Lake Lanier Homes for sale in Georgia. Welcome to North Georgias gem, Lake Lanier is a sprawling man made lake with approximately 600 miles of shoreline. At first conceived as a resevoir and water supply for down stream, Lake Lanier now is a huge recreational area. The Army Corp of Engineers maintains the dam and the shoreline to a level above sea level. this survey line is the basis for rear property lines for residences on the lake. Although there is not a set back line and you can built right to it, options are very limited to what you can do beyond the line. The Corp issues dock permits based on if the area is dockable, water depth, proxity to other docks and whether there are any permits left to give (there is maximum amount the Corp set years ago). The homes on Lanier are as diverse as any area around Atlanta, Not uncommon to see 2 bedroom cottages next to million dollar homes. Quite often the older homes have premium lots as they were chosen long ago. Values of lots are based on proximity, difficulty of walk to the dock, view of water from the homes, and water depth at the dock. We have found the easiest way to value a home as it is difficult to find comparables is to look at the value of the land and the home seperately. For us, showing homes on the lake is the most enjoyable with so many different lots, home styles, and the ingenuity of builders to position a home for maximum effect.
