Two Huge Events this Saturday!
Frisco Family Fun Ride. July 25th, this Saturday from 10am to Noon at Frisco Square. The ride is FREE, held on a very safe route with lots of vendors and attractions. Myself and other members of the Frisco Cycling Club will be on hand offering helmet fit and other safety tips. Come join us as we can always use extra volunteers (please let me know if you plan to attend and help or ride).
See the Tour de France on the big screen. Come to Lochrann's Irish Pub and Eatery this Saturday, right after the Fun Ride and see the riders of the Tour on the big screen at Lochrann's from Noon to 2pm. An event of the Frisco Cycling Club but open to all. This is the big stage, finish Mont Ventoux.

Do you think that the last day of the month is the best day to close on your home purchase? It may not be true. Closing on the last day does not allow for any unforeseen circumstances. What about selling a home in the morning and buying one that afternoon? Very common but boy is that one a gamble. Let me illustrate this by relating a true story.
A client of mine was closing the sale of their home at one Title Company in the morning. Immediately following that closing they were to go to a second title company to complete the purchase of their new home. A problem developed when the folks buying my client's home could not get their loan papers to the title company on time. We were set for a Thursday closing. We moved it to Friday and still no papers. We moved it yet again to Monday but still no papers. We finally heard on Tuesday that the client was officially withdrawing their offer due to their inability to arrange financing. They went through three different lenders with no success (wish they would have called me).
What that did was leave my clients high and dry. Without the sale of their present home, they were unable to close on their new home and were forced to withdraw their contract.
So now you have a couple with three children and a fourth on the way in a house that is completely packed up ready to move. They must now unpack and prepare their house to be relisted for sale. They must also decide whether or not to go through with the purchase of that new home and try to handle two mortgage payments or to wait and see if their present home sells quickly and avoid the double mortgage.
Remember, I am a Mortgage Broker, not a Realtor, so I what I tell you is of my opinion and you should always trust the advice of your Agent!
What most lenders will tell you is that closing both homes on the same day is normal and it should always be done that way. I would like people to consider closing on the sale of their house on a Monday or Tuesday. Then negotiate a 'lease back agreement'; this simply means that you would lease the home you just sold from the new owners for two days. You would then close on your new home on Wednesday or Thursday of the week before the end of the month. This gives you ample time for the proceeds of the sale to reach your bank; it also makes sure you have time to gather all of the documentation you need for the next closing. Should anything go wrong with the sale of your home, you now have a few day window to work out any problems. It also enables you to leave your home intact until the sale is final....then you can pack up your house.
Again, I am a Broker and am not paid to give you real-estate advice; a Realtor is, so this is just my opinion.
New board members of the Frisco Cycling Club were introduced at the last club meeting which was held at the Frisco Superdrome. Board members represent a cross section of all different levels of the cycling community in Frisco. It was discussed that FCC members have become aware of more cyclists on the streets of Frisco. Also, membership in the club has increased lately. We now have more than 100 members in and around the city of Frisco. Some members feel that this might be at least in part due to the new signage throughout the city. There will be more about the signs later in this article.
The meeting was a brainstorming session, reviewing the club's beginning and plans for its future. A majority of those in attendance expressed interest in the club providing more time for socialization between members. It was suggested that club rides end with a group breakfast or snack instead of all just scattering in different directions. There was talk about an evening ride which would end at a local establishment where adult beverages are served. Would you ride your bicycle more if there was a social component?
The meeting continued with an update on the club's involvement with the City of Frisco.
Frisco has a reworked Hike and Bike Master Plan posted on their web site which shows the 'Greenway Trails' design. It is a system of wide sidewalks that will connect most if not all of the subdivisions so that riders will not be forced onto busy streets. The goal of the plan is to encourage more bicycle riding in Frisco. My family lives in west Frisco and I have always wanted to take my boys in their bicycle trailer to places other than our neighborhood but the family rule is 'No Busy Streets in the Bike Trailer'! And, since we are still a growing city, many of the areas have not yet been developed and do not have sidewalks installed so there is no alternative to the street.
The Frisco Cycling Club was invited to participate in meetings with a committee in revamping the Master Plan. We were able to highlight roads throughout our city that we felt were appropriate roads for cyclists today and how the growth of the city would impact those roads in years to come. Our input included a request for three feet of extra pavement on the side of those roads wherever possible. Although that was less than we wanted it is a work in progress and, as our club continues to be active in the Frisco community, we hope that the city will take note of the fact that cycling is a great means of transportation and that the more people we have on bicycles, the less cars we have on our roads. There is an initiative in every city in the country to reduce their emissions. If emissions are kept below a certain point, they will continue to receive funding at a federal level. If their levels go above that point, funding is cut off. So every city, especially those in the North Texas area, are quickly recognizing that multi-use transportation, i.e., bicycling and walking, are desirable for their communities.
There is an idea called 'The Mile - 3 Mile'. They recommend putting a pin on the location of your house and draw a circle around it both one mile out and 3 miles out. Their goal is to have everyone make trips within that one or three mile radius by foot or bicycle only and leave the car parked. I say that the Frisco City Council and its Parks and Recreation Department are well on the way to making that happen for our city.
We then discussed the 300 new Share the Road and Bicycle Route signs that have been placed throughout our city. Our members are to be congratulated for the hard work they have done in the last year supporting the plan for the signs. We began with the Planning and Zoning Department, then on to the Council where it was passed. Now with the adoption of that plan, the Parks and Recreation Department has almost completed the installation of the signs. Since our members desire more social activities within our club, we are considering a 'Tour D'Sign' throughout the city of Frisco.
I hope that you will stay active and involved with your city, participate in city boards and committees as you are able and know what plans are being considered. We are pleased that the city of Frisco now has a go-to place for information about cycling in Frisco - and that's the Frisco Cycling Club.

Tankard Fellowship is coming up this Tuesday the 14th. Held at Lochrann's Irish Pub and Eatery with an 8:30pm start time. Simple goal, spend time with your family then come out and have some manly conversations with other Christian men.

Tankard Fellowship is a Monthly men's event held on the 2nd Tuesday with an 8:30pm start time at Lochrann's Irish Pub. The idea is simple, Christian men connecting over a pint. It started in June, 2008.
Frisco Sunrise Rotary: We meet at 7:30am each Tuesday morning at Randy's Steakhouse and our speaker this week is Mike Simpson, Executive Director for the Arts of Collin County.
Also, we will be joined by Marvin Jolly, the Assistant Governor of our district. He will be joining us to talk about the upcoming visit by new DG Dave McSpadden on July 28th as well as to talk about Honored Guest Day.
