The Conservancy of Southwest Florida Sea Turtle Monitoring and protection Program, now in its 26th year, wants all residents and visitors to help during the nesting season by turning off or shielding lights which can be seen from the beach. Young hatchlings naturally crawl toward the light and thereby not make it to the waters of the Gulf. Experts estimate that only 1 hatchling out of 1,000 ( some say as high as 10,000 ) reach adulthood. This species are protected by the Federal Endangered Species Act which makes it a crime to touch or disturb nesting sea turtles, hatchlings or nests. The Florida turtle nesting season runs from May 1 through Oct 31. Adults may reach 350 pounds, eat shellfish, horseshoe crabs, clams, mussels and other invertebrates. Fishing, coastal development, pollution, plastic bags, etc pose a threat to these peaceful annual visitors from afar. To date on Fort Myers Beachthere are 26 nest sightings.

This chart shows the actual statistics for home/condo sales on Fort Myers Beach, Florida for the years 1999 thru the first quarter of 2008. All sales figures are taken from the Greater Fort Myers and the Beach Multiple Listing Serivce. This is the official data collec tion and reporting service for Southwest Florida.
For most readers the critical data are contained in the 2007 & YTD 2008. Those datasets show the dramatic turnaround in the local market ! Look at the " Selling Volume of Properties Sold " and " Number of Sales " for the year ended 2007 and compare those numbers to the first quarter of 2008 ! Clearly, the pricing corrections which dominated the market for 20 months created a vacuum in the market and finally that vacuum is starting to be filled by savvy buyers coming back in to the market to buy the best of ther best !

We have seen a marked increase in the number of attendees at open houses, requests for showings of our office listings, number of walk-ins at our officce and number of listings going under contract ! Though the national media have no reason to cover this " Good News " story it is obvious that we are bouncing along the bottom of this market. In recent weeks two Gulf front properties have actually increased prices. All this leads me to observe that if you are looking for the market to begin its' return to normalcy you will find it in your rear view mirror !
Seasoned buyers will take this opportunity to lock in future appreciation by making aggressive moves into our market now. They know that you make your profits when you buy - by purchasing when the market is at the lower reaches of the cycle.
