Things may be picking up :)

I went to an inspection yesterday and there were 4 houses for sale on the block. Usually,they sit there for a few months, then they the lower the price and eventually get sold... Well I met the seller at the property so he could move his harley and classic car for access to the elecrical panel and the attic. then we noticed another inspector arriving at the house next door. This inspector was from another town and we visited a little bit. It was funny that he was from the town that I had another inspection in that afternoon.

While we were visiting a lady pulled up and let us know she just sold here house a few doors down.

By the time my clients arrived ,they let me know that the house next door wasn't even up for sale until a few days ago! All of this excitement in one morning, after a long strech of no work at all has me thinking things may be picking up :)

Down sizing

I performed a lot of inspections last week, and I noticed a common theme in the reason people were buying and selling. That reason was down sizing. With the current economy, some found that they were living beyond their means and needed a smaller more efficient home.Some had a bigger home used for raising a family,and now do not need the empty nest. I am glad to see the activity in the industry, especially in the typically slow holiday season.

"You don't need an inspection on this house"

My last four clients have told me that the Realtor told them "you don't need an inspection on this house".

Are they crazy or just trying to make a quick buck at the clients expense. It turned out that all of these properties had considerable issues. This seems somewhat unethical for a Realtor to advise a buyer. I know times are tough but, a conscience has to be worth something. I am glad my clients decided to have it done anyway, and I hope this trend of bad advise from unethical Realtors stops.

7. Clean mold off hard surfaces with water and detergent, and dry completely. Absorbent materials that are moldy (such as carpeting and ceiling tiles) may need to be replaced.
8. Prevent condensation. Reduce the potential for condensation on cold surfaces (i.e., windows, piping, exterior walls, roof and floors) by adding insulation.
9. In areas where there is a perpetual moisture problem, do not install carpeting.
10. Molds can be found almost anywhere; they can grow on virtually any substance, provided moisture is present. There are molds that can grow on wood, paper, carpet, and foods.

The number of calls for mold inspections has increased over the last couple years,here in Greeley, and it is usually managable when taken care of early.
