I can not believe this!!!! We just sent in an offer on a REO to a local Fullerton real estate agent at 12:30 PMtoday -- and guess what??? - yes you guessed it, they accepted the offer in 3 hours. Three hours flat - must be a record of some kind. But why not, isn't that what they are wanting? Offers and a chance to sell the bad asset they own? It may be a fluke or maybe a sign that the industry is changing (I hope). I still can not believe it, sounds too good to be true -- but I have my fingers crossed and am processing the bank paperwork now -- another miracle. Here is to hoping that this happens to all of you and that it happens on a regular basis.

This is my "baby" - 1967 Pontiac "GTO" -- Convertible - totally restored, 4 speed, positraction, hot engine, as many new parts as I could buy. My goal was to have a new car that looked just like a 1967 GTO or Goat. So I replaced everything I could with "new" if it was available. I do not go to shows, that is not my style, I built it to enjoy by driving, admiring, and polishing. But of course I went overboard, like most first time restorer do, so now I have a "trailer queen" -- too nice to drive too much -- but sure is pretty. I would be glad to show it to any of you who are near by or want to come by to see it in Fullerton, CA. Just contact me ahead of time to work out a schedule.

Do we have any car buffs out there? Well here is a picture of my company car -- not really -- it is garaged most of the time. But seven years of work has got me very protective about my "baby". It is a GTO - 1967 convertible, 4 speed, positraction, 428 cu in 4 barrel state of the art power plant. Way to fast for the street, but way too nice to race. So I guess I have a "trailer queen". I do not go to car shows, not my style. Just built it for my own pride and enjoyment. I have it at my house in Fullerton, if any of you care to drive by some time to see it. Glad to show it off anytime, just call ahead.

I am hoping that someone out there has some insight on what is going on with Yahoo. I suspect that they have had a change in their search formula in the last 45 days or so. Many agents that were first page ranked (with me) have now dropped to page 5-6-or 7. If it was just me I would suspect a penalty or filter of some kind. But with other agents sites being reduced just as mine was reduced, I suspect something big in the formula ( guess they call it an algorithm ). If anyone has some knowledge then we all would love to hear about what is up ( sure isn't our rankings ). JUST VERY FRUSTRATING - especially when we are working in the dark - no feedback from the Yahoo team. Thanks to anyone with facts or even an opinion.
I have just got to let everyone know that we have really had good luck lately on purchases of REO (bank owned) properties. Of course we were rejected on several of them, but we stayed in the game. Ultimately we got a second chance to buy the home and actually closed the deal. The key has to be to "stay in the game" -- that is, we emailed or phoned the listing agent expressing our keen interest in the home, that our buyers were very serious and very capable, and that we wanted to be in back up position just in case escrow did not close for the original candidate that they selected. You guessed it - it fell out and we got the next shot. It is very easy to "stay in the game" - just make the phone call or send that email - it just may work for you too. PS - Be sure to inform your buyers of this possibility, they will appreciate your efforts and your insights.
