I am working with several buyers looking to purchase a one-and-a-half-story home in Franklin TN or Brentwood TN.
These clients would like a home that was built 2000 or later, three or four bedrooms between 2,900 to 3,500 square feet with a bonus room up and a maximum asking price of $450,000.

Creekstone is in an extreme sellers' market. However, this is not a good thing for buyers. Creekstone is a new construction Franklin TN neighborhood in the early stages of development.
To insure you are getting the best price for a Creekstone home, have the assistance of a Buyer's Agent. The on-site sales agents works for the seller. Hiring a Buyer's agent insures that your financial interest is represented. The best part is the seller pays the Buyer's Agent to represent you. So there's no excuse for not hiring one.

Westhaven Franklin TN Home Sales for February 2012 provided by Tammie White:
Westhaven is currently in a buyers' market. Primarily due to the large inventory. Six of the seven homes closed in February were new construction.
Since these buyers paid close to or over list price it is keeping the sales price to list price ratio high. It doesn't appear that the Westhaven builders are very negotiable on sales price.
This is especially concerning to me given the inventory in Westhaven. Buyers may be better served by purchasing an existing home in Westhaven.
Buyers should always remember to have the assistance of a Buyer's Agent whenever purchasing new construction. Many builders are very negotiable on their sales price but unsuspecting buyers don't always know this. As a Buyer's Agent, I prepare a Competitive Market Analysis for the new construction area to verify what homes are currently selling for. This gives the buyer a better indication of what they should offer. Rather than blindly agreeing to the sellers asking price.
