, S side of W Drake Rd.

Raven View – new construction in Downtown! Of the planned 48 homes, about a dozen Townhomes and a few Single Family homes were completed in 2007 and 2008. Reclamation Village – most of the 54 homes here were built after the War in 1945. They are simple 2 or 3 BR homes, most with only 1 Bath, maybe “Military Surplus”? There are a few newer homes here (1960’s) and some have had additions or been remodeled. No HOA fees. Location: IRES 9/7, N side of W LaPorte Ave, W of N Shields. Lyons, Bishop, McKinley Streets.

Regency Park – construction started here with 9 Condos in 1985, most are 2 BR / 2 Bath around 1,100 sq ft. Last known Condo fees were $175/month. All of the 58 Single Family homes were completed by 1994, most are from 2,000 to 4,000 sq ft. Location: IRES 9/11, W Harmony Rd.
Registry Ridge (PUD) – with over 400 homes completed between 2000 and 2005, this community was developed with views of the mountains, trails and open-space in mind, but the lots are small for such large homes, most would be considered Patio Homes. US Homes and Lennar were popular builders here. Chappelle Homes is currently building more Townhomes. HOA fees are vary ~$140/month includes Clubhouse, Tennis, Pool, Common Recreation/Park Area, Trash, and Management. Location IRES 9/19, SW corner of W Trilby Rd and S Shields St.
Richards Lake – The original “Richards Lake” subdivision consisted of 6 homes in the 1400 block of Richards Lake, all built in the 1990’s. These are large, Custom Homes, with views of the mountains, Richards Lake and/or the Country Club golf course. Then, almost 300 lots were added with the “Richards Lake Pud” subdivision in 2001 (The Cove at Richards Lake). Most of these are smaller, Patio Home lots. About half are still held by the developer. HOA fees $50/month. Location: IRES 9/11, S end of Richards Lake, N of Country Club golf course.
Richards Resub – A dozen 3 BR / 1 Bath, Bungalows built in 1955 on Richard’s Place and 5 on Mountain Ave. Location: 9/7, Old Town

Rigden Farm – Since 2001, almost 400 Townhomes, Condos, Lofts and Homes have been completed here. Construction of another 400 units continues. Townhome and Condo HOA fees range from $130 to $175 per month. Single Family and “Rigden Lofts” HOA fees are around $350 per year. Amenities vary with unit type, please verify independently. Location: IRES 9/15, SE corner of E Drake and S Timberline Rd.
Rossborough – 550 rather simple, ranch-style homes built in the 12 years from 1979 to 1991. The 2 Story homes are based on a Square Box design. Many are now advertised as affordable “starter homes”. No known HOA fees. Location: IRES 9/10, NE corner of W Horsetooth Rd and S Taft Hill Rd.
Rostek – The type of home, age of home, and lot sizes vary wildly here. There are a few of the 149 homes here that stand-out, but there are also a few “dogs” here that may have outlived their economic life. Many of the lots are 1 acre, or “short-acres” that allow for horses, other are small, mobile home lots. Considering the close proximity to Old Town, for those that allow for horses the value is in the lot. No known HOA fees. Location: IRES 9/2, SE corner of N Overland Trail and W Vine St.

San Cristo – 61 “affordable” modular homes, a few are now 15 years old, but most are newer. The living area in most is a modest 1,000 to 1,800 sq ft, with only a 1 Car Garage, but many have finished, or unfinished, basements. HOA fees $50/year. Sandcreek Village PUD (Sand Creek) – One family appears to have built here in 1981, the rest of the 30 homes were built from a few standard builder floor plans in 1993 and 1994. HOA fees unknown. Location: IRES 9/11, N College Ave to E Willox Ln, N of Greenbriar Park.
Scenic Knolls – 27 Large, Custom homes on 2 to 5 acres parcels, most all were built in the 1970’s. Many have additional buildings or barns, Horses are allowed. Last known HOA fees $180/year. Location: 9/19, E side of S Shields St, S of Fossil Creek.
Scotch Highlands (Condos) – Thirty-four 2 and 3 BR Patio Homes with 2 Car Garages, a “Beautiful cluster of Classic Brick Patio Homes”. HOA fees $266/ month includes Trash, Snow Removal, Lawn Care, Management, Exterior Maintenance, Water/Sewer, Hazard Insurance. Location: IRES 9/15, Stanford Rd.
Scotch Pines – consists of 120 Condos on the SE corner of E Drake Rd and Stover St, and approximately 150 Attached Townhomes and Patio Homes to the South. $550 Annual HOA fees for Townhomes and Patio Homes include Pool and Tennis Courts. Condo fees unknown. Location: IRES 9/14, SE corner of E Drake Rd and Stover St.
Scott Sherwood – about 180 homes of all ages and sizes, built north and east of City Park. No HOA fees. Location: IRES 9/7, North and East of City Park.
Sheeley (Arthur C Sheeley, Sheely) – 92 homes built in the 1950’s just south of CSU’s main campus (W Prospect Rd). Most are 3 BR with 1 or 2 Bath, between 1,000 and 2,000 sq ft. Location: IRES Section 9/9, on the South side of W Prospect Rd, below CSU. (Does this now include Hill Pond on Spring Creek Pud? – Wallenberg Street).
Shenandoah (PUD) – Just over 100 new homes built in 1999 -2001. Most are 2 Story with 3 to 5 BR’s and 3 or 4 Baths, ranging from 1,300 to over 3,500 sq ft with the average size around 2,500 sq ft. Location: IRES Section 9/19, S College Ave past Trilby, West on Triangle Drive.
Sidehill – approximately 120 Condos have been built from 2005 to present, and another 100 Townhomes, Patio Homes and Single Family Homes. Over 400 building lots remain vacant. Monthly HOME fees are $55 and include Pool, Play Area, Trash, Snow Removal, and Lawn Care. CONDO fees are $152 per month and include Pool, Play Area, Trash, Snow Removal, Lawn Care, Management, Exterior Maintenance, Cable TV, Water/Sewer, and Hazard Insurance.
Siena – just north of Overland Park, most of these 116 homes were completed in 1997 and 1998. Being new construction “near CSU”, they went up fast and were sold fast. Most are 3 or 4 BR’s with 2 to 4 baths, between 1,300 and 2,800 sq ft. Last known HOA fees $100/ year.
Silver Oak (Silver Oaks) – built in the 1990’s around Olander Elem School, the homes here range in size from 1,300 to over 3,300 sq ft, the average size is 2,000 sq ft, with 3 or 4 BR’s and 2 or 3 Baths. Annual HOA fees are $100. Also included in Silver Oak are 20 “Paired Patio Homes” on Auntie Stone Street. Some have finished basements and 2 Car Garages. Patio Home HOA fees $180/month? South College (Heights, S College Heights) – was a very large subdivision for the time. Over 500, 1 and 2 Story Ranches were built between 1955 and 1965. There are also a few Apartment Buildings and Duplexes mixed in. Homes vary from 1,000 to 3,000 sq ft, the average is 2 to 4 BR’s with 1 or 2 Baths, around 2,000 sq ft. Thompson's Lakeside – 38 homes of various sizes and ages, overlooking Inlet Bay Marina on the west banks of Horsetooth Reservoir. Some have boat slips available. No known HOA fees. Location: IRES 9/21, W CR 38E, N on Shoreline. Overlooking Inlet Bay
Thunderbird (Estates, Plaza) – Thunderbird came first, then Thundermoor (see below). With some Commercial Buildings on S College Ave, a few Multi-Family buildings and Duplexes, and over 200 very typical, Ranch-Style and Spilt-Level, Single Family homes built in the late 1960’s and early 1970’s. Thunderbird Estates also has some Condos added in 2002 and 2003. No known SF HOA’s, last known Condo HOA’s $125/month. Location: IRES 9/15, SE corner of E Drake Rd and S College Ave.
Thundermoor Estates (also see Thunderbird Estates) – 97 very typical 1970’s Ranch-Style and Spilt-Level homes built from 1974 to 1978. Most are between 1,500 and 2,500 sq ft. No known HOA fees. Location: IRES 9/15, SE corner of E Drake Rd and S College Ave.
Timber Creek – construction started in 1995 on about 150 Single Family Homes, and was completed in 2000-2001 with the addition of 66 Attached Townhomes. SF HOA fees are $400 per year. Townhomes are $150 per month and include Trash, Snow Removal, Lawn Care, Management, Common Utilities, Exterior Maintenance, Water/Sewer, and Hazard Insurance. Location: IRES 9/20, East side of S Timberline Rd, S of E Harmony Rd.
Timberline Village – 53 Patio Homes built from 1986 to 1989, all but 3 are smaller than 1,500 sq ft. No known HOA fees. Location: IRES 9/15, West side of S Timberline Rd, S of E Drake Rd.
Trail Head – is a new subdivision of just over 250 lots. As of November 1st, 2009 there were only 14 completed homes here, and a few builder Models, and a “Pre-foreclosure” notice had been filed on the remaining developer owned lots. Select Homes and Hawkstone Buildings continue to advertise homes for sale here. BEWARE: because there are HOA fees here, a few owners may be left shouldering the expenses of the entire community. Location: IRES 9/11, N side of E Vine Dr, just before I-25.
Trail West – 136 Attached 2 and 3 BR Townhomes on Stuart St and Neil Dr. A few were built in the 1980’s, but most were completed in the late 1990’s. HOA fees of $150/month include Park Area, Trash, Snow Removal, Lawn Care, Management, Common Utilities, Exterior Maintenance, Water/Sewer, and Hazard Insurance. Location: IRES 9/4, East side of S Overland Trail, across from CSU Stadium.
Trails at Vista Bonita Pud – 60 modern homes on ¼ to ½ acre lots, built from 2000 to 2004. (see also 140 homes in Vista Bonita) Last known HOA fees $300 per year. Location: IRES 9/22, N side of E Mulberry (14), past I-25.

Trailview Condos (Stadium Heights) - 38 Condos at Rams Lane and Neil Ct, built in the late 1970’s. Each is a 2 Story with 2 BR / 2 Bath and a 1 Car attached garage. HOA fees $135 per month. Location: IRES 9/4, East side of S Overland Trail, across from CSU Stadium.
Trilby Heights – there are a couple of homes here from the 1960’s, and 2 Duplexes built in 1996 and 1998. The rest of the 40 or so homes were all built in the mid 1970’s. Most are rather plain looking 1 Story Ranches (manufactured homes?) or simple Spilt-Level Ranches with only a 1 Car Garage. No known HOA fees. Location: IRES 9/20, SE corner of E Trilby Rd and S College Ave.
University Acres – was a large addition to Fort Collins of over 300 homes that lasted from 1958-1973. These are typical Ranch and Spilt-Level Ranch homes on ¼ acre lots. Many have Brick Veneer Fronts or Brick Accents, full basements and mature landscaping. No known HOA fees. Location: IRES 9/13, N side of E Prospect Rd, east of Historic FCHS.
Valley Hi – 143 homes built in the late 1960’s and early 1970’s. Most are typical Ranch and Split-Level Ranches, but there are a few atypical designs here too. No HOA fees. Location: IRES 9/3, S side of W Mulberry St (14), E of Rogers Park.
VanSlyke Setzler – 20 Bungalows on Lyons St and W Mountain Ave ranging in age from 1908 to 1965. No HOA fees. Location: IRES 9/7, N of City Park.
Victoria Estates – the 65 lot sizes vary from ¼ acre to over 7 acres. Most of the currently vacant lots appear to be held by neighboring home owners. One home was recently advertised as “sub-dividable”. Many of the larger lots allow for Horses. Homes vary in age and size, the oldest is from 1950. All but a few are less than 2,500 sq ft. Location: IRES 9/20, NE corner of Carpenter Rd (392) and S College Ave (287).
Victorian Gables Patio Homes at Silverplume Pud – 40 Attached, Brick, Patio Homes (Duplexes owned individually) built in 1992 to 1994 behind Silverplume Condos overlooking Rossborough Park. HOA fees $100/month include Trash, Snow Removal, Lawn Care, Management, Exterior Maintenance. Location: IRES 9/10, W Swallow Rd and Dunbar.
Village East – over 200 Ranch and Split-Level Ranch homes, all built from 1975 to 1978. Although most of these homes have 3 or more BR’s, only 3 are larger than 1,900 sq ft. Last known HOA fees $335/year, includes Common Recreation/Park Area, Tennis and Pool. Location: IRES 9/18, N side of E Horsetooth, NW of Collindale Golf Course.
Village West – a large subdivision of 466 homes from the 1970’s, west of Rolland Moore Park. Annual fees of $275/year for “Foothills Green Pool Association” may not be mandatory for all homeowners? Location: IRES 9/9, E side of S Taft Hill Rd, W of Rolland Moore Park.

Vista Bonita (Acres) – Except for the original homestead built in 1935, the rest of these 140 homes were built after 1975. Many are from the 1990’s and newer, also see 60 newer homes under “Trails at Vista Bonita”. Lot sizes vary from less than ¼ acre to 1 acre, and some have frontage or views or Baker Lake. Highest known HOA fees $300/year. Location: IRES 9/22, N side of E Mulberry (14), past I-25.
Wagon Wheel (Wagonwheel) – consists of 360 homes built in the 1980’s. These are not exactly typical Ranch-Style homes. Some homes here have 2 car garages that just dominate any “curb appeal”. The average size is a 3BR / 2Bath just under 2,000 sq ft. The smallest are 820 sq ft, 2 BR, 1 Bath homes. Only a few are larger than 2,500 sq ft. No known HOA fees. W side of S Shields St, S of RMHS (on E Swallow Rd)
Warren Farms – about 100 homes were built here in the late 1980’s and 90’s on Patio Home lots, of which the smallest was 0.13 acres. Another 120, or so, homes have been built here since 1999. However the smallest lot size is now only 0.06 acres! Good only if you don’t own a lawn mower, but beware, lawn care is not included in the Monthly HOA fees of $34.50. Location: IRES 9/10, N side of W Horsetooth Rd, W of S College Ave.
Warren Shores – is made up of 92 homes built in the 1970’s, on ¼ acre and smaller lots, around Warren Lake and 50 Townhomes (see North Shore Pud). Most homes here are 1,800 to 2,800 sq ft, but a few are larger, especially those built right on the lake. Highest known HOA fees were $1450/year, which included Pool, Tennis, Common Area/Park, and Lake Privileges. Location: IRES 9/18, S side of E Horsetooth Rd, on N shore of Warren Lake, just before Collindale Golf Course.
Washington Place – 80 Old Town, Bungalows, almost all were built before 1930. No HOA fees. Location: IRES 9/4, SE corner of W Mountain Ave and S Shields St, in Old Town West.
Waterdale – see Sunflower.
Waterglen – not the most desirable location with “Easy access to I-25”, but these 477 Patio Homes and Townhomes, built between 2000 and 2005, were designed to be affordable. The community includes a Clubhouse and Pool. HOA fees are $85/month for Patio Homes and $140/month for Townhomes. Townhome HOA’s also include Trash, Snow Removal, Lawn Care, Management, Common Utilities, Exterior Maintenance, and Water/Sewer. Location: IRES 9/11, NW corner of E Vine St and I-25!
Waterleaf (Waterleaf not found in Larimer County records) – brand new homes offered by Shadow Creek Builders, next to Pelican Marsh Natural Open Space. Modern Bungalow designs, builder models or build-to lots available. HOA fees $39/month. Location: IRES 9/20, West off S Lemay Ave, before Carpenter Rd.
West Lake – 53 homes from the late 1960’s and early 1970’s, mostly Split-Level Ranches between 1,500 and 2,200 sq ft. No HOA fees. Location: IRES 9/3, SW corner of W Elizabeth and S Taft Hill Rd.
West Park Townhomes – 8 Paired Duplexes on Meldrum St, and 3 Single Family Homes (316, 320, 322 Cherry St) HOA fees are only $5/month? Location: IRES 9/7, Martinez Park.
West Roy (Roy E West) – 26 Bungalows from the 1950’s and 60’s in the 700 Block of E Elizabeth, Stover Locust and Kenroy Streets. Location: IRES 9/13.
West Side - (also search Westside) over 200 homes, just north of Old Town West and CSU’s Main Campus. Most were built before 1920. There are a few “newer” Duplexes and Multi-Family units too. No HOA fees. Location: IRES 9/7, Center of “Martinez Park” subdivision.
West Vine Bungalows (aka Bellwether Farm) – is a “small unique neighborhood, minutes to Old Town and Mountains!” It consists of 44 Craftsman Style, Bungalows built by Jamestown Builders, from 2006 to 2008. HOA fees are $200/year. Location: IRES 9/2, SW corner of W Vine St and S Taft Hill Rd. E of Irish Elem School.
Westbrooke – 71 homes were built between 1992 and 1994, Phase 2 did not start until 2002, 40 more homes were constructed by 2005. Most of the lots are ¼ acre, and a number of homes are 2,500 sq ft or larger; some with 3 Car Garages. No known HOA fees. Location: IRES 9/11, tucked away behind Johnson Elem School and Weber Jr. High, NE corner of W Harmony Rd and S Shields St.
Westbury – 22 Townhomes constructed here in the late 1990’s are a modest 1,500 to 2,500 sq ft. The 54 Single Family homes were built from 1995 to 2003, some are 4,000 sq ft or more. Annual HOA fees $275. Location: IRES 9/19, SW corner of W Harmony Rd and S Shields St.
Westchase (PUD) – recently built since 2002, an impressively, Modern Curb-Appeal for a neighborhood of over 400 “repeated” builder floor plans. About 50 homes enjoy a ½ acre lot and can run up to 7,000 sq ft in size, the rest are on ¼ acre lots or smaller, and are a respectable average size of about 3,000 sq ft. HOA fees $42/month. Location: IRES 9/20, NE corner of E Trilby Rd and S Timberline Rd.
Western Heights – 59 Ranches from the late 1950’s and early 60’s, directly west of CSU’s Main Campus. Most are 1 Story, 3 BR, with 1 or 2 Baths. No HOA fees. Location: IRES 9/8, W of CSU’s Main C ampus.
Westfield – built in the late 1960’s and 70’s with an average lot size of ½ acre, most of these 44 homes are modest 1 Story, 3 BR with 2 Baths homes. No known HOA fees. Location: IRES 9/17, E side of S Taft Hill Rd, between Horsetooth Rd and Harmony Rd.
Westfield Park Pud – (not to be confused with Westfield) 118 Patio Homes were built from 2000 to 2002. Most are 2 Stories, 3 or 4 BR’s, with 3 or 4 Baths, between 1,500 and 2,500 sq ft, but there are a number that are larger. Annual HOA fees are $180. (Also see “Mountain Ridge Farm Pud” for Single Family Homes.) Location: IRES 9/17, S side of W Horsetooth, between S Shields and S Taft.
Westlawn - Most of these 150 Bungalows in University North were built from the 1920’s to the 1950’s. This is a prime Student Housing area, 20 homes have been converted into legal Duplexes. Only a few remaining homes are larger than 2,200 sq ft. (Zoning for each property use should be checked individually here.) No HOA fees. Location: IRES 9/8, immediately north of CSU’s Main Campus.
Westridge – 56 Estate Homes on large lots, ranging from 1 to 12 acres, though most are on less than 3 acres, and little farther down the road, several larger Estates on 35 acre parcels in “Westridge Ranch”. Most were built in the 1990’s. HOA for the Ranch are $480/year. Location: IRES 9/16 and 9/19, W Harmony Rd to CR 38E, left on Westridge Drive before Horsetooth Reservoir, or continue on 38E to Bighorn Crossing.

Whalers Cove – although a few of the 115 homes here were completed in 1979, the rest were built in the 1980’s. Several on Seaway Circle are on small “Patio Home” lots, while others have frontage on Harmony Reservoir, otherwise most are rather average lots and homes. HOA fees vary, highest found was $730/year. Location: IRES 9/18, NW corner of E Harmony Rd and S Lemay Ave.

Wildflower Ridge – 23 Large, Custom homes built in the late 1990’s, with great views of the foothills, on 1/4 to 1/3 acre lots, but with “Tons of custom features!” and “Professionally finished!” Annual HOA fees are $150. Location: IRES Section 9/19, S side of W Harmony Rd.
Wildwood (Farms) – 64 Single Family homes came first in the 1980’s in Wildwood, then over 100 Townhomes on Timberwood Drive, and more Single Family homes on Indigo Creek and Ninebark Drive in were added in the late 1990’s in Wildwood Farms. Wildwood may not have HOA fees? Wildwood Farms may be $200/year? HOA for Townhomes are $155 and $165 per month and include Play Area/Park Area, Trash, Snow Removal, Lawn Care, Management, Common Utilities, Exterior Maintenance, Water/Sewer, and Hazard Insurance. Location: IRES 9/20, S side of E Harmony, S on Corbett Drive.
Willow Brook (aka Observatory Village) – with the recent addition of several Lofts on Sky Gazer Lane, there are now over 400 Single Family homes, Patio Homes and Townhomes completed since 2002. About 70 building lots remain vacant. HOA fees are $152/month and include Clubhouse, Pool and Common Park. Loft HOA’s $240/month and also include Trash, Snow Removal, Lawn Care, Management, Water/Sewer, and Hazard Insurance. Location: IRES 9/20, N side of Kechter Rd, E of Ziegler Rd.
Willow Park – 325 homes built in the 1980’s and early 1990’s, close to Troutman Park and Lopez Elem School. The majority are 3 or 4 BR, with 2 or 3 Baths, under 2,000 sq ft. Wood and tile floors are popular features, as well as large kitchens and finished basements. No known HOA fees. Location: IRES 9/17, E side of S Shields, N of W Harmony Rd.
Willow Springs – 365 Large, Modern Homes built from 1996 to 2003, most are between 2,000 and 5,000 sq ft. Many have 3 car garages. HOA fees $520/year include Clubhouse, Tennis, Pool, Play Area, and a Common Recreation/Park Area. Also see Brookside Condos at Willow Springs. Location: IRES 9/20, NW corner of Kechter Rd and S Timberline Rd.
Willow Street Loft Condos – 34 Condos built in 2008 at 214 Willow Street.
Woodland Park (Estates) – built from 1996 to 2000, consists of about 80 larger than average, Single Family homes, most with 4 to 6 BR, and at least 3 Baths, and many with 3 Car Garages; and about 30 smaller, Patio Homes, and Townhomes on Yellowstone Drive. The average lot size is less than ¼ acre, but some are as much as ½ acre. Annual HOA fees are $550 which includes Clubhouse, Pool and Common Park/Play Area. Location IRES 9/20, E side of S Ziegler Rd, S of W Horsetooth Rd.
Woodlands (Pud) – at first look these 265 homes, built from 1979 to 1990, appear to be rather small. A number of them are only 2 BR, with 1 Bath, and all but a handful are less than 2,200 sq ft. But a closer look reveals many have finished basements not included in the county records. No known HOA fees. Location: IRES 9/17, in Troutman Park, NE corner of W Harmony Rd and S Shields St.

Woodwest (aka West Wood) – One of the largest developments from the 1970’s, there are 670 typical, Ranch and Split-Level Ranches here. The average has 3 or 4 BR’s, 1 to 3 Baths, a 2 Car Garage, between 1,500 and 2,500 sq ft. There are a few 2 BR / 1 Bath homes here, and a few larger homes too, but very few are larger than 3,000 sq ft. No HOA fees. Location: IRES 9/10, S side of W Drake, W of S College Ave.
