For this report we wanted to focus in on Friendswood Texas homes in the Regency Estates subdivision.
Currently there are no homes for sale in Regency Estates. The majority of homes in Regency Estates range in size from 1300-3,000 square feet and were built from 1981 to 1985.
July 2010 Sold Properties
In July of this year, there were 4 homes sold in the Regency Estates subdivision in Friendswood, Texas. The average sales price was $152,775 with an average days on market of 80 days. Keep in mind this is the period of time from which the home is listed until it has an accepted contract. The average dollar per foot was $88.30. The average size home was 1,730 square feet.
July 2009 Sold Properties
In July of last year, there 6 homes sold in the Regency Estates subdivision in Friendswood, Texas. The average sale was $178,983 with an average 90 day market time. The average dollar per foot was almost identical to last year at $88.32 per foot. That’s great news. The average size of those homes was 2,026 square feet. People were buying larger homes in 2009 than in 2010?

Homes for sale in Friendswood - Windsor Estates
Currently there are 6 homes for sale in Windsor Estates ranging from $269,900 to $490,000.
The Windsor Estates neighborhood in Friendswood is one of the few neighborhoods that's shown an improvement in both number of sales as well as higher prices. Through July of this year there were 8 sales of homes Windsor Estates as compared to 6 last year. The average home sold in that neighborhood this year was 334,487 while last year the average was $298,466.
Before you get too excited, keep in mind that homebuyers were buying larger homes this year for whatever reason. The average home sold had 3,733 square feet, nearly 400 feet larger than last year. What IS good news though is the higher dollar per square foot which came in at $89.60 up over three dollars from $86.64 last year.
The majority of the 202 homes in Windsor Estates were built from 1997 to 2003 with a half dozen or so that were built after that. Lot sizes range from 11,000 square feet to 17,000 square feet for most of the neighborhood. Section 3 in Windsor Estates has 18 homes and those are situated on 1+ acre lots. Most of those homes have 4,000 to nearly 6,000 square feet.

Here is what the month of July looked like for Friendswood Tx Houses . As we have always stated that as a homeowner, potential resident, potential seller, or as a real estate consultant, we think it is always important to know the stats about what is happening with Friendswood TX houses.
For this report we wanted to focus in on Forest Bend Real Estate in Friendswood Texas.
July 2009 Sold Properties
For the July there was 1 home sold compared to 2 last July. That home sold for $90,000, and was a foreclosed home with just under 1,700 square feet. There were 2 homes sold last July in Forest Bend, one for $124k and the other for $132k. The average market time for those two homes was 32 days. Homes for sale in Friendswood are definitely staying on the market longer this year. Prices continue to hold fairly strong in the sub $200k market while those in higher markets are seeing a softening of prices.
Currently there are 15 homes for sale in Forest Bend ranging from 1300-1700 square feet and priced from $89,000 to $129,900.
Forest Bend is served by the Clear Creek Independent School District (school started today some I'm sure there are some less than happy kiddos!)

Currently there are 10 homes for sale in Autumn Lakes in Friendswood Texas. Those homes range from 2,262 square feet to 4,208 square feet. Most of the homes in Autumn Lakes have 3 or 4 bedrooms 2 to 3 baths with a few larger homes that have 5 or 6 bedrooms and 3.5 or even 4 baths. Lots sizes mostly range from 7,800 to 9,000 square feet. Autumn Creek is served by the Clear Creek ISD and enjoys a lower than normal property tax rate of $2.8%
The average sales price in the first two quarters of this year was $257,078 (actually that is through 7/31/10 of this year) and the average dollar per foot of homes sold in Autumn Creek was $78.09 making it one of the less expensive communities in which to buy a newer home in the Friendswood area. 15 homes sold this year of which 12 of those were new construction by Brighton Homes. Brighton Homes is known for offering it's purchasers lots of square footage for the money. Previous builders included Kimball Hills and the now defunct Royce Homes.
The now defunct Royce Homes built a major portion of the homes in Autumn Creek before going belly up in 2009. In fact, there is a foreclosure available there that looks like it was never lived in (don't quote me on that!) but you can check it out here at Autumn Creek Foreclosure. It's priced at $71 per square foot and might be worth checking out if you're looking for a nearly new home.
