Metairie & Kenner LA
This week spot light subdivision: Bissonet Plaza
A Great Place to Live
One of Metairie's great neighborhoods is located between the I-10 and the lake. The area I am referring to is Bissonet Plaza. It is a well establish area. It is support by schools, churches and a public library. One of Bissonet Plaza greatest assets is their Civic Organizations. The Bissonet Civic Association .They offer all services from newsletter, parish issues and garden of the month.
The civic association adds a value to property. They are the protectors of the community. They will and have fought zoning issue on behalf of the area.
The boundaries of Bissonet Plaza:
West Esplanade Avenue,
Leslie Drive,
Power Boulevard,
Bissonet Drive
Nearby community include Green Acres and Highway Park in Kenner.
Please check back I will upload a Real Estate market report on Bissonet Plaza shortly.
If you would like your community spotlighted please email your area.

No. 7 Cuts
Recently I found a new barber shop in Metairie, LA. No 7 Cuts. This is a new start up Barber shop in the heart of Green Acres. The location, the corner of Green Acres and Veterans Blvd. Stop and enjoy the peaceful atmosphere that Steve the owner provides. The hours are flexible and very accommodating.
Men's haircut only $7.
New Orleans is still on the comeback trail from Hurricane Katrina. According to City Business, New Orleans LA has been given the Southern Business and Development's Major Market of the Year designation.
One reason for the designation is the Federal City project. It will generate appx. 748 jobs and invest in the neighborhood of 110 million dollars. This award shows New Orleans return and rebuilding efforts since Hurricane Katrina. A lot of work still needs to be done but is getting down.
Lot next door Program
Various programs were started to help in the recovery from Hurricane Katrina. One such program is the Lot Next Door. The lot next door program is starting to take hold in parts of New Orleans. The lot next door is where current property owners can purchase the lot next door if it has been purchase by the Louisiana Recovery Administration (LRA). These lots were sold to the LRA due to damage incurred during Hurricane Katrina. The first offering is to neighbors who have rebuilt or in the process. The property is cleared of all storm damage property and sold to the neighbor next door.
This is all well and great but I see an issue that many have not thought thru. In Lakeview, it appears that the average lot is selling for about 15k. These sales at this price will drag down the price of surrounding property. I am not sure of how many of these properties are available but there must be 100's if not thousands in this one area. The property not sold to the neighbor next door will go to the City of New Orleans. These remaining lots would go on the open market. The sale price I would guess will even go down further. These lots just before Katrina were in such demand they would bring offers of 40k or more per lot if available.
That is great that we have this program, but I really feel our property values will take years to recover from that storm.
If you have a lot waiting to sell you need to evaluate the value.
Customer Service
I have a property which I am flipping. We were installing new granite countertops. My wife with her eagle eye caught a spot on the granite near the kitchen sink. This spot was discovered during installation. The contractor states he will work it and make it right. After several days and attempts we still were not happy. We owed $1300 dollars. The contractor tells my wife he wants more money to exchange the granite. The slab of granite is a 9 foot run. So the cost is about $250 plus labor.
Long story short, he exchanged the slab and did not charge any more money. The argument which the contractor created included no pay, lawyers and liens.
He lost out on future business. At current we are in the bidding process of another property in Metairie, LA. I will be replacing the kitchen and baths.
My thought for $250 the contractor loss a job which I estimated to be about 4K. I will do whatever to make all my clients and customers happy.
The customer is always right is my standard philosophy.
